PropertiesDoes My Landlord Has The Right To Ask Me To Quit Without Notice? by pukena(op): 6:49am On Feb 24, 2017
I packed into my apartment 12months ago. I am supposed to renew my rent this march. Feelers am getting from the landlord is that he qanta to renovate my side of the compound so I should look for another accommodation.

I told him things are not done that way. No notice no nothing. Though it has been hell living there in the past one year and I was planning to move when my rent expires but still renew my rent maybe for my younger brother.

Abeg my people, I thought a tenant is given like six months notice if the landlord wants him to go?
Christianity EtcBishop David Oyedepo Is Not Greedy - He Helped My Family Twice by pukena(op): 11:18pm On Dec 14, 2016
Why Are Some People Calling Bishop David Oyedepo A Greedy Man?

When one of my elder brothers got admission into the University, my family had so much money that he could not pay for the school fees...
And he was about losing the admission, before God used the scholarship scheme of Living Faith Church, Winners Chapel to see him through...
For 5 years, that church paid his schools fees... And today, he is a graduate...

When he becomes a billionaire tomorrow, and decides to buy another private jet to add to the ones they already have in that church, will you blame the church?

Around the same time, one of my sister's got a visa to travel to America, but we were also too rich to even see flight ticket...
We tried everywhere... But nothing came out... And it was also few weeks for that visa to expire...

It was Living Faith Church, Winners Chapel that gave my sister money to a get a flight ticket... And she travelled...
When she becomes a billionaire tomorrow and decides to buy another Private jet for that church, will you blame the church?

A stingy church will never see the financial move of God...

A stingy pastor will not stop seeing reasons to criticise others who are reaping God's harvest...

Before you say what you don't understand sir, please, ask questions....

Winners Chapel built a university with the standard they want...

And people are asking why the school fees is high...

And I am asking, Will they reduce their standard because of some poor folks ...

Must your children attend the school?

Hundreds of thousands of boys and girls have graduated from different universities across the nations of Africa through the scholarship scheme of winners chapel...

And up till tomorrow, the scheme is still on...

People are benefitting from it and becoming graduates....

If you are poor, go and benefit from that scheme and become a graduate...

You must not attend Covenant University before you know you are a graduate...

Some of us graduated from some community universities around ...

And to the glory of God, today, we are not doing badly...

I have also seen people who graduated from the most expensive universities who are working for those who graduated from some obscured universities somewhere...

It is what you carry inside that makes you, not the name of the school you attended...

I don't know if I will laugh or cry when I read things people write about the fees in Covenant University...
It is not a must to go to Mr Biggs and eat your launch...

There are some other 'mama put' and other local food vendors around, where you will also eat and be filled...

Imagine someone blaming Mr Biggs, that they are greedy... And that is why their food and meat pies are more expensive than others who are hawking their own on the streets!

It's very funny, because they are proudly advertising ignorance!

Do you know how much they are paying their staff? ...

All those beautiful and handsome guys that opens the doors for you when you are coming into that eatery, don't you know they pay them?
Do you know the tax they pay to the government?

Do you understand that they are making more commitment in their products to give better quality than others?

Don't you know they spend more money to maintain such costly standard?

Did they force you to come and eat inside their restaurant!

If you are really hungry, and you cannot afford to buy at their price, did you not see 'mama put' around and enter under the umbrella and tell the woman to give you rice and beans and mix it with moi moi, with kpomo and liver? ...

I no fit laugh here abeg!

My people, Lllet's not talk what we don't understand...

The poor will always be in our midst...

But I refuse to be among the poor that will be waiting to be helped everyday...

Many churches are only good in receiving offering...

One service, they collect 5 times offering, every Sunday...

They have no plan for all those boys and girls who should be in universities...

How can you expect that kind of stingy church to have weight in our time?

Sir, I am a missionary...
And not a member of winners Chapel again,.....

But that church has assisted many families...

Not only in word and prayer... But materially...

It was that church that brought light into my father's house...

And I know hundreds of other families with more testimonies than us...

Ask the man that is accusing Bishop Oyedepo of being greedy, the church he attends, how many people have they helped? Who they epp?
They say there is no smoke without Fire...

