Usually you'll see 2-bedrooms between 1.2M and 2.5M and 3-bedrooms between 2M and 5M depending on the area from Asokoro General Hospital, Federal Housing, to Aso Villa axis, Ecowas area. Duplex is on the high side in Asokoro especially around Ecowas axis, it ranges from 4M to 12M. Aso drive is the most expensive no wonder its the most expensive street/area in Nigeria.

You forgot to add Karu site.= self contain 350, and 2 bed rooms from around 450k to 1m

Good self con with water facility starts from 200k

even in dawaki here.... self contain in a fenced compound is around #300k upwards

First, you wont even get one-bedroom sefcon in Asokoro. You might be lucky to get a single room sefcon around Aso Villa side or Ecowas axis and those rooms are usually BQs. In Garki maybe you'll get but that his budget wont help him secure it.

The most expensive area in Abuja is Asokoro, agents and landlords hype their rents due to the steady power supply. You can be guaranteed at least 98% electricity.

In Bwari/Dutse you can get a self contain for 80,000 (water may not run in the house).

Also, one room apartment goes from 50,000-65000.

You might see in Wuse zone 3,4,5 but it would be in a shared apartment like 3bedroom or so. If you add the cost together, thats like 1.2M per year for all 3 bedrooms, i had friends who got something like that during NYSC in Zone 5 close to unique garden.
