Various factors.
Overburdened justice system, legal bottlenecks, delay tactics by parties. However, from experience,where both parties clear things from the onset, there's less likelihood of friction and room for misunderstanding.

Find a way to communicate with your landlord tell him you got his several messages. Tell him you'll be leaving in February ending (even if you want to leave by Jan ending).

Also, tell him you don't want to owe him before you leave. He won't ask you to pay for the full year, you'll pay for only the time you'll be spending there. If you do that, you shouldn't have problems.

If he refuses, then you'll treat him as an unreasonable person. There's something you would do that you won't pay anything before you leave in Jan ending.

What constitute threat in the txt message from ur landlord? This is a mere notice to u. You r a very arrogant and wicked person. U don't expect to stay in someone apartment and be thinking of engaging him in fisticuffs. From ur post u have exposed truly d kind of a person u r to the whole world. Rather than engage ur landlord, be polite and talk to him responsibly, he will listen.
Well I wish to disagree with you a bit. It is wine thing to threaten, it is another thin to feel threatened. The OP feels threatened and we can't take that from him.
Secondly, the message is subtly threatening, there is a contract between the two of them and therefore there is some form of relationship. The message didn't show any of such, it was like a landlord from a position of power and authority talking to an insignificant other.
The frequency of the messages as well is threatening and could be taken as a form of subtle threat.. Receiving a message like this on a daily basis is enough to disturb even the most resilient.

So, I'm trying to figure out how easy it is not to issue a quit notice before 'throwing one's things out'huh It's no longer a law or what?

If in parts of Lagos covered by the Lagos State Tenancy Law, once the tenancy has expired by reason of time, the tenant is entitled to only seven days Notice of intention to recover premises. It's in the Tenancy Law 2011, but most tenants don't know and that's what puts them in trouble.

By implication, the landlord is wrong for collecting annual rent as against monthly on the one hand. On the second hand, 7 days per month will give you roughly 3 months if you pay per annum. So I guess intent to recover and the vacation of the property by the tenant should enjoy the 3 months grace.

I am not a lawyer and I have no deep understanding of the law, I'm just trying to be logical here. The people of the books may help out please

Wrong.
The Tenancy Law does not recommend one form of tenancy over another. Annual tenancies are the most common particularly for residential properties.

So, going by your analogy, if someone enters a lease for 3 years, he's entitled to 18 months quit notice?
You want a tenant to pay for 12 months and enjoy 3 months free?

For annual tenancies, once your rent hasn't expired, you're entitled to 6 months quit notice. If it's expired, the tenant gets 7 days.

Lool most tenants and even landlords don't know this, you will see a tenant owing some months rent and still expect to be given a six month notice.


I have seen tenants that will deliberately not pay simply because they want to force the landlord to give them a quit notice thinking they will be entitled to a six month notice again.

There are a lot of evil people our there who's aim is to cheat.

I have someone who had a troublesome tenant who vandalised the house and threatened other occupants. Before the tenancy expired, the landlord was apprehensive, I told him to cool down. The tenant was saying he was going to stay there indefinitely if he doesn't get 6 months notice.

I told the landlord to calm down and wait for the rent to expire. Before the rent expired, I wrote the tenant that his rent had increased from 2M to 24M per annum. The tenant thought it was a joke, but once his rent expired, he was served with a letter of intention to recover premises.

Immediately the 7 days expired, the landlord took the tenant to court. One of the reliefs claimed by the landlord was that the court should order the tenant to pay rent for rent for the extra time spent in the house at the new rate. The implication was that the tenant would pay per extra month what he was paying per annum before.

Sometimes, bad people try to oppress good people through using the Law. It's left for good people to use the Law to protect themselves also.
