From the picture, there are two possible causes.
Water could collect at the hole created by the bamboo used for scaffold and it could also be that the lower part of the windowhood isn't draining water. I noticed the lower parts of the windowhoods are damp.
That side of the building is most likely the direction rain and wind face.

Your point on bamboo holes seem very plausible esp wen combined with wind direction.

Most times, it’s greed of the contractors that always drive up project cost.

Here’s something done with less 1 million naira. Let’s see any 1.5 million naira roofing woodwork and see if there’s any difference.
Wetin the contractor wan buy �

U mean less than one million for everything, i mean completion of d roof with parapet?

The discrepancies in this estimates are too many.

Sandfilling = N180,000

Damp Proof Membrane (ordinary nylon) = N479,000 shocked

Investigate the person who introduced this contractor to you. S/He is an accomplice.

I didn’t even enter bush to buy wood. I bought premium price from the nearest sawmill.

Op your contractor is big thief 11million for a 4bedroom ensuite anyway i think he want to drive luxus to his village this Christmas Pls look for another contractor to give his estimates and just run for life this are type contractor bring bad name to others just because you want hit big by freuding your clients wow

Interestingly, I'm not a roofer and I really don't like taking jobs halfway but I can provide guidance and also refer my carpenters. I use the same guys for all my projects.

My project is ongoing right now. Tilcor should be rounding up by tomorrow evening.

Just like I said a week back, I'll be making use of plasterboards on the project in coming days.

@rotecch77 and @segzy14 glad u both still active on this forum.

i have a piece of land in agbara ogun state that i have abandoned for years,
upon enquiry , we found out a 2bedroom flat could rent for upto 250k in that area, so we decided to put a building.

my question now is approximately how much will it cost to build a low cost block of flats consisting of 3 flats each with 2 bedrooms, living room, kitchen i bathroom with toilet and a visitors toilet.

the land already has a soakaway, and borehole.
any ideas of how i could also achieve this with as little money as possible is welcomed.

land size is 100 by 108, but cant use 30by30 of it so the project could an L shape
