well actually it's a biggie to me that you don't even make enquires about my work.

Negotiations are norms. Let's take for instance, my cost of working for someone around me isn't same for me working afar cause I will have to factor cost of transport and other things. The most important part is that you tell me what you can pay and if it's ok for me, I will do a diligent job which you will appreciate.

The picture in question, you can choose for the legs to be 3" while another person will want something with 2". They can't be the same price sir

I have no issues with you Sir and we can't all be the same. I am sure that your business model works for you. It won't work for me.

Good luck Sir.

PS: I don't negotiate on my services and sales and it has cost me some sales I'm sure. But my business model is to have one fixed price and some of my customers appreciate that. I cater to a specific demographics.

my business model is to ensure that everyone I come across leaves happier than he or she came. So whenever you need my services, just hit me up. I will give you one fixed price which I promise will be very comparably competitive.

Hello all. Seeing the debate about interlocking and stamped concrete, I'm curious why most people don't go for landscaping and concrete for the walkway only. What are the advantages of common practices against landscaping and concrete? Water sprinklers are very cheap and DIY friendly. Looks like a no brainer to me but I'm sure I'm missing something.

Examples in the pictures below.

What you have there is what I have in mind. I am not a fan of covering the whole compound with concrete.

If I see way sef, I will grass the whole compound. Only the section where my car will park will be concrete. The walk way is going to be grass and concrete slabs at regular intervals of the walkway.

We are not used to green environment in Nigeria as we lack maintenance culture in Nigeria. People are here saying lack of time. What lack of time? Bring out 1hour on Saturday or Sunday and you will keep your lawn well mowed. I am also a core environmentalist.

Since I am on a kobo kobo budget, I have already planted coconut trees and other plants round the compound for them to be growing pending when there is money to continue with the building.

My fence is not plastered. I planted wall carpet grass and the grass have started covering the fence wall. My intention is that the whole wall will be covered green. Though it will take years to cover the whole fence. I am ready to use the long scissors to be trimming them down once in a while.

In as far as the pipe no compress and chambers were created at where necessary there will never be any reason to break sir.

Thanks.

Yeah, that issue can be easily sidestepped.

Even if one is doing interlock, T pipes can be installed in various strategic locations. I don't personally use chambers on my projects.

Totally agree with you there. Your plans are similar to mine. Although I'm at least 10 years to a build (if I ever even get to doing any build for that matter), I also plan to have trees growing and some controllable species of bamboo for fence screening years before I even start at all. I'm sure when we have a few like yours around, old common practices will change.

You can consider either raft or pile foundation.
Do soil test to be on a safer side.

This is stamped concrete, me I prefer it over interlock. Weed can not grow on this floor and it is aesthetically pleasing compare to interlock that you will be seeing weed growing at each joint.
Recently, I tried to convince someone to use stamp concrete but he said what if there is blockage in waste pipe underground, how will they rectify it(which I don't really know how to convince him).

There is a simple trick. Design your pipe network away from the stamped concrete. Cover the pipes network area with sharp sand, lay over nylon and pour over granite. It worked perfectly for me for my last project.

Yeah, I want the compound to be a mini botanic garden. I encourage people to plant trees in their compound, especially palm like and canopy-shade like trees. They will like the ambience. You can also plant vegetables. It will add a new look. After all the compound is yours .
My build is still on going but I deliberately planted maize corn in the compound. There is this satisfaction that comes from eating what you planted. grin those that grew up in the village can relate to this

I remember you posting that you have not gotten any sales from this forum. That should tell you that your modus oparandus isnt working. Your location is already a minus. How do one transport one gate from nnewi to lagos or abuja?

My brother, na small build on kobo kobo basis. Just that I love nature die. My compound before I started was waterlogged with aquatic life. You would be hearing sounds of frog and other small marine livesgrin

During foundation, I left a tiny portion of that swamp water as I would want to culture it an make it a tiny fish pond just to watch the fishes swim because that was what I met when I bought the land. I saw tiny fish fingerlins, (I hope I got the name right) and frogs. Even monitor lizards.

Chambers!
My plumber and I are still fighting over chambers. I told him I don't want chambers but he cannot imagine a house without chambers. I designed the pipe network for him to implement but he is yet to do it. He said if there is blockage how will I locate it? I said i will break d whole pipe and replace it.
He is still pondering over it. I will soon fire him.

Good afternoon nairalanders, please help me confirm if this quotation is too much for a four bedroom ensuite from foundation to roofing and plastering only

People have reacted to this already.

But this is my general advice:

If you are developing for yourself, get a material and labour schedule from a QS. The material schedule will guide you on the quantities of materials to buy. Hence, you don't bother to ask artisans for their quote of materials. Buy them yourself. Just ask them to charge for their workmanship.

The labor schedule will also be a guide to negotiate the amount charge for workmanship.

All the best

Anyway, he was arrested yesterday. He admitted that he used my money to take care of his father's burial. There's nothing in his account now, per his bank statement we obtained. I'll make sure he coughs the money.

You see that! Another addition to the lies; used the Money to take care of his father's burial. If you investigate further, you will find out his father is still alive, or died shortly after he was born. He has no single truth. This internet sef. Mere looking at him, his presentaction sends all the signal of a wretched local conman not anything near a building contractor capable of handling someone millions. I am sure if ibibioson have seen him live before, he wouldn't have advanced 300k talkless of N3m. Rogue contractor. Yet somebody ( if not him with another thread) was here attempting to whitewash him for completing a window. Is he a window fabricator??

How can this guy now recover N3m from
this rogue contractor with zero cash in his account and probably no asset. Very annoying.

We have to try to be quick in calling out fraudsters here. The worst is a wrong label may be assigned to one or two genuine contractors. But if you are a contractor here and want to avoid wrong label, ensure you cross all your T's and dot all your i's while dealing with your clients because once a complain about you comes here, and you didnt respond within 24hrs of the complaint, we will label and broadcast you a "Fraud and Rogue Contractor". No exception.

Your second point is exactly is why I settled for interlocking. If there is a plumbing problem, it will be big wahala to fix o, you have to break everything and re-concrete again. That is why there are lots of pros and cons using both method.

But eventhough we laid plastic before the interlocking, few months after we still have the weed problem. But we bought a good weed killer that we periodically sprayed on the joints, so far so good now.

So, you just have to weigh your options which you prefer.

The only issue is doing it right. We have not mastered landscaping in Nigeria. Anyone can pour concrete and stamp it but it takes a professional to design a compound. Imagine a huge compound all covered in concrete. It shouldn't be like that.