But we are in a time when we are seeing many smokes without Fire...

People wake up from hunger and failure every morning, creating stories to discredit men of God who God has blessed ...

Tell them, that we cannot talk about revival and remove money out of it...

The church is about to enter into the real display of Kingdom wealth...

It is through prosperity that the cities be spread abroad?

This revival of bitterness and ignorance must be quenched...

What you sow is what you reap...

When God brought youths for you to help them pay their school fees, instead, all you did was to be collecting the little salary they were being paid...

And another church helped them, and tomorrow, God used them to carry out mighty projects for those churches, you will sit in your obscured denomination and be saying what you don't understand...

Wake up ma!
No matter how religious you sound, we understand your confusion...

Your church believes in reaping, but they were not sowing...

No wonder, right now, the only thing they have to reap is the wind...

I refuse to see a young man that needs money, instead of me to give him money, I will give him prayers and collect the one he has, in the Name of seed...
I refuse to be a rich spiritual father who will sit in the office expecting money from young men of God who are in the fields looking for money to pay house rent...
That's spiritual wickedness...
I refuse to be a part of a church that is only good in collecting from people and not giving people...
No wonder, they have stunted growth...
With all the noise they make, they are just merely existing somewhere...
No force... No weight... No voice and no impact...
Brother, I know you did not understand what you were saying about Bishop Oyedepo...
Please, don't let them make you to partake of other men's sins...
Don't bother, God has already winked at your days of ignorance...
But make up your mind today, not to say what you don't understand any more ...
It is not every man of God that likes to come on television to be announcing and showing pictures of people they give money and food etc...
It might not be all wrong... But in many occasions, that is politics...
Ask those who are doing it... Many of them will tell you they are using it to gain credibility... So that gullible people will think they are more compassionate than other ministers....
Any time your left hand has started seeing what your right hand is doing, in many cases, check it.. God is no more in it...
Even other members of that branch of Winners Chapel did not know, till today, that it was the church that provided that ticket fee for my sister ...
If it was in other churches, it will be on air...
But then, no one even heard about it...
There was no special T. V advert, like we are doing these days...
But the money was more than enough, that she left some behind for us ...
And my own portion, nobody tampered with it... Halaluya! (Lol)
When my father went to thank the pastor, he told my dad.
"Papa, you would not have needed to come all the way... Just to say thank you... It is a privilege for us to see that God has positioned us not to watch the Light to quench in families ..."
How can any member of my family forget that gesture?
And if I see Pastor Buji somewhere tomorrow and buy a jet for him, some short sighted people will start asking why a pastor should be using private jet ...
Friends, let's wake up from this ignorance ....
People who are touching lives are not making noise about it...
Even if Bishop Oyedepo makes tuition fee for Covenant University, free of charge, people will still be looking for something else to say...
I thought some churches should have learnt by now, how their stinginess has made them perpetual dependants on poor people sitting on their pews ...
But unfortunately, some of them are among the ones championing this baseless charade, against men who God has sworn to bless ...
Please, my people, may God give us understanding!
If there is no one praying for God to bless him so that He will buy you a private jet, know it that you have lived a selfish life all your life...
If there is no one you have helped enough, that where he is now, he is praying for God to help him win contract so that he will buy a church land and build it for you, then, know that you have been a stingy pastor...
When God starts blessing those who are sowing into people's lives, please, ask questions before you start preaching your 'revival' message...
Poverty is not a part of the gospel of this endtime...
If the school fees is 100 million, we want to be among the people that can afford it...
My name was not included among those poor people that must be in our midst...
Tell the poor people that wants to go to school, that there are other scholarship schemes going on in Living Faith Church, Winners Chapel...
Let them go and access that benefit...
Hundreds of thousands of people are benefitting from it...
Everybody must not be a graduate of Covenant University...
God bless you!

BusinessHow Buhari Killed My Business!! by pukena(op): 4:55pm On Apr 17, 2016
My name is Emmanuel. I relocated to Lagos in 2011 and have since managed to grow a very vibrant business centre/ Cyber Cafe, one of the
very popular ones in my area, Ijeshatedo, Surulere. Last year, I was so happy to finally pay for a room and parlour accomodation and lightly
furnish it. Life was good, or so it seemed...

