Like l said, most people catch-up very, very late, when it comes to modern, cutting-edge technology.
Up till now, l still hear people express fear about 5G technology and how it will fry their balls, when some countries have already launched 6G! grin

Are you sure you are not confusing WiFi 6 with 6G? 6G technology is still more or less in development . No country have launch 6G. Most countries have not completed the roll out of 5G

Hello guys

Pls if you know much about interlocking, kindly give out some tips. Things are tight right now and I want good quality for this job.

My interlocking man told me he will collect 2,800 per sqm . Few red and Black color, and the rest will be regular white.
Also he said he will mix granite to it. Is this a good deal and how can I monitor him to make sure he uses quality materials throughout.?

He told there are 2 types of molding style , 4sqm is what most people use in the house while 3sqm is for roads.then he said , he will do 4sqm molding style for me . Is this right?

Pls give me suggestions and ideas cos I don’t want him to cheat me because I want quality job.

1. I can’t say much about his pricing. Pricing is location dependent.

2. He’s right about using few reds and blacks for demarcation and spotting but that’s fast becoming old school. Note: coloured pigments are expensive.

3. It’s not bad to add granite if he understands how to mix the aggregates correctly. I cannot guarantee that can be achieved with manual mix (hand mix which is what will be used) unless they’re using a mortar mixer (which is 98% unlikely).
If you get good StoneDust for the job, you’ll have great stones.

4. The only way to monitor him is to agree on the quantity of production per day. If the total coverage are of the project is 500sqm, agree with him to do 50sqm per day. I can give you exactly the qty of materials that’ll be required for this including the number of hours 2 mason will achieve it and the number of moulds required.

5. I’m not sure I understand what he’s saying here on the molding style. If it’s about the mould sizes, I think he’s wrong it.
There are more than 3 sizes of mould. The common types are 6cm and 8cm (thickness). 6cm is good for residential while 8cmand above is good for areas with large traffic (road, public parks etc).

If you’re sure he’s talking about doing 4sqm for you, I think I understand why he wanted to add granite, it’s just to make the stones weighty. We don’t do up to 4sqm if you want quality stones. It’s between 3.2sqm - 3.6sqm per bag of cement depending.

From Enugu with bricks, this is the house of one big man, the bricks are looking neat and fresh where it has a cover, but turning dark and ugly where its exposed to rain.
I remember that I nearly invested in this brick making machine two years ago. We have very good brick making soil in some parts of Enugu.

Did you work on this project? Can this brick be molded on site or is it done only at the block factory?

You will definitely use regular blocks at the foundation level(substructure stage). At your DPC level you will introduce a beam( plinth beam) which is where you start to lay the interlock brick blocks. As a measure to cut cost you can mark out the areas where you want the bricks to be. It can be bricks eternally only and regular blocks internal. Remember this bricks are maintained by proper polishing from time to time so it maintains its colourful nature.

What would you call a small project? My proposed site has the same soil type, am thinking it will be cheaper if I already have the soil need to mold them on site or can source for it within.

No, I didn't work on the initial project, I am being contacted to start another project for them. The bricks were made somewhere else and brought to the location.

The pictures posted are not bricks and should not be confused with USA/British bricks as we know it. These are Compressed Stabilised Blocks (CSEB). Burnt (kiln) bricks as obtain and prevalent in the USA/Britain are a different proposition. These can bring class to a building.

Compressed Stabilised Earth Blocks (CSEB) are laterite stabilised with 10% cement and compressed by machine into blocks. I have done research on this about four years ago with a view to building (donating) two blocks of classroom to my secondary school. My findings then revealed CSEB are not cheaper as you need all the elements of normal Sandcrete blocks and more. So you still need your normal foundation with Sandcrete blocks (CSEB don't like water longterm), you would need rebar (for some design), columns and beams even for bungalows. You would also need to plaster the internal walls and paint as normal to achieve clean straight lines internally.

As CSEB are smaller than Sandcrete blocks, you would need more CSEB for same size building as you would with normal blocks. The problems are bricklayers normally charge near the same or even more per CSEB and because you need more CSEB, your labour cost to lay the CSEB is higher.

The cost saving is that you do not need to render the external walls and paint but this cost saving is offset by the need to use rebar for some design and introducing columns and beams here and there. You can ONLY save if you have a mountain of free laterite on your site, so you don't need to buy laterite and you are doing it FULL DIY, no labour cost and you cut corners by limiting the use of rebar, beams and columns.

The CSEB in use presently is in the form of interlock setting as you can see as n3xt has shown with pictures. And it does not need insertions of rods in the hollow space as it does not have hollow spaces within.

Still on bricks, there is this brick making company owned by the government in Enugu. The company is in the Akwuke area, most of the houses built in the 80s and early 90s in housing estates in Trans Ekulu were built with bricks from the company. There is also another old estate in Independence layout called Bricks layout where most of the houses were built with bricks.

These bricks I am talking about are more brown, cleaner, even beautiful, and never stays wet after a rainfall, so it doesn't grow any mold on it. I can get pictures of these houses because we have them in many areas.

I will also make enquiries about the operation of the old brick company which used to produce the bricks that was used in building all those houses. We have ample materials for the bricks here, the soil is very brown and has a lot of clay.

Questions for the group
In terms rental properties, who keeps the commission, rental agreement and deposit. Is all 3 required in a rental agreement.
In using a property manager what is the normal agreement. is 10% normal, is it based on only the first year or in the life of the tenant.

What were the responsibilities of the management company or the individual

In my location my guy does it for me at #2000/#2500 depending on the area of coverage inclusive of moulding and laying.

here's the prices for each of the sizes

4 * 4 ....16,000

3 * 3..... 13,000

2 * 2..... 5000

2 * 4.....7000

Here is the details of the materials to be used.

16mm square rod for the framing of the windows

14mm square rod for the interior designs.

Kindly note that you determine the choice of materials and can decide for something lower which will significantly lower the prices also.


I just went around town and most of the parks are yet to open so I couldn't get drivers going directly to Egbeda. The guy I usually use stops at Jibowu. I tried to convince him to get down to Egbeda but the numbers he's calling isn't encouraging. So I plan to check on other drivers by tomorrow morning. Thanks

I charge between 20 - 25k for rental of my mould (1,000 pcs) for 2 weeks and that excludes cost of transportation.

Mould Rental is a huge business. It cost several thousands to invest in it.

Relationship is everything.

This is one thing I always make self builders to understand when they wanna chook eyes into DIY. If it’s about saving money, just forget it. If it’s about getting good value for your money and ascertaining quality on every aspect of the build - Go Ahead.

I built a carcass of a massive dwelling for someone with 15m and he was like in his whole life he never believed foundation of such building can cost less than N4m

I told him it can only be possible if you have a very good relationship with the builder/contractor/tradesperson who’s well equipped.

In his case:

- I didn’t bill him specially for formwork for raft; columns and beams; and slab grin
- I produced over 15,000 sandcrete blocks for him at N40 lesser than market price
- He’s not paying premium on concrete works. I have a mixer on standby for the project.
- I supplied him sand at almost 10k lesser than market price.
- I got him cement at official rate
- He never had to build site storage as I shipped my container storage to the site for few nairas as rental fee.

All these things are what increases the cost of construction.

Enugu cement prices are coming down, a dealer asked me to come and carry for N3,500 yesterday. I was telling him N3,400 or no show.
