I was on facebook yesterday when I read from a supposed real estate investor or agent that properties with "This house is not for sale" are actually for sale and he boasted that he has bought a few for some clients.

Please what is your take on this? Have you ever been able to buy or sell a property with such inscription on it?

it's a two way thing, it is either to prevent some people from buying from some particular members of the family or it is not for sale.
you only buy this kind of house when you have plenty money to dash out because you should either be ready to buy the house twice or ready to face court issues.

The Agent is very correct.

This reminds us of the inscription we saw recently somewhere in Lagos on a bungalow which read
"THIS HOUSE IS NOT FOR SALE, BEWARE OF 419, ESPECIALLY MY SON, Chukwudi"!!
This is exactly the way we saw it, no tribalistic undertone in it at all, as you guys know we are always against TRIBALISM!
Only the good Lord knows the story behind that inscription!

Nor be Nigeria we dey...those houses u see those inscription's on it is probably a family house and one person from the family is trying to claim sole ownership of it...if u know ur way well,just meet the individual and settle some other aggrieved family members.. them go carry all the house documents give u sharp sharp.

please stay away from such properties because what is written on the wall will be use against you later

I believe if you have direct contact with the owner or the direct agent who communicates with the owner and not another agent, then its a lot safer. anything apart from that, just avoid it to save yourself unnecessary heartbreak.

If you see that inscriptions on a particular property and someone is trying to sell it to you, please tell the person to first of all clean that inscriptions from the property before any discussion. Or else run without looking back.

A house that is not for sale is not for sale. It need no inscription. The only reason this house get unscripted on is dispute may already exist and the owners may not want you to deal with the wrong person.

Only a real owner can boldly put such inscription.

It's now left for you to take the hint and dig well. In the end he may or may not sell it.

IT MEANS NOTHING! whether or not its written on the property, u must still cough out some money, pay the right lawyers and estate professionals to do thorough check and investigation before u initiate any payment on any property. u cant do it on your own. if the sellers are dubious, they can equally take down that painting or warning notice. also note , that this warning sign inst on a building up for sale, doesnt mean there isnt any dubious intention or legal issues underneath. just pay the right professionals and pray to God most especially when buying non-titled or family properties. just my 2kobo

Actually, I have bought a house and sold same with the inscription on it (with its valid papers intact) without any qualms.

It means someone or some persons are trying to sell the house in a sketchy way. Its either the unnamed has sold it or the unaware has wasted money either way time would tell but its BEST to keep off to avoid stories that touch

This is what I have noticed.

If you see any house with this kind of inscription, just know that there is a serious disagreement between family members.

Either on how much to sell the house, the sharing formula or one want to sell while the other doesn't.

95% of the time, they will end up selling it.

Is a Scam. When they see a land or house that has being abandon for a long time. They go there and put up the 'this property is not for sale' sign with their phone numbers to see if the real owners of the properties will call them. If nobody called for like a year to lay claim to the property they will forge document for the property and sell it.
