One can be merciful and give more time but there are some tenants that are frustrating and are ready not to pay but want to live in a free apartment, yet they will owe nepa, water, lawma and security money join. I don't have time for that when Lagos State mediation centre dey.. worst he go use 6months but at last he will pack out

Just joking.
Contact one of this charge and bail lawyers. They know how they do it, they will just sue him to court without serving him. On the hearing date, they will arrange for someone that will stand as the debtor and will plead guilty to all charges. The judge will give judgment and u will proceed to the place immediately to effect the judgement. Try this and thank me later.

Some tenants get craze oo.

To build now is not a joke. The cost of Land,foundation, blocks, roofing, ties, sliding window, burglary doors, finishing are huge. If you have property outside Lagos, pH, abuja and kano, you can not get your returns back after 30yrs.

The only advantage is that at old age, you can have some returns to keep body, soul and spirit.

Get a lawyer and tell him to backdate whatever he plan to serve them. Wicked people everywhere

Also, if I walk into the office of one? Do I pay for the service, i.e would the lawyer demand money(I mean I'm I suppose to pay etc)

I've never conversed with a lawyer before, nor do I know how they operate...

i have tenants that are owing me for three years now. the worst is, they are even giving birth in mine house. the rest is 70k ohh. its a room and parlor self contain. i dont have the tenants time yet, when i do, i will deal with them. i have atleast 6 of them owing me rest. mine advice, dont even bother building a house for rent in Ikorodu Lagos State. Imagine the same room and parlor self contain they are paing 90k for now, mine tenants are paying 500k for same room and parlor self contain in shomolu. tenants are cheats. except them know say you be area boy or you be Army, they will not mess with you.

Where is your location? Its important because people from certain location are really difficult and dangerous to handle.
Back to the matter, I had the same issues with a tenant in 2017, I went to the Court and issued him 7 days notice which was served by the Court.
He came and pleaded to make a deal with me, I agreed and gave him some time to pay off, but before the time he packed out without my notice and left.
The court had to issue him another notice to payoff his debt or risk loosing his properties like his car and other valuables.
He got scared and started paying small small. Never mind, I made it clear by my action to the court guys that they have their cut in the money, that was how they were the ones mounting pressure on him until my money was recovered.
They seriously wanted seizing his belongings which I had to stop them.
So just try the court and see, if he's not a dubious person, hell get scared on seeing court papers

My friend took a duplex in vgc
The landlord was a builder. He builds houses in lekki and sells them. And we were solar power installers. My friend went into a contract with this man to power his three houses for a price. They agrees he will pay when he has sold the houses. But it was taking too long to sell, then they agreed that my friend will move into his house for the amount he was supposed to pay.

It was a five bedroom duplex and my friend was owing me 400k at the time. So he said I could take one room for the money he owed me.

Along the line we became lonely in the compound. It was too big for us, so we decided to sublet the other rooms, the bq and the gate house because the landlord wasn't around. I was the one who provided the agent and the agent brought tenants. We did our best interviewing the proposed tenants to be sure they were all good guys.

Unluckily for us, the lady who took the bq who said she was doing her MSC in unilag and had a boutique, turned out to be prostitute. She was virtually turning the compound to an attraction site for men. And news reached the landlord that his property has been converted to another use. He then came with a document they signed. Dude didn't see the part where subletting was not allowed.

It was a police case. We were ordered to refund all the tenants and evacuate the facility. Our water bill in vgc was accumulating because a pipe was leaking.

The landlord locked the gates of the house one morning with police while we were inside. Later they allowed us come put but not with any thing of ours pending when we paid the accumulated water bill.

I had all I had acquired in Lagos inside that house. Laptop, inverter, TV air cooler all my clothes and even documents for a land I was paying instalments for.

When I left there empty handed, I was distraught. No where to begin. I even slept in cell because some tenants arrested us. It took over two years before I got money again to go pay that boll and get my things. But then when I called him. He said someone else took the house and he cannot account for the things that were inside. I just counted my losses and moved on with life.

If ur in Lagos go to Lagos State mediation center in any Local govt council
U won't spend any money and he will be evacuated in a matter of weeks!

Your house is carrying bad luck and people around your house are also bad luck how are we going to live in someone’s house and I can’t be able to pay house rent that is bad oooo I will find way to run. Cut the light remove the roof is the best option just tell them that you want to renovate your house and if it’s upstairs people in ground floor just two load of sands will do it block everywhere.... Since his tenancy expired in 2018, you don't need to serve him a quit notice.