However, since the turn of the this 2016, my once boisterously business center has become a shadow of its self...largely due to an
unprecedented drop in power supply in my area and the recent prolonged fuel scarcity.

I had two standby generators that I alternate with NEPA. In January 2016, one of them mysteriously knocked engine leaving me with only
one to work with. Due to the almost zero power supply in Ijeshatedo, Surulere since late February, that one generator works from 8.30am to
10pm daily. That's too much of a generator originally built as a standby to power. But I had no option as my business needs light to generate
income.

Between the month of February through late March, the generator broke down severally, that it gulped in a combined amount of over 30k in
repairs. This affected patronage as customers were not sure if my generator would work or not. I lost quite a lot of them. Power never
improved. Instead, we were being served with increased NEPA bills all those months of darkness. I took a soft loan from AB Micro finance, not
for the first time, in December 2015. It has been a nightmare meeting up with my monthly installments of N35, 250. Sometimes I have to
borrow from friends to pay them. Last month, everybody I knew were facing the heat of the economic challenges. My office assets were
almost confiscated after 2 weeks of defaulting payment (I pay ever 17th of every month) until I miraculously raised the money and paid.

My dilemma is that my only surviving generator, has broken down finally. for weeks its been smoking badly, my engineer said he has to
change the piston and rings, which I have changed more that 2 times this year. It gulps oil like water. I decided I wont waste resources on it
again. I need a new generator, but much more, I need to get thsi bank people off my neck. I can't afford to lose my business to them. I have 3 months remaining to pay them. Power has not improved since. Available cash has run out, I didn't work through this week.

I know this forum is not a medium to ask for assistance. I am even ashamed doing this. But I decided I wont die in silence. Better to get
cautioned by the mods than keep quiet. Who knows if I could get help. I just read of a guy who took to twitter to share his problems about
tuition for his law degree, and surprisingly, he got help.

Please, my sweet mods, don't ban me. You can help me by pushing this to front page. I am contemplating running away from tomorrow
because the bank would surely come knocking. But I fear for my guarantor, who has helped me offset my bills in the past two weeks. He is
regretting even standing for me becuase he too is facing a lot.

Please help a brother in need. Phone: 07060811960, email: emmanuel.udeagha@yahoo.com

Thanks. E go better!!

Even when you really want to enjoy them alone, somehow, a friend would crash in on your solo party....They are:

Suya: Whenever I want to eat this, I would usually and painfully buy more than enough. It has a way of calling a friend's attention from kilometers away. Usually when they come in, you will be left with one meat. Has happened to me severally.

Roasted Corn: Just like suya, once you start eating it, be sure to cut for some friends....Me I usually hold half of it so that no matter how many you cut, I would always have the lion share... cool

Pop Corn: Well, you know the drill already. Eat alone die alone!

Pizza: Well you can't say you bought it all for yourself shaa....Just leave a triangle for me. Thanks

ASUU (Barbacue): Same old story...My favourite bonding tool with a girl.. wink

BusinessThe Toll Gate Principle Of Wealth Creation by pukena(op):
A toll gate is a barrier across a road where drivers or pedestrians must pay to go further. As a kid, each time we travel to the village for Xmas, my dad would always stop at a toll gate along Aba-Umuahia Higway to pay. Then, there were varying tolls collected depending on the type of your car. Dad would always pay maybe 1 naira while the big lorries paid maybe 5 naira. But every car MUST pay something in order to pass that point. It was against the law not to pay something!

Amazing!!! This is exciting!

"Now how does that have to do with business?" you may ask.

Let me put it this way. To create consistent wealth, you must offer a saleable product or service that people cannot help but pay you for no matter how little the amount, consistently and daily so that cumulatively, you amass more wealth.

Hmm...too much grammar abi?

Ok here is my story to buttress this point.

For many years, my source of income in business was epileptic. Seasons of abundant, then long season of scarceness. That means, I was involved in one-off deals that might just give me some bucks for a period but that's about that....the money will finish eventually because it is one-off. It could be helping someone buy a computer and getting a service charge for that, or teaching a novice desktop publishing for 1 month and charging N10,000. The money would usually finish before two days. Or organizing a seminar and charging an entrance fee. By the time you offset bills accrued for the event, you have little or nothing left.

