Anyway, I know someone who completed a 4 bedroom bungalow recently with 12 million. Basic standard finishes. No too much efizy.

Hope this gives you an idea.

Depends on the topography of the land but on the average, a 4-coach dpc is okay on a flat surface and area not erosion-prone. I am not an engineer but I have done many of this kind of work with engineers. You can easily assign dimension to the plan. An average room is 12feet, depending on what you want while an average toilet is 5feet also depends on you. My rough estimate assuming the rooms are 12feet, toilets 4feet and total length 44feet shows that the living room is 16feet by 20feet. We are all here to learn. This is my rough estimate. It won't cost you more than N800,000 up to dpc both materials and labour.

If I wanted a personal contact I would have stated it in the topic and also sent the plan directly..the aim of a discussion thread is to hear opinions PUBLICLY, so that everyone can see. Please let's not confuse a discussion thread with a market square!!.

No one will give you a quote for a plan that has no dimensions. The reasons are as follows:
1. Any estimates generated from this drawing as-is would be grossly off the mark and highly unreliable.
2. People went to school to study a profession whose entire income flow depends on doing for a fee, what you are requesting for free.

You have to speak to a quantity surveyor or a civil engineer to know the actual costs... If anyone gives you a price here it won't be realistic and would cloud ur sense of financial judgement.

A builder will be better

This drawing can still be revised to something more suitable. It looks like a waste of space.
Rough estimate - length x breadth = (Area) x50k.
Your choice of finishes matter.

That's 100% a quantity surveyor's job. Any professional in that field can do it anyways... You get the idea though.

What is the average development cost per square meter? lets say N30,000 - N100,000 per square meter depending on location, choice of materials etc... So if the total floor space of this floorplan is 100sqm then : N3m - N10m can do

quick rule of thumb - single swing doors are 700mm to 900mm wide. so you can import the jpeg into autocad, scale it till the door is 700mm or 900mm, and you have a drawing you can work with and lift quantities from

however, there is simply not enough information to prepare an accurate estimate for that building

you have also not provided the site plan

your structural includes foundation and that cost will vary depending on the area. if you are in a waterlogged area you will first have to evacuate and sandfill

the cost of your above ground carcass [walls, columns beams] can probably be rounded off as the materials for this are mostly the same in any build

beyond this, everything else comes down to your budget/taste
you can decide to put louvred windows and paper thin doors, or you may decide to put reflective sliding windows and solid wood doors
you may decide on nigerian tiles, or dubai tiles, or italian tilkes or terazzo
you may decide on basic plaster or pop screed
you may decide on royal paint or berger paint
you may decide on tiger pipes or henco pipes or wichtech pipes
you may decide on tin roof, aluminum roof,cellulose or stone coated

no one can give you a cost beyond your basic above ground carcass without a one one one discussion with you where your budget and taste is lined out. the house can be built for 6m , it can also be built for 20m

kindly give more info on the plan. you said floor plan, is it for foundation alone, to window level or roofing? what kind of roofing? even if it's foundation alone, what type of foundation do you have in mind.

IMO, the entrances should be swapped. Visitors shouldn't enter the front lobby and have full access to all the rooms. The back entrance looks more secure and would make the house more modern. Cheers.

Now you want us to help you further your act by not involving a QS.. this is how you guys go about building soon-to-collapse houses.

Too much talk here, guy get 15 tons of granite, 2 trips of sand, 44 pieces of 12mm rods I assume there will be parapet, if get 1800 blocks ,for the workmanship you can handle that yourself, for cement start with 50 bags. Note this quotation is good to go if the propose site is a dry land not swamp ok.

You will need an architect to develop this plan in line with an existing and valid site plan.
Since its a bungalow, you wouldnt need structural drawing or too detailed bill of qauntity.

Before foundation estimates can be done, basic information such as type of foundation I.e pile, raft, strip or pad should be given. Cost of foundation very widely with type of foundation. Now after knowing the type of foundation, preliminary estimate can be done based on information on past project in the area
