It's the pop cement ( gypsum) used.
It hardens by hydration same way garri would soak up little water, swollen and bunch up together unless water pass garri.
When there's fire, the pop releases this water of hydration gradually making it a bit difficult for flame to spread across its surface.

Guys, I came across a sliding window made with PVC frames instead of the regular aluminium and was told it has been making inroads for a while now as a substitute to the high-end Tower or Thick imported profiles.

Does anyone have experience using casement or sliding windows made with PVC?

PVC is what I use in the USA. I haven't used it yet in Nigeria due to cost since it's not commonly used here. I did get an estimate from on here with an outfit in Abuja some years back.

PVC is quieter, seals better and has better eco footprint.

I can't speak for the seemingly lack of lintel here.

Sorry to say sir, this plan is worst! No single room is cross ventilated. Its not condusive for living!

Question 1) Please please when moulding blocks(solid blocks), how many bags of cement will go with a trip of sand? The engineer said 18bags of cement for a trip of sand and he is moulding 1 cement = 38 blocks. I just want to confirm I am not being cheated.

Question 2) How many blocks will be needed to raise this plan to lintel level?

The engineer changed the plan, brought the guest toilet out and some crazy adjustments..

Question 3) Do you think it is right for guest toilet door to be outside?

The plan is okay. Increase the window width of the Kitchen of the flats. It is also essential bedrooms have cross ventilation.

On the average of 2500 blocks. The position of the guest toilet is not a bad one. You are good to go with the plan.

the height should be at least 35ft and the H channel used should be 6by4. So the cost should be around 650 to 800k. Depending on what you agree on, you should provide the cement, sand and gravel for the foundation but every other thing is on the welder. That's how I work though bi don't know about others.


PS all these are preliminary costs sir. The land and how level the land is will determine final price.