All you need to do is serve him a 7-day notice (technically known as the 7 Days Notice to Recover Premises) informing the tenant of your intention to recover your property.

The 7-day notice starts reading on the day after you served it.

For instance, if you serve your tenant the 7-day notice today, you start counting the days from tomorrow.

If after the 7-day notice and the tenant is still occupying your property, then you would need a lawyer to help you institute an action against the tenant in any magistrate or high court in your jurisdiction.

That is, the said court must be or cover the area in which your property is situated.

Calm yourself down. I'm not a landlord YET. But I have a colleague who is a lawyer so he knows the law. He had to go extreme with his his tenants. Because they were troublesome, refused to pay rent and disturbed other tenants.
Go to court now. As long as the court ha nor ruled they will stay in your house for free. And knowing Nigeria, who knows how long the court will delay

This is very wrong to to especially with one that know the law, I will make you pay if you did this to me.

I know a lawyer who did this exact thing. You have a right to renovate your house upon giving the tenants notice.

If you are in Lagos. Go straight to Alausa and ask for the Justice Building or Department ,you will be sorted out without any penny.

Haha spend money to fix a problem o. I know a landlord who did this to his troublesome tenants. Funny the tenant was a policeman, but landlord na lawyer so policeman calmly move out

The law does not delay when it comes to civil matters such as debts.

Let him follow the proper procedures.

if you are based in Lagos take him to citizen mediation but most case usually favour tenants

The best you can do, give notice of maintenance then remove the windows, toilet seats and disconnect the water system..

Please don't take laws into your hands, because the law tilts more in favour of tenants. get a lawyer to Give him quit notice if his a yearly tenant If the tenant is on yearly payment, it is 6 months notice that u'll give him and it will start counting frm d day you served him d notice irrespective of how many months he has not paid.

Once the quit notice has been filed validly for 6 months, any day over that 6 months notice means the tenant is holding over that property illegally and he no longer becomes a tenant but a tenant at sufferance and from there onward you dont need to issue him a quit notice again but an OWNERS INTENTION TO RECOVER PREMISES in 7 DAYS And from there onwards the tenant practically has no defence legally when the matter will be filed at the rent tribunal nearest to you.

Tops with all the adjournment within 3 to 5 months the court balliffs will personally come to serve them to eject them of the premises compulsorily.

Let me give you a summary of what you should do .Serve him the statutory notices ie 7 days and one month,then file a suit for recovery of premises at the nearest magistrate court.

Once the case comes up tell the court you are handling the case yourself,enter witness box and tell the court what the man did and the order you are seeking from them.The bailiff will then enter the box and tell the court that he served the man but he didn't come .The court will then grant you the order you are seeking.You will take the judgement copy and go to the bailiff and pay them for policemen.

The policemen and the bailiffs will go to the man's house one early morning, break his house and pack all his properties to the court premises. I hope you learnt something today from this. Goodluck

If you based in Lagos If its Lagos, go through the human right activist section of the state government. They have many outlets in each local government in the state. They'll charge a fee of #8,000 and would handled the cases

I have a similar case. The tenant in question paid 1yr advance and haven't renewed 7 months and counting. Does the tenant qualify as an annual tenant and due for 6 months notice?

eldest bro is based in another state, in two years he's came once but always issue threats on the phone(phone threats epp nobody)

And he has mandated me to make sure everything was upto date, whenever he calls and I give him updates he told me to take necessary measures already...

I have spoken with the tenants in question a couple of time, I also try to make a deal with him about clearing his 2018 rent, we not even talking 2019, but 18...

For the past 2 weeks he is evasive and yesterday he broke the camel's back by referring me to talk to his wife blah blah, I just felt he thought I could do nothing and eldest bro will just issue non- binding threats as usual....


I have scourge online and I have written a "quit notice" letter, however I do not know the steps to take, do I serve him in person? Or through a lawyer(I don't have one) or I can't even serve him at all, but I want something done today or nothing will be done at all... He is not the only tenants owing 2018, and I feel I will send a clear messages to other tenants owing with my actions or steps taken....

I need some useful help, the care of the house is entrusted to me, not by choice tho, but cuz I currently reside here...
Get a lawyer ASAP and instruct the lawyer to serve him a Notice To Quit through the courts. It's a long process, but the earlier you start the better. Also have it in mind that it may drag on in court for a long time.

Is he capable of paying or things not well with him? If he doesn't have, give him more time.
