Think of where your generator will be located is there a seperate generator house ?
Where is your guest toilet

There is going to be a window by the dinning that leads to the kitchen veranda. Guest toilet is on the other side of the building close to the ante room. The Gen house is located outside.

He said stamping is different from registration.
That registration should be around 50k.
Pls, advice.
He's to draw a two bedroom and a mini flat.

I think every state and LGA has their own price, so it would be wise to state ur location at least LGA so that those in the KNOW would respond!

50k will not be the only thing you'll need for approval. I think that 50k is only meant for the building assessment.

I have no issue with d 30k for drawing & stamping as it depends on d architect. My worry is if d building approval will fly for 50k...There are many fees attached to building plan approval. It is likely to cost a little bit above 100k for bungalow. I will advise u handle d approval yourself, so u don't experience what maverick experienced in the hands of brabus couple of years back.

Aesthetics / Beauty - Duplex trumps all, followed by Penthouse. Penthouse gives you an area of the house where you can be 'outside' the house, yet be 'inside' the house at the same time.

Safety/Security - Duplex is safer but having a Penthouse gives you the 'exclusive use' of an area of the building where you can 'do and undo' as you feel. grin Having a 'small party' for inner-most circle in the Penthouse area, is my favourite past-time

Visibility - Duplex allows you better visibility of your environment due to height above ground, compared to Bungalow but Penthouse is even better.

Space - Penthouse are usually small in size (just for exclusive use of the "The Don".), Duplex presents a lot of space for occupiers, Bungalows can be limited in space

Well, yo get what you pay for, as they say.
You can always build a Bungalow and let it have a penthouse on top, same with a Duplex.
Its called 'Cheating'. grin grin

It is called Slope Roof, l think.

But l think there are implications, apart from Aesthetics.



- Repairs: Easier and Cheaper to repair, than Hip Roof (Carpenter will charge you more to climb that high-incline Hip Roof)

- Wind Bearing: Winds can easily go under a Slope Roof and rip it off (due to the angle presented by the high side), compared to a hip roof with the same 'tie-down' conditions. This factor is even more pronounced when used in a Storey building

- Cost: It is cheaper to implement that Hip Roof/ send-down-the-rain. Uses lesser materials and easier to erect

- Durability - Hip Roofs generally last longer as they can make higher angle of inclination and there present faster, water-runoffs. This means the Roofing material on the Hip Roof will last longer as it will rust more slowly compared to the Slope Roof (under same conditions and materials).

Just my thoughts.

Are u very sure of this sir?
Is this recommendation from a carpenter or engineer or architect?
2 x 4inches that is 50mm x 100mm for rafters & kingpost? I doubt...
I can only use this size of wood for structs.
I will only use 2 x 3 for purlins & nothing else.

There are standard of wood sizes to use for different roof members according to my architect friend. Just that often times carpenters tend to use what is available & to cut cost in order to make gains.

Daboomb, making sense since 1460 AD, I like your choice of words and analysis, and you said you only had standard 3 education, I disagree with you on that because a standard 3 student can't write the way you do, I won't mind to have a penthouse in the future cool

Rafters........2x6
Struts..........2x4
Tie beam.....2x6
Wall plate....3x4
Nogging. .....2x2 or 2x3


There are a couple of manipulation where 2x4 can be used in place of 2x6 but that's given the instance where you're short of 10 pcs or less and the 2x4 sizes are quite thick than the regular .

It possible the building approval is 50k it all depends on the l * b *h of the building. Although if it Lagos it not possible.

The beat you can do is get the drawing and move to the town planning office then get your assessment and other required documents to process the approval. Which includes your survey, title document, tax, passport etc.

Just my thoughts.

Bros the slope roof bears wind than any other roof as it even more advisable for high rise building. If you check most of the town houses they use this more because of the height of the building.
