Your concrete is poured on the nylon So you can't put nylon without concrete.

Though I hate it when people bring designs here for criticism, before an architect does a design for his/her client, he must have debriefed such client, advised and designed what suites the site.
We shouldn't be bothering ourselves on what has already been done.
For clients who bring designs here for criticism, it is not easy to get a precise design, most lands can not accommodate what some Clients want without tampering with other features.
None the less, let's all consult professionals in our dealings. It's importanta.

Over the years we’ve seen many quackery. From sinking houses, builders being robbed, missing pillars, misaligned pillars, non ventilated architectural plans, etc

Allow people to do their due diligence in whatever way that satisfies them.

Bringing an architectural plan up for criticism is not bad and not a slight upon the architect.

This is a highly personal design and I can guess so done to suit how YOU want to live or retire.

This is not a STANDARD design so critiquing the design is just academic as I don't know your personal life chances and circumstances.

However going academic, why two kitchens? This is one of the reasons I think this is a personal design. It is uncommon to have two kitchens or kitchenette in a home.

Now the Master bedroom downstairs? Another personal design probably future planning for old age (retirement) when climbing stairs up and down will be difficult. IF this is the case, why not build a superb bungalow instead. What's the point of having a glorious home and you can't access all areas for whatever reasons?

So it is a five bedroom duplex, but with seven toilets? I don't know. But I think we (Nigerians) are obsessed with toilets. Toilets, toilets everywhere at all coners. The danger of this is not to cross that fine line of wanting to create a warm home and end up creating a cold impersonal hotel suits.

Overall, for me the design has too many walls, too many tight conners leading to some dark spaces with little natural light. The flow could be better. But that's me talking with zero information of how you want to live and the things you have experienced in your journey through life. These are the things that influence how we design our homes. Our journey through life.

If you have asked to critique a rental property, the story would be different. But a personal home? All I can say is the design is very achievable structurally.

I’m building my second retirement home and it’s a duplex. For safety nothing beats a duplex. As far as getting upstairs in old age that’s what stair lifts are for

I'm back with my feedback and it's 5 STARS for Adedward.
We had no physical meeting from start to finish but I got updates and pictures as the job progressed. He delivered a perfect job and right on time too.
Adedward (A & S Aluminium Company) is highly recommended.

Oh nice! Yes, I am aware they were working there last week and have now finished. She invited me over to have a look but somehow that didn't work out, our place is just around you there so i may still stop by.

One of reasons I am (or was) considering the chemical option is that it is a total package that caters for all all areas in the building that is prone to water seepage - roof slab/gutter, parapet walls, bathroom, terrace, balconies

To the best of my knowledge, i have not seen felt applicable to the bathroom or other tight spots prone to wetness inside the build. I may be wrong tho.

@Abolarin91 @jabolo @saydfact Thank you all for insights and contribution. If/when you use felt for the roof, how do you protect other internal wet areas like the bathroom? or it's a non-issue for you.

Personally, I would advice you to go with 3 sisters , the second picture you posted is actually the roof top terrace of my site at ikate , they are currently working there .. I have used bituminous felt severally and it’s not reliable.. 3 sisters 100%

My experience was with felt on a flat roof so non-issue for me, and for millions of others, I guess.

I'm curious about your bathroom enquiry though. Seems a salesperson is on overdrive here.

I'm consoling myself that I understand the draft drawing but I'm truly struggling understanding it. Is the draft ONE unit or TWO units. What's confusing me is your naming the bedrooms bedroom 1, bedroom 2 and Master's bedroom making it look like ONE unit.

But the more I look at the draft what I see is one unit of self-contain and one unit of two bedrooms. So I'm confused on what to critique.

But I can say a few things either way. The supposed self contain, the lobby will be dark, very dark. One can't use that lobby without any form of light. Solution: introduce a window.

Both units, (that is if the draft is for two units) have just one external door. Health and safety dictates two external doors if achievable. It is achievable on this draft.

Fire safety dictates bedrooms should not share party walls with kitchens as a minimum. So the two bedrooms unit kitchen may not share party wall with the supposed self contain bedroom.

To be honest, it's a tight squeeze and it is a good draft open to one or two finetuning. Well done.
