Good morning Engineers and QS in the house.

Kindly help a sister with the estimate for this commercial build. Location is Lagos.

I need bulk pack figure for each stage of the contract.

Suggested breakdown could be:

1. Foundation/Substructure
2. Superstructure
3. Slab
4. Roofing
5. Mechanical/Electricals/Plumbing
6. *Finishing (Intetnal)
7. **External Finishing
8. Building Approval/community settlement

*Finishing includes _Windows, Doors, Burglar Bar, Borehole, Overhead tank, Ceiling, Balustrades etc._

**External Finishing includes _Septic tank, Interlocking tiles, Fence, Gate, Gatehouse..._

1. The build is sitting on a half plot.

2. This is expected to be a commercial project and ROI is key. So responsible cost cutting advice is welcome.

3. This is a crowdfunded project hence the need to clarify cost to non-technical members

Nigeria is difficult to predict man! Price increases rarely decrease, I am very sure the price will never reduce to ₦2550 we got it early October.

Hmm... the CofO is issued against the land and not the building, so it has nothing to do with residential or commercial nature of the building. It is the building permit that specifies what type of build has been approved.

THAT C/O makes it worse for you to approve.... ie the fact it's not in your name adds about 300k or more to the approval fees....

The 2m - 3m tag on the approval should be true........ Our Government are making it practically impossible to approve buildings (with multiple taxation) ALSO check the the C/O was issued for residential permit not commercial.

Testimony Time

Words fail me to express my gratitude to Gbadexy for being a shining light in the midst of the darkness I have seen from suppliers and artisans throughout my period of building my house.

I had watched and followed his comments for over two years.He supplied me basecoats and paints from lagos to Minna.He offered to share the tranportation cost with me by 50% and gave me extra base coats.
When there was a delay,he assured me of getting another supply if that one failed.When I eventually got the Painting material ,he introduced a painter who managed the paints and even developed a different colour from to give my house the uniqueness we never expected.

In the other news, they’re not working at full capacity. Sagamu is working half capacity.

C/O has EVERYTHING to do with LAND USE (residential, commercial) and it's even tied to a name - meaning if I have a C/O on a land and sell it, the new buyer CANNOT get his building approval without my help...

well I don't usually use this type of key here but it's best for wooden doors. Unless you have the tools, boring a hole to insert this key in an iron door will be somewhat rough. Another factor is that the key is probably more than 3" and that means it won't fit in the pipe.

please I need assistance

Need to get a property in lagos but the location is an issue to me.

I want a place i plan to move into within 1-3 years.

I dont fancy extreme ends of lagos irrepecstive of the direction.

i am a first timer

who can advice me on what to do?

one mind is saying i should go for an apartment, another wants me to build from scratch

wifey prefers ikorodu if we ever settle for extreme ends but for the fear of bad roads/insecurity while i prefer ibeju lekki but for the fear of flood. (both within an estate)

We both want mainland proper but lands/properties there are scarce and expensive with the issue of omonile and other fees if we eventually see where we can afford.

Can anyone advice me here?

I don't see how it's going to fit alongside the door without making it look awkward. I'm just thinking about how it will fit without being obvious

The price was never increased from the factory though. Demand and supply is the cause of increase.


This price might not go down beyond 3000/bag because we are entering construction season and demand will increase. Road construction will start too.

You should consider Ikorodu, depends on the part of Ikorodu you are considering. The road isn't that bad. There are areas with good road infrastructure + electricity, especially if you are buying land in an estate environ. Budget should be between 5 - 12m.

It wasn't just stopping production, I learnt the truck drivers stopped after they were attached during the protest and that shot up the price since demand grew and supply was scarce.

Come to Ibeju Lekki. With 3.5m to 5m you can get a plot of land in a nice location. There isn't no issue of flooding in Ibeju Lekki and the development here is at a fast pace due to the influence of Lekki-Ajah and Dangote Petrochemicals.
