Seeing Nnewi from the air shows how much we must do serious town planning for the city.

On the bolded, this is my response to another poster that raised the same point on the anambra thread.

"Nnewi, just like awka was never intended to be a city in the first place. It’s a village that rapidly urbanized.

The advantage awka has over Nnewi is that it is the state capital.

But if you study awka through google maps, you will see that it still has pockets of disorganized settlements and brown roof buildings.

In China, where there are no land rights, the communists just kick out the villagers and knock down their old ugly buildings. Then sell the land to private developers but in Nigeria private or community ownership of land is recognized it’s becoming a very big obstacle to proper urban planning. The only solution is for state government to create a mechanism for purchasing private lands in urban areas and selling the land to investors for development."

Doing that in Anambra will bring an end to APGA leadership in Anambra state. The best option is what the government is doing currently by designating some areas in Awka for planned residential estate just like the Ngozika phase 2 (and other upcoming estates around there) and other planned estates in Isiagu known as new Awka. It wont be easy relocating the indigeneous residents just as similar thing happened in Calabar during the time of Donal Duke, he simply developed Calabar municipal leaving the indegenous residents in Calabar south.

there is nothing really we can do.

I know igbo population is maybe 25 million highest. Forget naija inflated census.

SE is maybe 10 times larger than istanbul...and istanbul has about 15 million people.

Plus SE is inside the larger Nigerian land mass. We have enough land.

So we are good.

I think you misunderstood my main point. I never said government should take the land by force. I said that government should purchase those private lands with a fair price and sell it to investors to develop it to modern standards. .

let's take it this way. Lagos is the smallest state in Nigeria with a landmass of slightly over 3,500 sqkm of which water covers about 30% of the landmass thereby further reducing the landmass of the state to about 3,000 sqkm. Lagos is the most populated state in Africa, has the highest number of companies, headquarters, factories, financial institutions and residential houses in West Africa when compared to other states, houses Africa's largest refinery and tomato processing plant, working on the lekki free trade zone, building 2 new seaports in Lekki and Badagry to add to the existing Apapa port, has the busiest airport in Nigeria, receives the most foreign visitors in Nigeria, investing in agriculture etc. All these things are in Lagos with its small landmass and yet, the state has not run out of landmass in many areas of the state like Epe, Badagry, Agege, Ikorodu, Ajah, Mile 2, Ikotun, Lekki etc.
The south-east has a landmass of over 29,500 sqkm with an estimated population of over 20 million people. Now, compare the SE to Lagos and tell me if the SE is not big enough for 4 times the total population of the Igbo race?

Raker300 did not do justice with those drone shots of Nnewi. Next time you visit ask of Umuanuka community Otolo nnewi near Dr. Ifeanyi Uba's house. Okpuno egbu Umudim, Uru industrial estate, Our lady of assumption cathedral, areas around Maria Regina comprehensive school. There are numerous other areas that showcases the stupendous wealth of Nnewi indigenes. Close to the Stadium you could have captured the Beverly Hills Hotel. Please go back and do justice to Nnewi by taking more aesthetically pleasing pictures.

You're right! As the Town with the highest concentration of millionaires in the country, i'm sure it wouldn't lack for better looking drone shots than the ones shown.

But this is a private effort. Ordinarily the unimaginative and visionless authorities or bodies concerned (ie- relevant state ministry in charge of tourism or investment; Nnewi local gov't; or Nnewi chamber of commerce and industry) ought to have done this without being prompted in order to sell their town better and be better placed to attract tourists, investors and other visitors! This is what you get when individuals who can't think outside the box are in charge! sad

They are hostels. Since the government who built schools are careless about students welfare, private investors are stepping in to provide decent accommodation to students who can afford it.

But, i was just wondering if there was any need to make a gate house so massive with so many rooms in a two storey building?

ya...if u travel around SE...especially in enugu and ebonyi, u will see acres and acres of fallow land just wasting away....i will say that in general, available land for housing is the least of our problems...

Land for agriculture is however another matter...cos a land needs to be arable b4 u can use for agriculture

But everywhere in a city can't be residential.
How do you create great cityscapes and wider roads if you don't knock down some structures in the old parts of towns? Esp if these old parts are in the heart of the city.

And I had already stated earlier in the past, when I was talking about Enugu that these estate models aren't the best.
I prefer the pic of that New Haven posted above than all the Heliu residences of this world. Let's create more avenues and layouts than estates

Round of applause to you. Somebody has finally gotten my point on this thread. Creating estates was never my issue but there is a very very serious need for URBAN Upgrade and Renewal.

When a village that was traditionally disorganized rapidly turns into a thriving city, there is a need for government to step in immediately. This requires that some village family lands trapped within the rapidly growing urban centers should be bought by the government to enable better urban planning. I don't know why its very hard for people to understand this.

Edit:
Once Government purchase those lands in the city, they can then mark out proper road network, drainage, and future road expansion. Then they can sell the lands to private investors to develop.

In the case of Nnewi, Awka and Ekwulobia for example, there are pockets of old village houses in the thriving and developing urban centers. These places are no longer villages and will never be again. We cannot keep running to precious wooded forests and marking out estates and destroying the environment in the name of development when our urban centers have old and disorganized village houses or settlements trapped in them.

And please don't dare tell me it is our heritage because that's the same excuse yorubas always say for Ibadan.

Ndi Igbo are in deed a great specie. (olu oyibo di mma a na ama) as we are working very hard to achieve "More" than our fathers we should not forget.

5. Generous to our brothers (needy families & communities.)

With effective personal implemention of this list we will experience rapid ethnic reformation and returns.
Such as:
1. New face of identity
2. An edge over many
3. Good Attractions
4. Formidability
5. Wealthier
6. Growth
7. Many more
To acheve this we need to practice and teach our children and wives as soon as immediately to respect, love, be original, honesty and generious to the needy. Because it all going start from home down to the streets and to the community at large. Am sure this will mean a very good start of a new PAN-IGBOISM. We need to start this practice the next minute knowing the impact it will necessitate if we have sound character self esteem among majority in igbo land and environ.

let us start teaching our children Igbo language. Igbo language is dying very fast. I am tired of meeting adults who cannot speak igbo. Igbo language will die in 5 generations if the current pace continues.

I am glad more of our people are taking the bull by the horn and providing decent commercial flats. Those types of buildings are the only hope for decent mass housing in the SE. Else slums will fill all our cities.

I have done my research on building duplexes for renting and i discovered that a 4-5 bedroom duplex might cost up tp N40 million to build. Yet you will struggle to rent it out for 1 million naira per year. While a four storey build of 8 flats will cost about N45 - 49 million to build and you will easily get N5 - N6 million per year on them. For an investor in real estate, it does not make sense to build duplexes unless you intend to live in it.

Not just that in the SE, those who can pay for duplexes already have their own, these types of buildings are the best way to get good return on your investment and help provide decent houses for working families. I hope our people continue building commercial flats, but just make sure they are in well planned estates.
