Festac no worth that rental amount abeg

if.you don't pay, others will.

you heard that i said that it is mainly foreigners that live there. the 7th floor east or west wing (i cannot remember which one it is), is occupied mainly by Chinese.

the place belong to the UAC. I think they are also the owners of 1004 in VI.

also the house is self-serviced. it is apart from the FESTAC you know. it is more like a ''you are in the world but not of the world. it is a veryvnice place to live. the fact you don't have to go far tp get the things you need, is a big advantage. situated beside golden tulip hotel and both buildings are just infron of shoprite.

and i find it very strange that you who agree that a gheto like mpape can have houses that costs what that poster said, is finding it hard to believe some houses in certain neighbourhood can cost what they cost

FG owns 1004 initially but its been sold to individuals now. and how much do you think is the cost of 3 bedroom duplex in 1004? Bros don't let your boss deceive you, tell him to show you the receipt, the actual receipt.

Thank God you're familiar with both places, do you think that place in Festac would cost more than 1004 in VI? Because the last time i checked, there's no 14M/year apartment inside 1004 VI.

I know that compound like the back of my hand. Golden Tulip hotel and Shoprite are inside, my friend had his wedding inside the hall beside Golden Tulip. There's nothing special about that axis, the road aint even good. Probably a service apartment but then like i said 14M is not real, your boss should show us the actual receipt grin

ok. that's what he told me.

anyway, you are right about festac. but the road from the place through mega chicken to the junction is ok.

another point: you seem to think that prices of things in Nigeria are fair prices. by fair prices here, i mean prices that a due to market forces of demand and supply. if it were so, based only on demand and supply, even the houses in Asokoro, Wuse et al are over priced!

I live in one of the afore-mentioned areas and your figures are way off.

Wuse II is more expensive than Wuse not the other way round. Rent in Abuja is crazy, it's a known fact. Also you are wrong with Maitama, in 2008 I had someone live in a house for 12M/year. Maitama, Asokoro cant be 4M for the most expensive flat when a regular flat there could easily go for 2M/more.Asokoro and Apo can never be on the same rent scale.

Cost of landed property in Abuja does not tally with global trends.

Globally, cost of landed property is tied to the number of industries, population and availability of space.

The more the population, industries and Service companies in a city, the higher the cost of landed property.

The lesser the space in a highly populated city, the higher the cost of landed property in the city.

But Abuja has no industries and Service companies.
Abuja has little population.
Abuja has all the space to build.

Yet cost of landed property in Abuja is very high, often higher than in highly populated and industrialized cities of the industrialized countries.

Fact is: cost of landed property is fraudulent.

Gbam. There is really something wrong with this country Nigeria.

I observed same worrying trend. Could it be tied to the Politics going on...since it is the seat of power in Nigeria

actually, when it comes.to the quality of houses, the Residence is a very modern house compared to 1004. you know 1004 is old architecture. the only reason 1004 costs what it costs is because of the location, and maybe because it is the famous 1004

Often times, rent is not by quality or how new the structure is, its usually by location. Most of the houses in Asokoro Federal Housing are old and they are way more expensive than the new ones in Jabi/Lugbe/Gwarimpa/Lokogoma. Location is key

@darkelf pls read this:

in Nigeria, the prices of things are NOT FAIR! if they were fair, sentiments like ''this is the federal capital'' should not factor in.

that a place is ''federal capital'' doesn't matter to a business man. all he wants is profit, and as far as i am concrened, who ever invested in those houses in the high brow areas in abuja is not making the profit he is suppose to make. this is because alot of them are empty! a business man would not like his property to be empty because he is not making anything while empty.

so he would begin to look at why they are empty in order to see how he can get them occupied. this will drive down the cost of those houses to their actual price. but this is if the person who invested in them is a true business man who invested his HARD EARNED MONEY!

like you and i know they are not actual business men who invested their own money. they are political thieves who just want to have properties in ABUJA, the federal capital. and the money they used are YOURS! so they are not losing anything if those houses remain empty because they never invested their OWN money.
