I would like to find out the current going price for a 3 bedroom Flat in Dolphin Estate, Ikoyi. We have a few properties which we would in future want to put on the market up for sale. Thanks.

Rentage ranges btw 350,000-500,000 per annum cos some houses are fitted with some extras by the owners.

That amount x 2yrs (350,000-500,000) will fetch me my own house in a less expensive location and the 7m-8m is enough to get a fantastic structure and a nice ride.

At the same Dolphin estate some agent recently offered me a BQ (small bedroom+small sitting room with toilet, bath, kitchen and store) for N300,000 per annum. There was nothing fantastic about the house and it was not a new house.

When I see somebody say a 3 bedroom in Dolphin goes for N350,000-N500,000 p.a I wonder who the estate thought he was trying to be fast with.

I did not go for the BQ. Not worth it

@funloving: don't get your stuff mixed up. The BQ's in dolphin are the servants quarters for the 4-bedroom duplexes. The duplexes themselves go for between 1.2m to 2m, so you can imagine what the BQ's lease value will be - like 30% of that value.

The Dolphin flats, on the other hand, are a low-cost extension of the existing dolphin estate, and they are arranged six flats (of 2-3 small bedrooms) in one building, with approximately seven buildings per street. These are the ones that go for 300k to 500k per annum.

The residents of the duplexes look down on the ones living in the flats because they resemble the "housing projects" in some states in the US, Just as the residents of VGC look down on Dolphin residents because Dolphin estate is older and is falling into a state of disrepair (flooding problems, busted pavement, electricity wahala etc)

I live in Dolphin, so I know.

Ok, can someone please give me the correct price of: i. The 3 Bedroom Flats; ii. The 4 Bedroom Duplexes. We have 3 flats and 3 duplexes and I would like to put them on the market for sale when I visit Lagos next year December. Somebody please?

@Wandungu: I dont know the sales prices, but dont you think a lease might pay you off better? Most of the people who live in Dolphin actually lease (read: rent) the buildings, and 50% of them are companies or organisations.

You were not being swindled d estate agent was honest with you a B.Q actually goes for 300k p.a
Most houses in dolphin are old (all above 13years). The high sales price/lease is not for Dolphin Estate's aesthetic value it is simply cos of its location and security (Until Funsho Williams' Death). You can easily access most parts of lagos from Dolphin easily. Nothing special about the place, believe me apart from easy accessibility and reasonable amount of security (still) nothing really. terrible electricity supply most Duplexes have no water supply they either buy or create their own. I genuinely live in Dolphin Estate trust me I know.

Don't mean to be rude but you don't seem to stay in Dolphin Estate, Ijeh your desricption fits the Dolphin estate in Adeniji Adele, Lagos Island. Dolphin Estate flats are made up of 5 streets of 8no. 3-bedroom flats not 6 and each street has an average of 14 blocks with the last street comprising of about 15-23 blocks of 8no. 2-bedroom flats.
Also most of the houses are privately owned not leased as you said. Many occupants in Dolphin own their houses. They got the property as compensation for the old low-cost housing estate (Jakande era) which were demolished in the early 90's. Most others do buy believe me they buy(There is mad money in Naira country). The price of property in Dolphin got high as a result of surroundindg property (Osbourne, Abacha estate) which are quite more expensive.

The price for the 4-bedroom duplexes starts from 25million bucks. If you wanna sell/let out, I suggest you get an estate manager you know and can trust to help you with your pricing the duplexes sometimes go for as high as 36million. I genuinely live in Dolphin been here for more than 10years. The choice is yours to make. As I posted before 3-bedroom flats go for 7-8 million.

Sorry usalawu, I DO live in Dolphin (abi Obalende/Ijeh has changed location?). The house i live in was leased(maybe i should have used the word rented) from the owner for approximately 2m per year. Maybe my estimate of the street lenght is shaky, i didnt actually count them (I'm sure you live in the flats cheesy ) But i sure do know that the true owners of the houses in Dolphin mostly dont live there - they let out their duplexes or flats. An a large number of the residents of the duplexes are actually companies, expatriates or "big men" - who can afford the rates. I am sure you can corroborate my story on the flooding and the messed up roads - have you seen the Main Gate after heavy rain, or that "river" before the police post roundabout (after the HFP way junction)?

Sorry then (my bad). I stay on Eti-osa so u know , Well on the ownership/rent issue most still own their houses and live in them I happen to be 1. Moved in 1993 (Then the 4-bedroom duplex sold for 9million) so I know quite a lot about the estate having been there so long man. Well security is still good. Access to most parts of Lagos is good, road networking within d area is fair but Electricity is TERRIBLE u must have a gen or 2 to enjoy living here.

so getting a permanent flat in Dolphin estate cost 7-8 million Naira. that is not much i can afford that but i heard Electricity Wahala, that one fit change my mind oooo.

I don't think the flats are a good place to live, it looks too crowded for 8 million, and its too close to obalende, sure dont want no hoodlums, scallywags and rogues around.

As far as I am concerned, the the flats section of dolphin estate is a slum. It is an over estimated place to live.
