I see, the colours between the tiles is lighter, doesn't seem like normal cement, probably the bond mixture or camera light reflection.

No o! That was the picture of the old tiles. We’ve removed everything.

New tiles will be installed this morning.

_______
But Oga why na? Why would you assume that picture was a finished work? grin

Yea..I paid around 3500 in Feb or so..thats almost 260% increase in price..considering I used 90 bags or so...that brings in additional cost of 540 000 Naira...Truth be told...this is not sustainable..this is hyperinflation.

At this rate how will civil servants afford decent home with their salary?
A lot of projects have stopped

But the adhesive is newly introduced into the market.

You won’t even get it in the regular market yet except maybe from few selected projects/channel partners in Lagos.

You're mixing it up.

Lekki Peninsula has always been there, belonging to LASG/NTDA.

The Sand Field you're talking about (Maroko) was demolished under Military Administrator Raji Rasaki, (1991) what we now call Oniru Estate

Lekki Peninsula is on the left, Maroko/Sand Field is on the right

From 1990-1999
Raji Rasaki (Military)
Sir Micheal Otedola (civilian)
Col Olagunsoye oyinlola (Military)
Brig Buba Marwa (Military)
Bola Tinubu (Civilian)
We both agree there is no Lekki as we know it now in 1991. Also I want to point it out that Lekki Phase 1 is old Maroko. I think Oniru estate is part Old Maroko and part Victoria Island

I have personally stopped building due to other reasons but others are still building even more so than before.

LITS allegedly carried one passenger on its inaugural trip but it will be standing room only soon.

I don’t want to sound negative but if you can stock cement at 3,000 or 3,100 now. It’s best to do so as unconfirmed source have it that the current situation is unlikely to end soon.

Projection is looking at the end of February before everything normalize.

_____
I also want to encourage people to start looking into precast elements and pre-mixed concrete.
If I have funds, that’s a business I’ll be doing right now grin

Adhesive is suitable for already flatten floors or walls, the ones we have here has waterproofing qualities to act also as a layer between the tiles/granites and the concrete wall/brick/block wall. They uses cement if the house is a heated floor system and simultaneously tiling & flooring (tiling and floor slab works goes simultaneously), cement and adhesive are available in different colour to suit your preference and tile colour, some are specially made for indoor and outdoor.
Note: modern floor heating uses slim pipes or heating element that accommodate the use of normal layer adhesive.

The only link I have is “I’m on the project and I’ll definitely know when allocation will be done.”

All you need right now is the pre-qualification form and to open account with Gateway Mortgage Bank if you’d be interested in financing the project through mortgage.

All other details are available at the Ministry of Housing, Abeokuta or you can dm for more details.

______
Is the project worthwhile?

Yes! Yes!! If nothing else, not having to worry about any document (building plan, survey, CofO, etc) makes it juicy for me.

______
People in diaspora can open Gateway Mortgage Bank account online. https://www.gatewaymortgagebankng.com/open-account

Thanks Oga Mi. A lot of my crazy ideas that were formed while I was still in the USA are now placed on back burners. First, because I don't want to play with other peoples money, just mine. And secondly, the real not online Nigerian landscape. How you guys manage to get anything done is a wonder.

Imagine giving a business plan to someone when cement was N2,500 and it's now N4K.

We need price control in this country.

but these prices will be adjusted for the next round to take into account the new cost of materials..we re seeing more than 50% price increase in building materials (more for some items e.g. pop cement) and this will invariably lead to price increase even in subsidised housing. We re nt seeing an equivalent increase in salary or earning power of Nigerians...
