I got into property investing just because of this simple idea. Im glad you are taking this lane too. I currently do this on a smaller scale as well. Now here comes the question some may be scared to ask:

Is This Open to All Nigerians or Easternerhuh

Mind you am asking because I was discouraged from participating in your earlier Estate initiative. Im a Nigerian and believe we are one nation and any Nigerian can invest in any area but I was shocked to the amount of friends and families that dislike venture in the Eastern states; it was an eye opener that our generations still reason that way.

Therefore, address this issue once for the house and God bless Nigeria

The venture is open to everyone, even non Nigerians. I believe that investing is a venture that has no boundaries, anywhere money could be made, I won't hesitate to move my capital there in expectation of higher income. And yes, people from outside the east bought some lands in my last estates. Nigeria is a great country.

Right there, is exactly the reason Igbos are different from the rest.
In reality, no part of Nigeria has been made conducive for non indigenes. It is those who have an undying spirit of entrepreneurship who go to those places and create an environment that would make business boom.

Absolutely nothing from the info released by Spyder880 gave any hint that a non Igbo is exempted from buying plots from those estates. Same way an Igbo man will see investment opportunities in any part of the country, and jump headlong into it.
Mindset is what set us apart. There are non Igbos who have this attitude as well. Never miss out because of fear.

Our plan is to treat this foundation with water today. We plan to bring in water tankers and soak the foundation with water to sink in the loose soils from this filling. We will then compact the foundation and plan to cast the DPC by tomorrow.

I searched for lands in an area of Enugu where flats are always fully occupied because of the peaceful nature of the city. I landed in a part of Nike and bought a piece of land measuring about 558 square meters. This plot of land has a valid certificate of occupancy signed by Enugu state government. I have paid all the land agents that took me to this land. I also paid the lawyers that prepared the agreement of transfer.

I met the members of the community and paid them for other fees like community development levy, youths fees, and change of ownership.

I have approached the government and paid the statutory fees for the approval of a building development in Enugu. I have settled fees of ECTDA (capital territory), ESWAMA and the local government development levy in two places. I have original receipts for all of these payments, except for the land agents.

SUMMARY OF EXPENSES SO FAR.

1. Cost of land N6,500,000.00
2. Land agents N325,000
3. Lawyers N30,000
4. Notary public N10,000
5. Community development levy N50,000
6. Youths executives levy N50,000
7. Change of ownership N150,000
8. ESWAMA fees N30,000
9. Capital territory (ECTDA) N250,000
10. Local government, all other approvals N241,250
11. Fence works N576,000 so far.
12. 2 gates for each side of this house N170,000 each, total of N340,000
Goodmorning how are the tenants/owners going to park their cars as 558 square meters is very small for the project being undertaken? Kindly advise

In smaller buildings of many tenants occupying same house, studies have revealed that most of the tenants renting smaller spaces might not own a car. These are mostly younger people still moving up in life, they are not the average middle class family where the people are established.

However, we think this compound can park 10 cars.
