Hello guys, I need your honest advice/contribution. I purchased a land close to my school in the south for a few years now and would love to develop it. Building a student hostel is my preference. But I live abroad and have a job. I really do not have anyone to help me through it. I have decided to take one full month leave from work and get things done. But i need some advice from engineers in the house. At what level do you think 7.5 million can go should i start the project. Ideal i would prefer a 10-12 self contain bungalow. If possible, would it be alright to finish at least 6 part of self contain and rent it out thereby using the money to complete others. This is a new year and money in the bank is paining me. I need to start making good use of money than storing it in the bank. I am a lady in her 20's. Please matured advice only. Thank you. 1 Like |

I am a building contractor based in owerri imo state. That money go a long way or may even finish 12 rooms self con with proper planning and guide. I can help you in this project, by guiding you on what and how to do it. You will be buying materials yourself, paying labour yourself. That money will go a long way in completing your building. I am a building contractor based in owerri, i have constructed many hostels in nekede futo side. If you are guided properly, you will rent this house b4 going back. You need professionals to help with it, like what the engineer based in owerri said, the first thing to note is what is the size of the land, then what type of soil is the land, then you need an architect to design for you and a quantity surveyor to cost it for you. Then the owerri engineer will supervise for you. If you need an architect and a quantity surveyor just whatsapp me or bleep me on 07051805606. The location of the site actually matters, since it's close to an institution and in the south, the cost of materials have sky rocketed but I can assure you that 6-7m will do. Survey and evaluation needs be carried out for proper estimation. I reside in the in warri. |

Chichi12345: 7.5millions will go along way but depends on the following: . The nature of the soil: swamp area will take reasonable amount of money to sand fill . The nature of materials you plan to use: you dont need to use expensive materials but high quality materials for example Nigeria iron door instead of Turkey door . If you can supervise the work by yourself or have somebody with you that can help in costing and identity good quality materials. For example you can be billed for like 2million for roofing the house and the same roofing job can be done with 1.5millions from another vendor/contractor . Market survey: Ask questions don't just release money as workers on site demand . Never give them impression that you have money to settle all the request. All the best. 1 Like |

Chichi12345: Hmmm, good investment decision. 7.5 million for 10 self con...... that is 750k per one. Yes, it is possible depending on the type of materials you want to use, type of finishes you want to apply and most importantly the prudence of the contractor. Note the price of materials are going up almost daily so do it as soon as possible and do make sure you get a trust worthy person in - charge. |

dear dont let anyone decieve you or any contractor lied to you. 7.5million will build a suitable 4bedroom which I personally have done under my own supervision. a self contain will have a sitting room a room 2 toilets 1 kitchen and 7.5million will struggle to finish 3 of that no matter how you manage the money..coz you will do the tiles .exclude pop ...even if its pvc. .roofing will take upto 1.8m for the 3 self con if built separately.blocks .plastering. home equipments wiring borehole and other expenses.its east to raise a building but finishing is more difficult and costly than you think.save enough money or start small small |

Chichi12345: I'm currently undertaking a similar project for 11 self contained rooms in the South and based on my experience I think you will go very far even more than the 6 rooms you expect to complete. Project 2m from foundation to lintel, 2m for roofing ( if you are using Cameroon zinc) 3.5 will go a long way in finishing the rooms ( like 350k per room: 100k protector and windows; 50k tiling; 40k Nigerian iron door, 100k plastering, flooring, wiring, fittings, 60k miscellaneous) This is just a rough estimate but you see it can be done. Chichi, I know you have more than that money for the project. You only put that amount to know people's opinion and you've gotten it. So kick start your project. And I wouldn't mind you not to come home and supervise the Project. What is in hand is called this, what is far away is called that. You can call on me for the electrification if the need be. It's possible I built a 12 room self contain around a school in 2016 and didn't spend up to that amount.( 6.8m, land purchase and survey fee inclusive) So your 7.5m should do taking into consideration land money is already out of it. I also took time to record each and everything bought and paid for, from the land purchase to the very last thing done.
