Why not use a float switch? There will be no water leakage from the tank. The only water you will deal with is rain water. OR

Some houses in an estate on the island roof their tank, that is, you won't see the tank outside. They use float switches to regulate pumping and discharging of water.

Oga @spyder880 might not be able to use it for a commercial building though because of maintenance issues.
Yes its a commercial property, and tenants can be carefree most times.

Take a look at the picture.

If you are looking to place your water tank on your roof, this is best practice for good water pressure. You elevate the tank stand a meter or two above ceiling level to harvest gravity.

If you just decked the ceiling and place the tank at ceiling level, the upper floors will suffer water pressure as the lower floors will suck it all up. The upper floors will get pressure only if the tank is full. Once the tank is half full, no pressure upstairs.

A useful read for me when I was designing my house. Could be useful for others too.

http://lifeedited.com/residential-behavioral-architecture-101/

"Residential Behavioral Architecture 101

The activity on this floor, which measures around roughly 1000 sq ft, is concentrated almost exclusively in three rooms: The dining, kitchen and family rooms; the latter room’s activity focused around the TV and computer. We estimate that around 400 or so square feet of those 1000 are actually used with any regularity."

This information is so well suited to those of us looking to build or actually building a retirement home. You are looking to retire, and then you design and actually build a sprawling 6 bedroom duplex with additional 2 or 3 bedroom 'boys quarter'.

I mean we've retired with possibly all the kids 'gone' leaving us with the wifey. Now how many of those space do we actually need? Take another look at the attached picture; there's a good spacious kitchen dinner already, why a dining room in addition? Some designs will have a visitor's parlour, proper parlour, family room and kids play room. Haba.

Yes, we should incorporate behavioral achitecture in our design.

In my case, this study was paramount during my design stage hence, "A useful read for me when I was designing my house."

For me specifically, I am merely "early retiring" from American corporate life, it is not like I am going to Nigeria to die or give up on life but to start the next stage of my life. "I" built exactly what "I" need for me, my family and guests. In fact, I reduced the footprint of my main house grin

Others mileage may, and probably should vary. But yes everyone should consider how they will use their homes (flow) and how much home they really need.

I have used tiles in the past, and even melted tar to provide a water leak proof surface, but I am looking at something new for this current work I am doing. I am exploring a method called "felting" this is a way of using rubber felt to spread and stick over the tank base act as a waterproof membrane sealing the tank base floor.
well-done bros, if there is something I dread most nowadays is water tank on roof slab. Whatever you use as water proof will require periodic maintenance. Tiles is the worst, ordinary shining the floor with pure cement is lot better than tiles. I have had to break off tiles somewhere and do ordinary shinning and the problem solved.
I also had an experience whereby there was a growth of plants and lot of sand sediments blocking the drain pipe and then leaking starts. well my best advice for people now is have your separate Tank Stand.

The 'felting' you are referring to is the common method used for flat roofing in the UK when people build extensions, lofts and garages. Obviously it is water proof and durable, though not as durable as thatched roofing with slates, roofing tiles, roofing sheets etc. But you still have the issue of accessing the tanks for maintenance, and installing a ladder outside to reach the tank might not be practical aesthetically and security wise. An idea might be to construct the tank stand above where the stairs are, and build stairs (internally) to a trap door leading to the tank stand.

A highly effective method is to seal the concrete with a concrete sealer. This will prevent water damage and penetration leading to algea growth. But the thing with this method is you need to introduce the sealer during the concrete mix and continue to seal the surface once a year. This is the maintenance costs we are talking about.

A lot of parameters to consider, from nature of land and taste of client, e.tc,e.tc.
Minimum 3M per unit.
Maximum 6M per unit.

Will prefabricated stairs sell in Nigeria? there'll also be delivery of the prefabricated , I really think this idea will speed up building process in Nigeria. I'm also thinking of building wooden closets too .
Yes it should because all the new pedestrian bridge we have in Lagos now are precast.

Wooden closet instead of concrete . just build the exterior of the house with concrete within a few days and and use wooden walls to partition the rooms inside . this my method will be popularized in Nigeria and will speed up the building process. The interior partition will be either by wood or thin concrete sheets with the door already attached . . everything will be delivered to client . what do you think?
Will it be termites free because the kind of ants we have in Nigeria did there training in Jupiter and can be terrible at eating woods
