Pls note, you CANNOT use d NHF to buy land. If you are going or opting for d BUILD option, You must have your land with a C of O or Certificate of Occupancy before applying. Regards Mrs Adeleye |

AdornHomes:@Adornhomes, U are welcome. Let me also info u that when it was #5m, people used to pay between 50-70k as gratification to speed up the process, and within 3-4months they were paid 50% of their entitlements. Some later got the balance 50% after about 6months, while others didnt get theirs. I would like to know if u know have any connections in this regards. Tanx! |

Introducing FMBN Having started operations in 1956 as Nigerian Building Society, the Federal Mortgage Bank of Nigeria (FMBN) is the first operator in the Nigeria's formal institutional mortgage lending sector. The Bank thus has a history of retail, supervisory, regulatory and wholesale activities in the country's mortgage industry. The funding vehicle for its wholesale mortgage lending is the National Housing Trust Fund (NHTF). As the fallout of housing reforms started in 2002, the FMBN is now re-organized to perform mainly secondary mortgage and capital market operations. The NHF Fund's Mission The National Housing Fund was established by Decree No.3 of 1992 to facilitate the continuous flow of low-cost funds for long term investment in housing for the benefit of all Nigerians. The Management of fund The major users of our services are NHTF contributors, home loan originators (mainly PMIs and universal banks), housing estate developers (Private Developers, Housing Corporations, Housing Cooperatives) and institutional investors. Who is to Contribute? The Fund is to be subscribed by mandatory contributions as prescribed in the Decree - Any Nigerian earning an income of N3,OOO:OO and above per annum should contribute 2.5 percent of his or her basic monthly salary or income to the Fund. If you are self-employed or you own your own business, whether as a trader, artisan, professional, or business person, etc., you are expected to contribute to the Fund. How to Contribute Registration: All potential contributors to the Fund are to be registered by FMBN. Payment of Contribution: Following your registration with the Fund, your employer is expected to deduct 2.5 percent from your salary monthly and remit to FMBN. Remittance of Contributions: Employers must deduct the appropriate amount of contribution from the salary of every worker registered with the Fund, and remit same promptly to FMBN. Benefits of the Scheme Housing Loan: The pool of contributions is to provide housing loan for every Nigerian at relatively low rate of interest. To borrow from the Fund you must be a contributor. Fixed Rate of Interest: The interest rate applicable at the time you take the loan will remain fixed until the loan is fully repaid. Regards, From the FMBN website. |

A member with an existing calamity loan may avail of another calamity loan, provided that his total calamity loan availment does not exceed P10,000. The outstanding balance of any earlier calamity loan will not be deducted from his new loan. |

The Repayment Term of the NHF is 30 years compared to 4 - 10 years for mortgages in Nigeria. It will make the monthly mortgage amount to be very low. Thanks |
