Hi, answer to your question;
1. The brick name is south Africa brick(different type e.g. Rose, utom,...), it is sold per square meter(a catorn has 52 pieces which serve as 1sqm). Check attaches picture.

Very nice innovation. I used the same for my ongoing project.

It’s very cheap, fast and easy. It eliminates unnecessary wastage.

Such steel mould is not very popular in Nigeria yet I think..... it's a better alternative to woods.....and seem a good opportunity for rental businesses.

I'll say, reduce the staircase width to 1800mm so you can gain a bit more space in the Kitchen and Living Room. Its a perfect studio apartment, even if you choose to leave the stairs at 2000mm.

My ONLY major concern is: THE LOCATION OF THE STORE DOOR IS A DISADVANTAGE TO THE KITCHEN AND HOW MUCH IT CAN ACCOMMODATE; the solution is to locate it in the lobby b4 the kitchen.

See attached sketch; (CYAN colour shows location of Sink and Cooker) - not possible with the present opening of the store.

The staircase was later reduced to 1800mm on the final plan sir, tho initially I intend on leaving the store without a door, but on second thought I think I'll need to place one where you highlighted, during the building process, or what do you think? sad

I think the water is coming from the window as the rain hits the window directly. meanwhile check:

ensure your window is properly installed (there is a whole in the frame to drain water droplets out, I hope it's not installed wrongly)

you can also pour water on the window to see how the water flows.....

I personally don't see it as a rising dampness from the ground..

over to others to air their view.


check sigi for your doors, wardrobes and kitchen cabinets

It’s condensation caused by lack of good air circulation.

I guess the windows were recently installed. Always leave some windows open.

If you say its this...how come its only affecting one side of the building?
Also one of the windows broke during installation, could that not be enough for airflow?

From the picture, there are two possible causes.
Water could collect at the hole created by the bamboo used for scaffold and it could also be that the lower part of the windowhood isn't draining water. I noticed the lower parts of the windowhoods are damp.
That side of the building is most likely the direction rain and wind face.

Can you send a sketch of the building floor plan? The other side might have a balcony, terrace etc which encourages good airflow.

Also the orientation of the building matters too. Windows should be placed north and south for optimum cross ventilation.

One broken window is not enough. You need to open windows in opposite sides.

Try leaving all the windows open and see if this stop the damp.

Casement window are fabricated to lap with the vertical, bottom and top frame, and I can see the it was done that way.

Unlike sliding window which are fabricated to move inside the bottom and top railings which always have a gap in between the railing frame and the window leave, this always have hole to drain water away.

Now since you have casement window the chance of water to drain into the inner part to the building is slim unless the window is not well fabricated.

Likely causes of the problem (dampness) in that part of the building is the HOLES on the wall.

Solution: go and patch up all the holes then let’s see the outcome result.

But at rotech building concept
We have another way of making this cast -in-situ
Concrete facial VERY CHEAP now by using Already made STEEL MOULD this will eliminate the PLANK by 90pec bcs we will still use few plank for the round top BEAM.

This will reduce your quotation by HALVE, YES and at the time taking to do it is also lesser

To cap it all you don’t need to plaster the parapet again bcs the final process will comes out neat.

We did it for the mini flat at the back of the duplex here in the pics

Looks really excessive. 1.6m for woodwork of an area less than 400sqm seem like overestimation. But then, I'm not a builder and very inexperienced so you can hold on for some other views

Which engineer rents concrete mixer 50k. How much is a concrete mixer itself? grin

Woodwork at 1.6m is crazy too.

The project is ongoing for those who want to see. It was being roofed by Tilcor

I didn’t even enter bush to buy wood. I bought premium price from the nearest sawmill.

Total Coverage: 520sqm

Hello building experts and enthusiasts.
I have a challenge and would like to get your professional views on it.

In the pics below, some of my windows (all facing one side of the duplex), have water patches all below the windows.

This happened both upstairs and ground floor.
The water dampness is not seen above the window and this came up during this raining season .

Any thoughts...?

Someone said it could be poor window installation.

I am lost at what to do about it as it has stalled screeding works.

it's error from installation sir, maybe they mistakenly turn it to other side,

120k for steptile installation of 360sqm is on the high side, even the roofing wood work.

anything over 60k for 360 you are getting legally robbed without a gun
Woodwork labor for 360 should be about 80 to 100k
Material wood area like Edo with high price for wood 500k t0 600k

over too much sir..even the wood work price self dey make me run haba too outrageous tell him to break it down one by one most especially the roofing part and put it here then it will be clear to you....it's good to compare and contrast during projects (building)but it's advisable to go for the best quality.thank you.

meanwhile you can check my thread to compare the prices cos it may shock you to hear i may roof[woodwork &other roofing materials]that building with less than 1million including labour, transportation etc.

Proffessionally bfor u can determine the type of foundation on a land especially waterlogged ,,first u need to state d numbas of intending suspended floor u want to developed on d land,,,if it a single or 2 two stories raft may b ideal but d best way to quence ur doubt is to do soil test dat will remove all.ur doubt ,,&the soil test will give accurate foundation recommendation dat d structural engineer will adopt for the structural design!

Though I do not intend to share my project pics on Nairaland but I’ll be glad to do so.

Sometimes it’s important to compare Apple with Apple.

I’ve never done roofing woodwork of any project on Nairaland with over 1 million naira. Wetin we dey build or buy �

Most times, it’s greed of the contractors that always drive up project cost.

Here’s something done with less 1 million naira. Let’s see any 1.5 million naira roofing woodwork and see if there’s any difference.