That was my experience for a long time until I stumbled on this principle. Instead of hitting a jackpot once in a while, I prefer having constant and daily trickles of money. Wow!! I was excited.

But what can I do that would guarantee me steady and daily income? I found it!!

Today, I make averagely N15,000-N20,000 daily after the day's work from small business. You do the maths for the month.

Discover a need, create a system that can meet that need. That's a business. Then go on to structure that business in a way that it pays you daily!

Now you have a toll gate of your own!!!

BusinessHow To Deal With Difficult Customers by pukena(op): 4:17pm On Jul 08, 2015
Customer is king!!...
This is an annoying truth you have to cope with as a small business owner. Every business is sustained by its paying customers, we can’t deny the fact that it comes with a price.
Dealing professionally with highly demanding customers is the hallmark of every small business. The money you are looking for is inside their pocket and if you must have it in your hands, then you have to learn to deal with them.
As part of planning for your small business, you must identify your niche market and be prepared to face them when they start coming. Just like my late mum used to say, “don’t open the tap for rushing water when you don’t have enough buckets to fetch it”.
One of my businesses is a Cyber Café; one of the biggest in my area in Lagos. Our customers comprise of erratic youths with little or zero tolerance for slack service such as slow network or computer system, young professionals who demand a lot of respect and are always in a hurry, computer novices who create more problems for us due to their limited knowledge of the computer, etc.
Now coping with these sets of people each day is a herculean task. Initially, I lost quite a number of customers and money because I couldn’t tolerate them. Imagine a scenario where a teenager shouts at you on top of his voice calling your attention to his cubicle due to maybe a network problem. Now this may seem normal to you but coming from my kind of background, it was a hard lesson to learn. I learnt humility, empathy and calmness. Now, I am more accommodating and have taught my staff same. So when we are faced with difficult customers, we try as much as possible to keep our cool, while pacifying the customer. Most times even when they are wrong!!!
We also ensure to use phrases like, “Sorry Ma/Sir”, “Sorry for any inconvenience this might have caused you”, etc. This works like magic. The bible reminds us that, “a soft answer turns away wrath”
Now let me quickly add this, some customers are intolerable. You can’t stand and watch a customer pose a danger to your business and keep saying, “Sorry sir”. Some of my customers are troublesome and if I try to pacify them and it didn’t work, I firmly ask them to leave the business premises. This is usually a last resort if I have tried all within customer ethics to keep a customer happy. I can also ban such customers from coming again. Now, don’t be afraid, it won’t affect the business. Rather, it is saving it. Bad apples spoil the bunch, remember?
The truth is, everybody wants quality service rendered to him. Everybody wants full value for their money. We try our best to keep dishing out top notch services to our teaming customers; and that’s why they keep coming back. We appreciate our loyal customers. Sometimes we reward them and encourage them to bring people for us. Hence the business is booming.
So customer is king. Treat them well.
Enjoy a RicherLife!

RomanceHow Long Should One Stay After A Break Up by pukena(op): 10:26am On Jun 24, 2015
Ok...I recently broke up from my woman and right now, I am disillusioned about love and relationships....I have hurt the feeelings of quite a few ladies since then who want to come into my life because I wouldn't just give them attention, as much as I try. I guess I still love my ex....who seems to have moved on.

Now, I want to know if this state of mind is temporary. How long can it take to get over the breakup and move on. I personally believe that "falling in love" with any lady now would be fake; and even if it is to happen, I am reluctant to start building ANOTHER relationship from scratch, getting to know a new person, all the sacrifices, and all...

Could this be the reason many are settling for singe parenthood?...Hmmm this could be a nice idea though....

Nice one i'm reading here...

I would like to venture into this to but like to start differently.

WiFi - I want to open a Hotspot point with a small shop-box where i can sell tickets. Users can be anywhere close to the location, log in the ticket and Browse!

ISSUES
For a starter, the issue of data is very crucial, some people (like me grin ) would head to a cafe with my laptop whenever i want to download a large file or update my AV Programs, etc. Sometimes, the Cafe attendant keeps asking "Please, who's downloading" because it sometimes cause other users experience slow speed.

