Properties / Network Marketing In Real Estate: Merits And Demerits by PropertyLyrics: 11:29pm On Oct 09, 2016
The use of network marketing in the business has come a long way. It is also known as multi-level marketing. It is a strategy where the sales force is compensated not only for sales they generate but also for the sales of other sales persons they recruit. This type of strategy is also called Referral marketing. The use of this strategy was made popular by foreign pharmaceutical companies who came with special supplement products such as Forever Living products and GNLD to sell in Nigeria. Different benefits were given and different targets set for the sales force.

However in the process of using this strategy there are has been some other variations used by different companies to dupe unsuspecting people of their money. These schemes are known as “Ponzi schemes”. Ponzi schemes is different from network marketing so should not be mistaken. Ponzi schemes are fraudulent investment operations where the operator, an individual or organization pays returns to its investors from new capital paid to the operators by new investors, rather from the profit earned through legitimate means. Operators of these schemes usually entice new investors by offering higher returns than other investment in the term of short term returns that are either abnormally high or unusually consistent.

The introduction of network marketing into real estate was started by Real Estate developers and firms who are involved in developing large estates with lots of plots to sell. This type of strategy has its merit and demerit. One of the merits is the ability to sell large number of plots within a short time as there is a large coverage by the marketers. The marketers are recruited from different backgrounds and all they need do is sell lands to friends, family members and referrals. It is a cheaper way of reaching those far away. The commission for the sales force always covers the agency fee (5% each) to be paid by both the seller and the customer and so takes the pressure off the marketers in getting clients who are unwilling to pay the agency fee.

Every marketing strategy has its own merits and demerits as no one is particularly a perfect one. The agency fee which is also referred to as commission whether direct or indirect is on the high side and these has made it difficult for smaller firms to attract competent sales force. The stipulated agency fee as agreed by the regulatory body is a total of 10% but with these firms, they give as high as 15% direct commission and 10% indirect commission. The introduction of other forms of benefits such as generations has made the agency fee to be above normal that it scares away some marketers who have been defrauded in past by Ponzi schemes.
To accommodate these high commissions, the valuation of land has shot up above the original value. In areas where the land is supposed to be low, prices are soaring higher and higher. Another demerit of this strategy is that most of these firms do not conduct proper training for the sales force and in most cases they do not understand what real estate is. Also because, the process of recruitment does not follow proper human resources procedures, the competence, intelligence and experience of the marketers are not tested. Every Tom, Dick and Harry who knows nothing of the profession calls himself a Real Estate consultant.
Some of the prospective clients have found themselves in trouble because of the irregularities of the sales force on hand and the estate firms on the other hand. On the part of the sales force, some fraudulent marketers have made away with clients monies or those whom they recruited. And on the part of the estate firms, some of their lands are under committed acquisition by the state or federal governments.

These are lands that are irredeemable. In most cases, clients who have paid for these lands find it difficult to get back their payments in full as the firms will not want to lose entirely after paying a huge commission to their sales force. It is very important that you check those you recruit and also see the correct documents before you buy a land from these Estate firms.
Network marketing has its own merits and demerits but the most important thing is that one needs to know where to draw the line and differentiate it from a Ponzi scheme.

Properties / ECONOMIC RECESSION – Biggest Opportunity For Real Estate Investment by PropertyLyrics: 11:28pm On Sep 25, 2016
Recession is not a very good word that anyone wants to hear. Presently Nigeria is facing its worst times. The country is in recession and the economy is going down. When times like these come, the best thing is for people to become creative and innovative. Most business tend to collapse especially when they did not save and looked ahead to prepare for such a situation.
Nigeria had only one means of export which was oil. The non-oil sectors which we had in abundance were not developed or abandoned. With a sharp drop in oil prices and disturbance in the Niger-Delta region, Nigeria is at risk unless something is done. Recently, according to the statistics in the second quarter, our expert rose by 63% with the non-oil sector contributing immensely to it as people are gradually turning to Agriculture and others.
Investment in times of recession is something one needs to approach with a good information base. A thorough feasibility and viability studies should be carried out (this is an area where most of our business men fail in before setting up their businesses) as there are several business opportunities in the recession period. History has it that after an economic recession or depression there’s always recovery afterwards and those who benefits the most at recovery are those are wise enough to take advantage of investment opportunities especially real estate related.
According to the book “Jewish wisdom for Business Success “ with reference to the bible or the book of Torah, it was great wisdom that God gave Isaac to sow during famine. The simple obedience by Isaac to listen to the voice of wisdom was what earned him prosperity when others were busy folding their arms, wailing and blaming the political leaders. No one ever thought of looking at Isaac and try to do something or follow his footsteps. The same revelation of wisdom giving to Isaac is the same that is for us all today.
Real Estate investment is the one that never depreciates. It always appreciates and after the recession, you will benefit more as properties or lands purchased will earn you more money as there will be a massive rush for them.

