I have a land already in Ibadan and I plan to develop a four bedroom bungalow on it on the level/taste of a civil servant (no luxurious materials). How far do you think 5 million naira can take me? I will appreciate your response.

5million would get you to carcass level, with some level of finishing done.

Labour can be put on pay on what u do
Drilling bore hole instantly help reduce cost of water issues(250k) pretending on location water is very essential belief me

Depending on the condition of the land and building site, you can actually build a solid 3 or 4 bedroom bungalow.

The key to this is self management of construction (you don't need to be builder per se but its helpful to work with a seasoned bricklayer). You don't need to be Lagos Builder to construct a good bungalow, just a bricklayer will do. You will also need to purchase and monitor supplies.

You can't do this by being a check writer and you will need to be involved.

Some prices for you:

20 ton laterite = N18,000
10 ton stone dust = N28,000
10 ton sharp sand = N18,000
9" block = N170
6" block = N160
Cement = N2,500

Use pillars, use 9" blocks at the perimeter and 6" blocks for the partitions.

How finishing is what determines the final cost of building, that is what kind of paint, tiles, plumbing and so on do you want to use? Will you use pvc or pop for ceiling? Are you going to use aluminum roofing or stone coated roofing?

All these determines the final price.

But I can assure you that 5million will plaster your bungalow and do a little above that.

The extra cost now determines what kind of finishing you want. What kind of products do you want?

This means what you want is what will determine the final price even if you are the one that wants to go to the market to buy them.

In fact to save cost, you should by your materials yourself if you wish.

And yes, contact him. He will get you something based on your budget.
