This is a beautiful door but going by the specifications, it's no bullet proof unless there's something they are not telling us.

Bullet will pierce through anything less than 3mm talk more of 1.2mm which I know is what I use to make my 18k doors. If doubt, kindly test with your life.

Oga brabus has worked with 3mm pan and I don't think he will risk his life testing the bullet proof. Before you come for my head, kindly familiarize yourself with iron guage. If you need bullet proof something, you need at least 5mm thick pan

that looks good, but how will the occupant open the window as its abit high.

although i want a big window for the toilet and bathroom becos i dont like the small windows
normally used in nigeria homes.

any idea on the cost of this project? that will determine if i build or sell the land as the location is not all that.

0.55 is expensive truely, but you still need to compare and be assure the gauge is 0.55. I think Brabus or someone in few pages talk about that gauge.

am not happy with the 3WC in my plan, i think its an overkill. how can you be renting a 2 bedroom flat
for 300k and be looking for masters ensuite and separate toilet for visitor?

My thoughts too.....some call it convenience and trendy choice but I call it irrelevant and wastage of interior space.
My former builder sold that idea to the person overseeing my project and went ahead to alter my plan by making the rooms with ensuite toilets and bath without prior information or consent.....I was furious......first, I forced him to revert it at his cost and threw him out of my site. I am not a fan of that trend.

A client may a have a request but it's the duty of the architect to let the client know the usefulness, cost, maintenance, functionality and flexibility. An experienced architect once told me never design a bedroom or garage that you cannot convert to an office or a house you can not sell in the future.
3WC and 2 bathrooms in 2 bedroom is an overkill.

I have read through all the comment about the design of the 2 bedroom apartment. Where the building is being built the rent for a 2 bedroom goes for 800k above. Presently the building is on decking stage. I believe tenants also deserve privacy. I considered a lot before I started building.

I had this in mind initially to tackle the privacy issue, but I still prefer the window removed, the space is less than 1m, sound would still pass through. I don't want to be speaking in hushed tones in my room because my neighbor might be listening and vice versa.

May be overkill but not for me, that is what is called personal choice. But in my rented houses, of course not.

I used aluminium steptiles from Bozac.
I wanted it becos I needed to harvest the rain water for home use. Also first and tower aluminum sheets were rather too expensive for me.

I think the only powdered one is considered stonedust o. I think the other one is another finer grade of granite.
I may be wrong though... the experts, please chip in.

My 2 bed was converted to a crèche. I told my agent “I’d rather use the flat for a school than have someone occupy my flats for 365 days and pay me meagre 300k (less than N1,000 per day.”

That’s just me by the way and the decision was based on the value attracted at the location where the project was done.

On the flip side, I did a multi-dwell mini flats project for a client in 2014. He has recouped all his investment as at today.
It’s 2 unit of 2 bed and 2 unit of 1 bed. 1 bed goes for 500k and 2 bed was 750k. It has all the features and conveniences.

It’s stone dust. There are levels of dust. You can’t use the fine ones for interlock production. It’ll work but it won’t be as solid.

Please help me review, critique this floor plan. A friend is currently erecting this building at the moment.. I saw the floor plan and it looks nice, I plan to consider it in the future.. but need another eyes to look it over ... not sure if I am missing anything..?

The most expensive part of any build are the kitchen, toilets and bath.

I did en-suite back in the days. I use my sense these days.

There are 2 toilets we’ve not really used in my house for almost a decade.

The configuration is 5 bed (4 ensuite) and 5 WC.
Maybe the extra features will be used some day but I’m not really sure when that gonna be. It was built when the kids were babies. In few years, they’d be in high school. In decade, they’ll be starting their own life.

Just think aloud, who does en-suite houses really benefit apart from a very large family.

This is like a pile foundation. The type of foundation depends on some factors of which the type and nature of the site is one.

If your Engr is competent and honest, you can trust is judgment/decisions.


By the way, where is the location and what is the nature of the site?

I like this submission. Most issues in design are base on personal choice and preferences. They are not sacrosanct.

Try fumigate everywhere once again(change the chemical you used) and make sure the loads you bring in is well checked(they might be hiding in some load long time ago). Try use snipper if you have not used it before...

Pls house I just moved into my place. My concern is i have killed 4 scorpions in about 2 weeks. 3 baby ones and an average size one.
I am concerned how it could be getting in.
DPC was done. Floors r tiled (except 2 toilets i ll do later)
I usually see it in the parlor and it is tiled.

How can i eradicate it?
How do i even know where they are hiding. I have swept everywhere and didn't see it.

I fumigated in August before moving in.
