Please I need your feedbacks on a Kobo Kobo project I intend on start towards the end of this year, it's a story unit of one bedroom flat on a 30/25ft land, I've also attached a copy of the intended building plan.

I'll really appreciate all your inputs, observations and will really be grateful if anyone can help me with a QS if possible, the project is in the northern part of the country, soil is hard and stable.

I must say it's really been worth the while reading through the first page to the present of this magnificent thread, the the time and selfless efforts made by the various experts here in dishing out valuable information to followers of the thread is exceedingly beyond comprehension.

So finally we let go the site engineer after several attempt to restore peace between my dad and him, he(my dad) accused the engineer of trying to frustrate him because he didn’t give the avenue for the engineer to rip him off and when I got to hear from the engineer’s side of the story he said my dad started behaving this way to him ever since he brought his QS to site who happens to be his childhood friend and he(the engineer) said the QS is going behind his back to condemn his work to my dad which I feel is just an overreaction from him ...
And the reason we had to bring in the QS in the first place is because the engineer barely even have time to come to the site because he’s working for a company , all he just does is come to site once a while to supervise the work and see if the workers did what he asked of them to do.
Well it’s a long story, but to cut it short . The QS who happens to have about 30+ yrs of experience(which could be true because I see he’s actually good at his QS thing) is now working together with my dad to continue but still I feel I need the presence of an engineer to do supervision and I want to ask , is it advisable if I should get another site engineer and at this point? And if I can should I just pay the engineer per day since I don’t think I would be needing him to be present everyday just some selected days where it’s important ,like to do the slab, column ,roofing and main works like that.
Please I need your suggestion as we are already at the stage where we will soon need to cast the slab.

Please don't neglect professional input. I am a Quantity Surveyor and every professional has inputs in a project. If your Dad is not ok with the current engineer and every effort to make peace prove abortive, you can go for another engineer, but in all, pls dont neglect professional input

But at rotech building concept
We have another way of making this cast -in-situ
Concrete facial VERY CHEAP now by using Already made STEEL MOULD this will eliminate the PLANK by 90pec bcs we will still use few plank for the round top BEAM.

This will reduce your quotation by HALVE, YES and at the time taking to do it is also lesser

To cap it all you don’t need to plaster the parapet again bcs the final process will comes out neat.

Pics attached are the one we did for some
Member here in diff location.

We did it for the mini flat at the back of the duplex here in the pics

I'm happy for you my brother. I still believe there are people with integrity on this forum, despite my unfortunate experience with that fraudster called hsl-broker. He's now claiming he was kidnapped. First his dad died, then COVID19, after that he was in the hospital, now he was kidnapped.
I'm not in a hurry to go after him now. My money with him is now yielding interest daily. Dead or alive, I will get my money back with interest. He can bet on that

I promised to give my review after placing order for Aluminium windows from Adedward, for my Low budget bungalow in Abeokuta. So, today has been very eventful at my site as he's presently installing the windows and at the same time installing the Aluminium long span roof.
All I can say is that Adedward is a perfect gentleman. His charges are highly competitive and very flexible. I changed my windows’ design midway into the job and he tagged along.
I later contracted the Aluminium roofing job to him, as elders will say, one good turn deserves another.
More importantly, he didn’t fall sick nor go into COVID-19 self isolation after collecting my hard earned money. He delivered my job as promised, without setting his eyes on me ‘cos I’m not in Nigeria.
My review is 5 star.
Caveat: I’m just a satisfied customer sharing my experience about him. Due diligence is still very important, as it’s always being advised here.

I honestly can’t say now but I know the guy’s doors are very expensive and you have to be very patient to use his service. It takes months to get a door.

As at 2013, we paid over 200k for Bedroom Doors

I have a challenge and would like to get your professional views on it.

In the pics below, some of my windows (all facing one side of the duplex), have water patches all below the windows.

This happened both upstairs and ground floor.
The water dampness is not seen above the window and this came up during this raining season .

Any thoughts...?

Someone said it could be poor window installation.

I am lost at what to do about it as it has stalled screeding works.

I think the water is coming from the window as the rain hits the window directly. meanwhile check:

ensure your window is properly installed (there is a whole in the frame to drain water droplets out, I hope it's not installed wrongly)

you can also pour water on the window to see how the water flows.....

I personally don't see it as a rising dampness from the ground..

over to others to air their view.


check sigi for your doors, wardrobes and kitchen cabinets

Could you post the full picture of the window on the left side? The water mark seems to start from the window but didn't reach down.

It’s condensation caused by lack of good air circulation.

I guess the windows were recently installed. Always leave some windows open.

It’s good you’re seeing it now as it helps you understand the likely challenges you might face when the house is finished.

- Do not install furnitures (wardrobes, sofas etc) too close to the wall.

- Always keep your bathroom doors locked.

- Look for ways to improve airflow if you must keep the windows locked at all time. This is one reason I love having courtyard in some particular type building.

- Talk to expert painters. Ask for moisture resistant paints

I'll say, reduce the staircase width to 1800mm so you can gain a bit more space in the Kitchen and Living Room. Its a perfect studio apartment, even if you choose to leave the stairs at 2000mm.

My ONLY major concern is: THE LOCATION OF THE STORE DOOR IS A DISADVANTAGE TO THE KITCHEN AND HOW MUCH IT CAN ACCOMMODATE; the solution is to locate it in the lobby b4 the kitchen.

See attached sketch; (CYAN colour shows location of Sink and Cooker) - not possible with the present opening of the store.
