Great mind and engineers in the house, please what’s your input on this rough sketch?
Land size is 50*100

The sketch looks workable - all u need is to now scale it (not difficult to do)

get a ruled paper or get a plain paper and rule horizontal and vertical lines on it using 1cm interval (get a ruler)

let 1 box represent 1m, then scale and see how well its going to be.

This is indeed a rough sketch and it will remain rough if not scaled and dimensioned accordingly.
Sketches ain't designs.
When you start designing a sketch (accurate dimensioning of spaces, you will know that your sketch is KPK)
Therefore: bring to us only designs and not sketches.

Met someone in the container dept today. He said it depends on what is inside the container and clearing is 5% of the total worth. I think u need to go to the port cos all this clearing agents are funny o. Which shipping company is he using and which line?

Relationship is everything.

This is one thing I always make self builders to understand when they wanna chook eyes into DIY. If it’s about saving money, just forget it. If it’s about getting good value for your money and ascertaining quality on every aspect of the build - Go Ahead.

I built a carcass of a massive dwelling for someone with 15m and he was like in his whole life he never believed foundation of such building can cost less than N4m

I told him it can only be possible if you have a very good relationship with the builder/contractor/tradesperson who’s well equipped.

In his case:

- I didn’t bill him specially for formwork for raft; columns and beams; and slab grin
- I produced over 15,000 sandcrete blocks for him at N40 lesser than market price
- He’s not paying premium on concrete works. I have a mixer on standby for the project.
- I supplied him sand at almost 10k lesser than market price.
- I got him cement at official rate
- He never had to build site storage as I shipped my container storage to the site for few nairas as rental fee.

All these things are what increases the cost of construction.

Thanks for the response.

1. I can’t say much about his pricing. Pricing is location dependent.

2. He’s right about using few reds and blacks for demarcation and spotting but that’s fast becoming old school. Note: coloured pigments are expensive.

3. It’s not bad to add granite if he understands how to mix the aggregates correctly. I cannot guarantee that can be achieved with manual mix (hand mix which is what will be used) unless they’re using a mortar mixer (which is 98% unlikely).
If you get good StoneDust for the job, you’ll have great stones.

4. The only way to monitor him is to agree on the quantity of production per day. If the total coverage are of the project is 500sqm, agree with him to do 50sqm per day. I can give you exactly the qty of materials that’ll be required for this including the number of hours 2 mason will achieve it and the number of moulds required.

5. I’m not sure I understand what he’s saying here on the molding style. If it’s about the mould sizes, I think he’s wrong it.
There are more than 3 sizes of mould. The common types are 6cm and 8cm (thickness). 6cm is good for residential while 8cmand above is good for areas with large traffic (road, public parks etc).

If you’re sure he’s talking about doing 4sqm for you, I think I understand why he wanted to add granite, it’s just to make the stones weighty. We don’t do up to 4sqm if you want quality stones. It’s between 3.2sqm - 3.6sqm per bag of cement depending.

The company I’m visiting is an indigenous brick company in Ogun state. They worked on Obasanjo Presidential Library Project.

3sqm - #3200


How’s that possible?

A bag of cement will produce 3.6sqm of 6cm thick interlock.

- A bag of cement is around #3,000
- He will buy stonedust for casting and laying
- He will pay his workers to cast and lay
- Also use his mould.

Please kindly ask how he intends to achieve 4sqm with #2600 or 3sqm with #3200. Don’t accept “Don’t worry Oga. It’s our job.” as answer.

You need to be clear about what you’re getting from the guys.

If he’s charging 2800/sqm, I’ll say that’s too much but if he’s saying 4sqm - #2600, I’ll be worried because it’s impossible!

Bros, watch what you’re buying though. A respected engineer bought some cement 2 weeks ago and the ramp he used it to cast has not dried up till date.

He must have gotten rebagged cement.

A lot of all these unscrupulous elements understand that everyone will be looking for low pricing right now and they’ll do anything to offer you ridiculous price.

I only buy directly from Lafarge and reliable partners.


Are we certain that it's the cement(re-bagged) or some other factors?

I've experienced such around 2015 but it was as a result of one my aggregate materials though this occured only at the lintel level but after drying/curing it came out stronger.

If it’s working for you. That’s a good one!

It’s hard to visible eyes except you catch them red-handed. They’ll seal back the bag neatly.
However, an experienced labourer can sense the difference from the weight. When you sit a rebagged cement, you’ll also notice a void.

Always request for factory sealed cement. I wish it’s that easy though sad

Oh sorry. He just confirm from him , he said 4sqm per bag. And that he will charge #2600 Per sqm for everything which includes , moulding , laying etc.

This is more like it. However, 4sqm per bag is a whole lot. I do 3.6sqm per bag with 6cm and 3sqm and few pieces per bag with 8cm.

I never tried or encouraged anything above those numbers.

I hope you know average finishing consist of pop ceilings, wall screeding , china tiles, cabinets, Aluminum casement windows, flush doors, electrical and plumbing fittings.

NB:
Average finishing doesn't mean low income o

Average finishing is different from low income finishing with asbestos and pvc ceiling board.