Some young guys (kids) would remember the cafe just to download Musics, Files, Applications to their Phones, Devices etc.

Here are my questions!

1. Do you think its a good decision dedicating a data cap for Ticket Durations? eg. 1Hour users got just 100mb... etc
would it discourage some customers?

2, Issue with USB Ports, i do think of disconnecting USB Ports on PCs so users can not access their device when plugged in. Users who need to access files, CV, Docs etc needs to bring their drive to the Admin table, then the file is sent to the user;s PC via Network sharing.

3, Issue of Power, what do you think about using Laptops instead of these Desktop/Tower PCs becasue of power consumption.

Thanks
I think you have a nice and innovative idea. However, in cafe business, you must first define your main market target. The main people that would pay you back for your stress after the whole day are those same boys who would come in the morning, pay for bulk time and stay all day working (you know what I mean). Putting a data cap for time for such customer is a big deterrent. Unless you are targeting a normal walking user who just browse for 30min or 1 hour.

I don;t think your hotspot idea will work for heavy users without complications. You need a controlled environment like a shop where you can monitor the activities of your customers.

However, if you still go on with the idea, disconnecting their USB ports could be a nice idea, if they are using your systems. But again, it will make your work more hectic helping them transfer file through network sharing.

Finally, using laptops. Again who is your market targets. Laptops might not last long with heavy usage. and they are easy to steal. I think, though you hotspot idea is good, putting up a shop and using strong desktop computers will do you a world of good. All you need is a strong generator.

needinfo:
nice to note.how much is it going to cost for renting a shop.like in your case, how much do you pay per month for your shop
It all depends on your area bro....
But here is a simple budget you can use:

Note: I started my venture first by squatting with a computer engineer/seller in his shop. My first business was computer training and web design which i did for like 2 years during which I have earned the right to pay for half of the shop and some 4 systems.

But because computer training and web design wasn't guaranteeing daily steady income, I decided to incorporate a cafe into my business. But before then, I understudied a close friend, who at that time, was running one of the most successful cyber cafe centers in my area.

To start off, here was my shoestring budget:

3additional 40gb, 1gb Desktop computers @ N15,000 each
Spectranet modem: N20,000 with a month subscription
D-Link switch(16 ports atleast): N16,000
Rent: depends on your area but shouldnt be below N40,000 per year
Chairs: 1,200 each

You can start with the above. Then grow with time.

Today our humble office costs us about 150,000 per year but I didnt start with that. Today we have state-of-the-art machineries and equipments you can find in a good business center but they all came in one after another.

So work with your purse.

Thanks

What can be done to avoid revenue leakage from those that work for you in your absence(You may not be there all the time). How can photocopies, prints and various online registration be monitored to ensure accountability?
Well that is always a problem in the business. but I will tell u how I handle mine. I personally ran the business myself for years before I employed my first staff. I did ds so I can understand not only the intricacies of the business but the cash flow pattern. I grew a certain level of customerbase that I know how much to make per day. so even when am not there, I know what to expect so its hard for my staff to doctor d figures significantly. however, u cannot totally eliminate occasional shortfalls or outright stealing. I must say in my case, I hv never actually suspected or experienced a staff stealing from me. they re mostly graduates of my computer school so we bond like family.

So wats d better network u found and how often do u recharge? Also, how do u deal with d issue of yahoo boys in ur cafe?
I dont use one network. no cafe does. no network in nigeria is 100% reliable. when one fails u switch to d other. however do to d size of my cafe I use cobranet outdoor, unlimited as my main network. i recharge 34 k per month. it is the best I hv used. it doesnt hv a data cap. it is measured in hours. not a good idea for starting though.

as for d issue of yahoo boys, u cant stop anyone from patronising ur cafe. u re like a danfo driver on duty, do stand by the door to screen those that enter ur bus? no. however its always a good practice to put a desclaimer notice on ur wall. again always deep freeze ur systems so dat as soon as u restart d system, it wipes off anything that can incriminate u. as for me, my cafe is close to a police station but I hv never had a visit from them since inception.

I hope I answered ur question

thanks
