A prestigious daughter of this forum is selling her property, reason unknown but can we deduce that it wasn't worth the hype. My brothers and sisters, that money is your hard earned money, don't do copy and paste investment, what works for A might not work for B. I keep saying "man know thyself". At the end we deserve peace of mind go for what will give you good sleep.

How do you mean? The investment could have achieved its purpose or outlived its usefulness.

Investors are dynamic, people sell other investments to buy real estate, people also sell real estates to buy other investments.

The person selling is right, the person buying is also right

We've built a family tree on this thread, nobody can scam anyone of us.

How can 4units of 3bedrooms all ensuit property in a prime area sitting on 1121sqm with C of O be sold for 20m?
Yearly rent valued at almost 2m.

Maybe the person meant to sell him 3bedroom flat sha!

I thought as much. Land alone in that area is about N7 million per plot. So, the storey building is N13 million?

Too many scammers in land business in Nigeria.

Ok, cool by me, only asking folks to look very well before the leap. It's not ALWAYS what it seems.

Help a friend, am lendng 10m at 10% to a colleague and am only asking for cheques written on my name for the 3 instalments he wish to pay back. My query is if those cheques are enough security.

Romedelled at a cost, may I announce that remodeling is sometimes more expensive than building a new house. It will help us if we understand motives of buying houses. Prestige is definitely not an investment.
stop limiting your self ....prestige is an investment in show biz business and entertainment industry....why do u think eko hotel hall is book for 10m per events and customers are charged 10 k per seat but in less prestigious location same size for 500k ......the old houses are not remodel but demolished to the floor to build mini mall , night club, service apartments, morden car wash , shopping centre......brother u need to move out of that village

There's no even vacant land available in the area except one buys an Uncompleted building and if there's any, a plot is over #13m talkless of 4units of 3beds on 2plots very close to Arishekole's house, few minutes drive to the airport. Bashorun is in the heart of IB. You can navigate anywhere in ibadan easily from bashorun.

You need additional security. You need an agreement to that effect. You might need a lawyer to draw up an agreement, which will be registered and deposited with the nearest high court
.Do you have to go this route?...

Why can't you direct him to the nearest bank or loan him an amount you can decide to write off eg 500k or any amount you are comfortable with

Bro, that village has been sustaining me for over 40years financially and health wise. I can turn the village down now. Of you demolish a building in my village, it cost money, property was bought at a cost, you now rebuild at a cost, please how much is that? So next you advise one to buy a building, tell him all these so he doesn't calculate cost only on price tag of the house..

Put legal angle into it. Separate friendship from the leading (loan) deal. Just a suggestion!

Thanks, doing a rethink though a close colleague and I know his worth and expectations within the year. Those 3 cheques are on dates we expect such amount.

People can be funny, someone who is also capable urgently needed a loan of N1 million last year July.

I gave him a loan of 500k, when I told him I could only afford 500k he told me to forget it. But I was surprised when he was ready to manage the 500k, and promised to pay back in December 2019.

Up till now, the loan is yet to be paid back.

I will advise you to tell the guy to get the loan from staff cooperative society. Don't be surprised to find out that your friend has gotten loans from the bank, cooperative society and other people.
This is the easiest time for any credit worthy person to get a loan from the bank

At the end of day he will have to decide if he wants his money back and end the friendship or write off the money in order to maintain the friendship

Friendship and loan non de work, you are sure to loose both of them at the end of the day, yet sometimes it is hard to say no.

Akin, I didn't post it to object or to spoil his bidding. I posted it for him not to get scammed by unknown because I am the owner and that's the only agent I gave the property to manage the adverts. The asking price is clearly stated on his jiji page and the company webs.

Kind regards!

In an ideal society, cheques are good securities for loans. However in Nigeria, where the cheque is returned unpaid, you still have to spend money for criminal prosecution. Some intentionally give you cheques to buy time. I would advise you ask for guarantors and document the relationship
