Hummm. Your right . I hv a bush a bought 2015 for 500k and today is quoted 5m and estate around there selling 10m and 17m . This property thing can appreciate so much within short time .

I always advise young people to buy and wait even when the think is bush, make sure the land is well documented sha, few year later it will be a city the wont imagine moreover everywhere at a point is bush. hmm lagos is a bit far ohh dunno if they will travel there as these are PH based guys but all the same will do its per square mtre labour cost and I bought materials cement .sand n.few woods and 10mm rods.

I need cost per sqm to crosscheck against direct one .

So I ran outta 2x2 and few straight 2x4 for the king post. Im going back today to buy more cubic to be sawn as 2x2, in that wood mkt 1 cubic is N3500 and Obiakpoe people are here as usual but I got their antidot

so we got enough materials but ran outta time work shall be completed by 2morrow. just the fro t remaining

King post is about 5.5mtrs
estimated area of the roof in esses of 500 sq mtr
going with classic shingles
Bought about 100 2x2 to finish the woodwork @ N32k plus 4k transport =N36k, @ labour cost N130K to complete wood work

so wood work do e p e quote says 460square meters another says 480 square metres
also went to roof warehouse Milano@3500 classic @ 3400

what is the thickness of Shingles sheet

The roof is 460 square Metre. and we have two large gutters and 4 smaller ones total 21m, the Ridgecaps is 76m, nails 35kg, repair kits 2 PCs
Cost of materials today 29th in PHC
Shingles N3336/Square meters
Repair kits @N5000
Ridge caps @N1600
Gutter valley/Tray @ N900
Nails @N1200/kg
Transport @N12k frm AdaGeorge