Properties / Real Estate: The Importance Of Special Interests In Nigeria by PropertyLyrics: 10:36pm On Sep 25, 2016
Real estate refers to interest vested in land and everything on the land such as crops, minerals and water including structures. In Nigeria, there are some type of interests that are very important and require serious study and consideration in handling them. A lot of real estate practitioners shy away from the handling of special interests because they do not understand the technicalities or have the expertise.
Juju shrines, private roads, graves and grave yards are special interests to Nigerians that that need special consideration and study. To the juju priests and priestesses, juju shrines are only special properties of value but they form part of their existence. To assess the value of special interest, the Estate professional needs to know much about their relevance to those who see them as special and believe in them.

Juju Shrines
Just as Christians and Moslems depend on our God and Allah respectively for our entire existence on earth, so also those who believe in the worship of Juju shrines depend on them for their existence and survival on earth. The study of Juju shrines does not necessarily mean that we should accept the beliefs of those who believe in them because we have our own beliefs either as Christians or Moslems but our responsibility as Estate Surveyors who are valuers of property we have a duty to assess the value of Juju shrines when faced with opportunity. This is only made possible when he studies to know much about shrines just as he by training knows much about buildings and other properties.
According to the Longman Dictionary, the word “juju” is defined as a type of West African magic, involving objects with special powers. However, the word juju is not only peculiar to West Africans but to all parts of Africa and the world. From the same dictionary, a shrine can be seen as a place that is connected with a holy event or holy person and that people visit to pray or a place regarded with high respect connected to people or events e.g. Late Fela’s shrine (Fela Kuti was a musician).
Based on the real estate definition, a Juju shrine means a place that people visit and respect because it is connected with magical objects with special powers- either for healing, cursing, production, destruction, or for veneration and worship. Examples of shrines are:
• The Ose of Ikole-Ekiti which is a giant tree and a taboo to cut it for firewood or strike it with any sharp object
• The Eni Juju shrine of Uzere in delta state is a Lake revered to have powers for distinguishing between a witch/wizard and an innocent person.
There are different types of Juju shrines based on their functions such as:
• Healing or Curative juju shrines
• Productive shrines – for good harvest
• All Purpose juju shrines – various services and sacrifices are carried out for both good and bad fortunes.
• Sacred Bushes
• Speculative Juju shrines – these are of no values to anybody. They are erected to attract compensations.

Grave/Grave Yards
Graves and Grave yards are special interests in Nigeria because the people revere their dead and so take much care of the dead, due to the belief that those dead take care of those who are still alive. The Yoruba people in western past of Nigeria do carry out ceremonies for their dead after some years to change the position of the body because they believe that being in such a position for a long time would have been stressful for the dead. The grave and grave yards command the respect and awe of every living being.
There is much more value attached to graves/grave yards. Just as there are two no type of buildings so also are there are two no graves. A grave yard is hardly acquired as most grave yards or cemeteries are sacred places that are regarded as monuments not to be tampered with. There are some other places mainly in the rural areas where dead people are buried. These places are seen as taboo or abomination grounds from those who died some kind of deaths that the people see as abomination such as suicides, condemnation, pregnant women etc. These places are sacred to the people and known in the eastern part of Nigeria as ‘evil forest” or “forbidden bush”.

Private Roads
These are roads or footpaths constructed by individuals, families or communities for their private and special uses. A road or footpath may be constructed by an individual, leading to his farmland or to his fishing grounds or to even his juju shrine.
Similarly, private roads can be constructed by a group of people or families or even by a rural community.
The valuation and consideration of special interests in Nigeria should be a course of study for the real estate professionals as it will help in aiding their jobs.
