Greetings to the elders and professionals in the house.

I've been a silent reader/follower of this ever active and informative thread. Thanks to everyone who make valuable contributions on here.

Please, I'd like to confirm if a 4 bedroom (all ensuite) bungalow could be built on 26.5ft by 120ft land in Ogun state putting into consideration the regulatory setbacks for building in the state.

Any cons, advise, recommendations?

No!
The regulatory setback requirement is 3m on all sides but front which is 6m or 9m. That's about 20ft on both sides. You won’t get govt approvals for it.

This is also good product/ system the pipe is called ENCO pipe here in Nigeria I used same same system was used in HAJJI MUFUTAU Project.
Same pipe and system used in “1004 flat” Victoria Island.
The pipe is good for both Hot and Cold water line supply

It's just that here on property section, the general bias towards contractors / Engineers is that they are "pilferers"

I guess I don’t see that here in general from my own viewpoint.

Gate Privacy Screen: Ideas needed!

Hi All

I'm currently working on an open gate design (pic 1 below) and I need some design ideas. I have an idea of what I (actually my client...) want - an open gate - but the environment requires some form of privacy.
So we agreed to screen off the open part of the gate with either translucent material, steel, decorative screen, plastic or anything nice...

What would you use if you’re the owner of this gate design and why?

My 3-bedroom building is presently at dpc level(I am doing the filling). I am seriously considering using cement stabilised bricks(mortar or mortarless, I am undecided on that yet). And i don't want to plaster both in and out. From pictures i have seen and actual construction sites visited, i realise I need to incorporate columns. I am guessing the columns are for load bearing for the roof structure. But, i do not have columns on the present structure. Do i break the necessary places and introduce the columns or it is too late? Also funds are not readily available so I am building as the funds come from savings and other means. What I am looking at is if I finally decide to go for bricks, I will suspend building and produce total bricks I need, get other materials ready for roofing and get everything done at once(laying of bricks and roofing) during a dry season. I can use the period of wait to gather all necessary materials and generally get ready. Please kindly advise. Thank you.

PS: is it colour that is added to the mortar to change the colour to the reddish brown?. If I decide on mortar as binder, I will prefer the colour to be same as the bricks and not the ash/white of normal cement( dangote/elephant etc). I just love bricks for the aesthetics.
I have about 450 9" blocks and 600 6" blocks on ground. I don't see hem as waste as I will used them to do 3 courses of blocks before completing the rest with bricks. The 6" leftovers can still be used for fencing. Thanks.

Vapor barriers (abi DPM or Nylon �) are installed to protect what is inside your house from destructive matter that can seep through the foundational floor. If a vapor barrier is not installed, water will seep into the foundation and cause a major damage to wood floors, walls, and paintings in a house.

That foundation is raft.

I think someone shared how it’s done on the block on this thread. I’ll check and share it probably make a video of how to do on my ongoing build in Ijebu Ode which perfectly fit the narrative

If 150sqm is your total roof area, that is automatically you total floor area or slightly
BUT
The tiles sqm will be higher because of your toilets and their sizes, the kitchen and it's size, the laundry room, the tiles scettings, your wall outside( no tiling works?).
So they may both be right.

I think tilers are the ones who’re normally wrong.

Wall normally takes more but get the dimensions of the room/lobby areas/bathroom to confirm who’s right or wrong between the 2.

I have 73.8m2 total wall area for 3 bathrooms with 8.44m2 total floor area.
Tiler quotes are always not totally correct.


Dimensions below:

Bath 1 - 1.2 x 3
Bath 2 - 1.2 x 3
Bath 3 - 1.2 x 1.2

buy a sheet of this pan and install. Beautiful and strong too just expensive something.

Check the two gates and you will understand what I'm talking about
