I need expert opinion on shipping container house. I'm seriously contemplating on this and what are d possible costs when getting a 5 bedroom, 1 kitchen, sitting room with guest toilet and a small waiting area. Is it truly less costly than brick houses

It's not really as cheap as people assume. Though quick to construct but you need to pay attention to the hidden costs. One of the hidden costs of a container is the cost of transportation to your site and the cost to rent a crane to set it onto the foundation.

If the interior finishes are EXACTLY the same as what you'd get in a traditional brick and mortar build then its cost comparison of being cheaper or not will only be felt in the amount spent on the foundation, carcassing, and the roof.

To set the records straight, most people will not see it as a home to live.

@Dijita

Smiles. Nairaland is such a funny community. You talk, they’ll attack you. You keep mute to have a clear understanding of what’s happening, they’ll still have something against you.

Na here we dey when I invited my junior folk who’s a police officer to help me handle a “omo onile” issue on one of my client site, the clients rep took picture and the client started sharing it on nairaland that police has arrested me. grin grin
You need evidence. I’ll present 100s within the shortest time possible including the person who took the picture; the name of the officer in the picture even his office. grin.
A liar (whether homeowner or landowner, diasporan or resident, local or foreigner, rich or above average) will do anything to make his/her lies look presentable.

Here’s the thing:

A userid that you don’t know and has never had any dealings with you raised an allegation against you. The first thing to do is not to offer explanation but to investigate the issue.

You need to know who is accusing you; his motivation and prepare your defense before you start talking like a parrot.

Unfortunately, on the same day the allegation was raised, n3xt and brabusng ID were banned. Nairaland ban takes 24 hours. Nairaland admins can confirm this.

So how can you deny or offer explanation on something you don’t even understand and coming from userid who you’re just e-meeting for the first time.

Now, let’s accept n3xt beat about the bush for 48 hours and take it as the right thing to attack. Do you feel good supporting someone who raised an allegation of fraud without a proof? A simple Yes or No response will suffice here.

It’s almost 2 weeks that we have been trying to substantiate a baseless accusation (a usual tradition here) and guess what it’s still the accused who get bashed for not defending himself. grin (the usual naija jungle justice tradition)

@Dijita Sir, may I ask for the 100th time to help us ask the accuser to explain how brabus defrauded him and present facts and not some stories.

Why the high expectation, why must people speak ur own type of English in other to pass the message across. People digest information differently and at different pace .He answer when he feels it's suitable and gave explanation according to his knowledge. Let the accuser come and put up further evidence to this accusation . Being judgemental is not going be fair . I remember the case of the tile guy , when it was brought forward by the house owner few months ago , yes his first answer to the buyer wasn't good enough but he kept pleading on that particular transaction to be revisited, he was willing to make amend by either replacing or refund but houseowner said he is not accepting it but will only keep labeling him a scammer. Its a business gone wrong but seller was ready to amend as he continued to plead . I'm a business woman and been in Oil sector, challenges comes whereby customer rejects goods based on quality and sometimes the indian and Lebanese play politics with my goods . I lose my temper and voiced out cos i hv been pushed to the wall . I wont just pick up the goods and leave the factory immediately ,if i attempts to drives off with the goods , i hv automatically lost 1m from cost price . So people should step it down sometimes with sellers too . Refund and replacement is not cheap . Its hard on the seller and time should be given to them to do the needful.

High expectation. Yes
Judgmental. No
why must people speak ur own type of English in other to pass the message across. No people don't have to, it was just a sample.

Apology accepted sir. I only think you went too far though.

On the same night the allegation was raised, I have ongoing discussion with you and a couple of nairalanders.

I personally chatted you less than 24 hours after the allegation was raised and even show you why I couldn’t reply (screenshot).
I didn’t get any response to my chat from you up till moment but I saw a lot of unnecessary comments trying to show the world/forum/community how I offered incoherent explanation and was beating about the bush bla blah...

