Engr dam4sam, I built a bungalow without pillars at a location close to where Lafarge blasts limestone every 2 days. It’s almost 9 years now and there are no signs of visible cracks. Am I taking unnecessary risk?

My foundation though can conveniently support 3 floors. It’s 1.2m deep but no pillars and 9in sandcrete blocks were used.

KolaShangOne:

You're saying the foundation without columns will carry 3 floors. Consider the weight of three suspended floors (decking)?

n3xt:

I said my foundation can conveniently carry 3 floors. I didn’t say my foundation without columns can conveniently carry 3 floors. You added “without columns” grin

Interestingly, in the same location I have another foundation with column that’s carrying 2 floors.

The foundation without column is for bungalow.

Clearly, you dont attach much weight to your own words, do you?
The discussion was about Pillars/Columns, when as usual, you started sounding-off about building 'Cocoa House' grin without Pillars and how they blast rocks beside your house without Pillars and how it can carry three Floors/Deckings, bla, bla, bla.

When caught-out, you decided to lie and start playing with words.
Like l said, anyone who thinks he knows it all and acts like he has a solution for everything, will always end-up LYING, to justify their arrogance.
Such people cannot be trusted with anything.
Please be Calming Down, you hear?

Dem plenty.

I tell people to spend ₦50,000 on search before spending millions on buying property.

We are about buying a filling Station in Ibadan This week.

I first went to Secretariat at Agodi Gate and the search conducted revealed that the present owner Mortgaged the property to FCMB and a Legal mortgage was created.

Until he pays FCMB and there is a deed of release, if we bought the property from him, we're on our own.

That's why my client engaged me to act professional.

Don't buy any land without getting all these 3 professionals involved

1 Estate Surveyor and Valuer (Conduct search at Lands Bureau)
2. Registered land surveyor (Chart at the office of Surveyor General)
3. Lawyer (Preparation of deed of assignment)

My discipline covers all 3 mentioned above cheesy
You can call me 'trinity' grin

In the USA we have what we call Escrow Services.

Escrow will never close on a property that has unsatisfied liens (except if part of the sales is to satisfy that lien), is a government land or the property doesn't belong to the seller.

One can buy land in the USA and just leave it for decades, nothing will happen except government eminent domain and they will compensate.

This is an excellent opportunity for someone in Nigeria.

PS: The escrow companies are licensed and insured and they own the risk of satisfying any oversight on their part.

If only I have some idea what the difference will be. I'll keep digging until am able to find a side by side comparison. Thanks for your time.

We actually did this on here some years back. The prices will be all different now but the quantity should suffice to give you an idea.

You'll have to search.

Is it really worthwhile?

I’ve used it and seen it on some projects including the Amen Estate. There’s practically nothing spectacular about it tbh.
It was super cool during the build but years after I just can’t feel it anymore.

Anyway, there’s a company in Ogun state that sells good price though. I’ll share the info when I have it.

You forgot to mention property tax. The land will attract yearly property tax over 10 years will probably be the equivalent of the cost of acquisition in states like NY, CA or NJ

Tax is a given in the USA and why I didn't mention it.

Appreciation gains should negate any taxes paid. This is why I prefer California for property acquisition because we have Prop 13 which limits property tax to approximately 1%. In Texas I was paying 7% or so. There are loopholes especially in rural areas. just buy a donkey and put it their and will reduce your taxes significantly.

We construct Bio digester (Modern Sockaway)

Once you have it in place,

✔you no longer call trucks to come evacuate human waste,

✔it doesn't smell

✔it doesn't attract flies or crokroaches,

✔just a small space is needed for it,

✔it's eco-friendly

✔and doesn't contaminate the groundwater

Check my signature.

Way to go. I’m actually writing on hottest house designs and one of the materials I’ll be writing about is clay bricks.

We need to understand how to use traditional materials in unconventional ways. They’re cheaper but can create a great feature.

I've never done any maintence on the bricks for the past 10 years but again I don't know what that would be like in a tropical area like Nigeria. Maybe someone who lives in Amem estate would know.

I am sure you still use a Nokia 3310, because it is a strong phone. grin grin

Apart from the effort required, the cost of tools required, the time required(which is money, if you are engaging labour), the exposure of wired Camera to the risk of tampering (Criminals first target is to cut the Data Signal CAT 6 Cable to the Camera and your Camera becomes a decoration), Portability or the ease of moving your Camera from point to point, is also a great advantage of Wireless Camera.

There are also multiple points of failure in a Wired Camera, especially around the RJ45 Crimp point, Heat can also deform the Cable over time, breakage is possible over time, etc.
All these are avoidable with Wireless Camera and with robust Security techniques, your signals are encrypted end to end so that snoopers can curse their bad luck.
Since your Smart Phones use Bluetooth, Wifi and other wireless technologies and they are safe enough for you to use it, why would you think a wireless Camera is less Safe?

Expert agreed that wireless network are less secure than wired network. It should also be noted that a determine criminal can overcome any network no matter how secure. The recent news of the hacking of US government network is a good example.

In the case of home surveillance video one should considered one environment, budget and preference. If you have the budgets professional recommended highbred of wireless and wired network.
It is important for us to consider our situation and preference over general expert opinion in a situation where the expert did not visit your site and interview you before giving recommendation
I have a real live experience on this issue. When I decided to install surveillance cameras at my house here in US, I decided on wired network camera because I know wired is more secure than wireless. However, after I bought the cameras for about $400 I realize the cost of professional installation is about $1000 and for DIY I will have to drill holes to run the cables. I could not bring myself to drill holes on my property hence decided to go wireless. The wireless have been running for about 3 yrs without failing.

The quality of materials used. Most companies using this technology just assume once you have laterite or clay and brick producing machine, you’re good to go.

I believe if a company like HFP is producing the bricks, it’ll be made to industry standard.

It’s really sad and very bad.

The lad that I just worked on his/her drawing has engaged 2 different architects (paid 200k) and wasn’t able to get anything worthwhile from the transactions.

Most of the bricks you use here are either over-fired or under-fired hence they react to all kinds of element.

You probably would be correct. I inherited my grandfather's 1.5 bedroom mud house in my village built with red mud in late 1800 or early 1900 and it is still that red colour up to date. I decided to live the house standing to preserve history.

From Enugu with bricks, this is the house of one big man, the bricks are looking neat and fresh where it has a cover, but turning dark and ugly where its exposed to rain.
I remember that I nearly invested in this brick making machine two years ago. We have very good brick making soil in some parts of Enugu.

In my case I did detailed research beforehand in California and came prepared.

The beauty of POE is the one cable that carries audio, video and power. Additionally the camera just becomes a network device that can be used to trigger alarms or receive alarm signals to start recording.

I intend to get a 8 port kit for my main house and a POE router.

Each flat in my micro estate is getting a 4 port kit.

With wireless one still needs to run power so I don’t see the gain but I’ve seen some solar powered cameras.

On the other hand the sellers needs to be fair with prices because we certainly have options as you mentioned.

This is the breakdown on the amount I spent on the carpentry(actually it’s 70k not 80k as I earlier stated) . I had surplus remaining from the planks after they finished working.

Try to get more carpenters to give you estimates, take them to the site yourself, show them your proffered design. When bargaining the price for workmanship, slash their price because they’ll try to rip you off after all they believe you’re rich that’s why you want parapet. Don’t be in a hurry!

Bricks go well on contemporary structures when combined with other elements (like large glazed area) or when painted.

I saw one in an estate in Lagos, painted all white. The wall looked like natural stone finished wall.

Maybe one day, the price of cement will force us to up our game on the use of these alternative materials that we have in large abundance.
