Project is at finishing level now and Tilling is ongoing. One of the clients relatives is handling procurement of materials and like most clients he doesn't see the need for an engineer at the finishing stage(which is wrong), because an engineer who has an eye for interior design would do justice to a buildings interior.

I have been busy on other projects outside LAGOS, so I have not been able to monitor the project.

Oh, and why cant you explain to your client reason why it is important to monitor finishing levels. Monitor means be there every time to oversight it.

But what is wrong in getting materials themselves? Or is it a contract that you will give the client quotations from Foundation till Finishing Levels and all the client will do is just to give you all the money at once?

There's actually nothing wrong with clients getting materials themselves. Where problem starts is when the client is not onground to handle procurement themselves and they have to assign procurement to relatives.

When relatives handle procurement, in most cases they want to assume control, they want to head the project and this is when the engineer and client relatives clash.

In most cases the relative takes control and
sidelines the engineer, then the relative starts looking for avenues to make money for himself.

The only time client relatives and engineers work together without problems , is when the relative handling procurement has no moneytary gain in the project. Then both parties would work together.

I get it. Everyone seems to wanting something (money) when such things like a project is on-going.

My question is, why any engineers would not want to work with relatives? especially when they know at least one of the clients relatives will be in the picture.

I believe if any engineers doesnt like working with relatives, they should not take the contract to begin with.

Even with building construction companies, I believe a client or his/her relatives will be going to the site once a while to check how the building process is going.

As for engineers, their main objectives is to ensure the project is properly executed. How materials gets to the site shouldn't be none of their businesses. As the engineer, you have your own workers (team) that will deliver the work, your SUPERVISION FEES and all. Once all that is paid, whoever is handling the materials shouldn't be a problem. Unless if the so called engineer has his or her own monetary embezzlement agenda.

As I have mentioned in one of my previous comments, I know few people in that Estate which I believe they will have one or two relationships with the owners. I will talk to them to see what actually happened in this case.

I see no reason a client will say engineer ideas wouldnt be helpful again at the stage of that project. It does not make sense, unless if money to continue the project is the problem.

I will get back to the forum with what actually happened.

Truth is at the end of the day, if anything happens everyone would hold the engineer responsible, forgetting the client relative was involved.

IT HAS BEEN BROUGHT TO MY ATTENTION BY ONE OF THE RELATIVES YOU MENTIONED ABOVE THAT, THE ENGINEER WHO WAS IN-CHARGE UP TILL THE ROOFING LEVEL MIS-MANAGED THE PROJECT. DURING MY FINDINGS, I WAS TOLD THAT MR. RAYMONDFIRSTBORN BARELY GO TO THE SITE EVEN WHEN THE OWNER PAID HIS SUPERVISION MONEY. AGAIN, I WAS TOLD THAT, YOU ALWAYS INSTRUCT THE WORKERS TO WASTE MATERIALS SUCH AS POURING CONCRETE INTO PILLARS BLOCK HOLES, AND ALWAYS TELL THE WORKERS THAT, "THIS MONEY DEY." ABOUT THE WORKERS, I WAS INFORMED BY MY SOURCE THAT, YOU ARE USING THE SAME WORKERS WITHIN THE ESTATE WHICH THE RELATIVES HAS SAME ACCESS TO. THEY MENTIONED ABOUT GIVEN FALSE WINDOW QUOTATIONS TO EXTRACT MORE MONEY THAN USUAL FROM THE CLIENT. I WILL EXPLAIN THIS LATER.

I didn't mismanage this particular project, because I was partially in charge of labour and not involved in Procurement(materials).
The client paid worker's during casting of decking.
The client also paid the workers during blocksetting. He also handled roofing himself.


I was on-site most of the time.
Although considering I had other projects ongoing, It would be impossible to always be on the site 8hrs long. The only time I wasn't really present was during pop finishing.

Pouring materials into block holes is not a waste of material.

In situations were the blocks the owner supplied are weak blocks and are not up to standard, I can fill up the hollow in the block(this should be after other options have failed). But in this particular project I didn't fill up the blocks with concrete because there was no need for that.

WINDOW.

Let me address this, the client asked for quotation for the windows . I get a quote from the aluminum installer , I add my engineers fee to it , then send to the client. Anything wrong with that? In this particular case, after the aluminum fabricator got the first installment, he started work.

By the Time the client forwarded the next installment , prices of materials had increased.(anyone into aluminum can testify to this, between July - August - September, prices of aluminum went up.
Then the fabricator requested for more money.
80k extra to make up for increase In price of materials. Anything bad about that?

Contractors/engineers have a way of adding their fees to quotation. It's called markup.
An engineer can add a percentage for his fee to each unit of Windows what would be supplied.
Or can charge a flat rate.
But in this case percentage for markup was added for engineers fees .

Range is between 5% - %25 which is the standard around the world.
In the meantime , I would implore you to pull down the initial post you made about mismanagement, because that's wrong.

A building that I took over, and had to redesign.

Moreover this project has not stopped, I don't know who your source is and I don't know who you are . At the moment internal wall screeding is ongoing.
If I am chanced I would go to site and update this thread.