As if that wasn’t enough, the project we were discussing was given to another contractor (Well, he’s my brother too) and you came to rub it off on me. I have no issues with that though.

What else do I need to read/see to know your stand on the issue? I didn’t assume. There are every pointer that you already concluded that the accuser is right and I am wrong.
It’s not high expectation or chastisement, it’s just a complete error of judgement. What happens to fair hearing

At the same time, 2 nights after the issue 2 people from the platform committed funds to handle their project. They saw the story but moved on. We’ve tidied up their job without issues.

I handle scores of issues like this on a daily basis. Even most people dread to bring up issues like this to me because they knew I’ll always sue for peace. I still handled one some few weeks ago between a reputable builder and a client and it ended well.
I’ve mediated in a supplier vs builder issue even without both parties knowing I was involved up till date.

Hello house.

Please I need your advice on cost of plastering. I needed to dress the parapet of 4 bedroom duplex ahead of the roofing. I was handed a workmanship of 313,000 Naira.

When I probed further, I was told a partition is 7,000 Naira for "frame plastering". A total of 37 partition measured and it will take 9 days of work and two helpers for 4 masons.

The amount sounds outrageous to me.

Bosses in the house, kindly advice.

Parapet dressing for a duplex should not exceed 150k

Is that the cost of rendering the parapet alone or does the cost covers the whole duplex?

Wait, wait, @ saintgwizard, are you asking the cost of dressing the parapet of the house alone or cost of plastering the whole house?
@ Jasobry, N150,000 for plastering and dressing only on a simple duplex parapet is too high. However, if the parapet is to be designed with more ornamental materials, belts, lines and other busy designs, it could attract higher costs, but not necessarily on plastering and dressing.

The picture below is an example of what I mean by a designed parapet. This could be costly because of the additional work to be done on it, apart from plastering and dressing works.

I said it won't exceed 150k considering different locations.. I'm presently plastering a pent house parapet for 100k in Enugu

Well, if there is no other design apart from plastering and dressing the parapet only, the cost for paying the plastering guys shouldn't be up to N100,000. Except he is buying or installing the scaffolding of the house.

This inverter is not serviceable
Prag stopped support in 2015 after they phased it out and started their new line
So now it is essentially "use and throw away"
Except the local artisans have found a way around the circuit board
Finally, this is the wrong forum

Yay or Nay? rotech77, spyder880, timtol, abdulwastecx, KolaShangOne, saydfact (long time no hear) and others... what do you generally do?

I know most will say its the client's call but i believe there's a point where the benefits (if any) becomes insignificant and therefore the additional cost isn't justified. that's the decision point I'm looking for.

Pls feel free to chime in. any suggestions are without any liabilities so caveats are fine.

The issue of reinforcement is problematic due to one, lack of standard and the fact that most wholesaler doesn't have a standard lab to test the engineering strength of the reinforcement.

If I'm working on heavy structures like, frames of heavy building, retaining walls, culvert etc, I request for tensile test, bending and others test from the rod sellers but for simple structures where strength is not of primary importance I work with whatever reinforcement I can lay my hand on.

On-site, we do simple bending test, to know how brittle and ductile the reinforcement is. Also, at the designing stage, I try as much as possible not to overworked the reinforcement by simply working with utilization ration of 50%.

Finally, most of what we build here are small structures of a storey to maximum four storeys and as a result, poor sizing of structural members like beams, columns, and footings is responsible for structural failures rather the actual strength of reinforcement.

Shipping container might be cost-effective, in the developed world where labour is expensive but not so in Nigeria where labour is cheap.

People build with Sancrete blocks because it's is the cheapest method of building partition walls. Other cheaper alternatives like Rammed earth construction has not really taken off in Nigeria and may not be suitable for mega city like Lagos where laterites can't easily be sourced and move around.

If you a fan of minimalistic construction then you can try container building, but if you going into it for cost, then look at Rammed earth construction.
