POP measurements should be done separately from the building plans, because sometimes it's not all the areas in the building that we do ceilings on.

Can one use the same measurement on the building plan to arrive at the same measurement for pop..

The budget for this particular project is N1,800,000. We have so far used up to 160 bags of POP cement, nearly 2 bales of filax plus some other items. We bought another 70 bags of white cement and delivered to site yesterday evening. Thanks.

I just like to know on average, how much does one need to budget for P.O.P in this present economic climate. You don’t need to be specific am just trying to use it as a guide for my project. It’s for 5 bedroom duplex like your project

This is the South African imported "Rose" design of burnt bricks. N9,500 per sqm. They have many other types.

Na way ooo… I think the best thing for us who don’t have all the money to execute our project at once is to start buying all these materials for keep because the rate at which prices of building materials are increasing is alarming . Thank you once again oga

Yes, I am asking if you wanted to use only Spanish tiles because they are very costly now, everything imported is very costly now considering the exchange rates for the $. There are tiles that were previously affordable to many people, but very costly these days. Someone with a big house who wants to use Spanish tiles will have to spend a lot of money to even buy the tiles, before considering cement, sand and workmanship.

The alternative is Nigerian produced tiles, and there are many good quality ones. In the past 10 years, a lot of Chinese, Lebanese and other foreign companies have set up factories in Nigeria to manufacture a lot of building materials right inside Nigeria here. They make tiles, doors, roofing sheets, sanitary wares, lighting and most of other fittings.

These materials, sometimes are of good quality. That's where CDK tiles belong, they are high quality products made in Nigeria, the quality is above that of BN, Time, or Goodwill tiles. Another people that are trying are Royal tiles. I chose to use CDK despite the costs because they are of very high quality, although costly. Like I said, a meter of it is about N8,500, while Spanish or Italian imported Tiles are selling from N11,000 to even N18,000 or more.

Wow that’s something… i really appreciate you taking your time to give me a detailed lowdown of different aspect of tiling.

I think I’ll just look at the CDK you mentioned and others when choosing one for my project.

Good Tiles are very expensive these days. I got most of the floor tiles for this house at N8,500 per square meter(CDK). Spanish tiles are like N14,000 and above. That will shoot the tiles budget to over N20m in this harsh economy

Oga Spyder, are you saying is going to cost me upward of 20m to do tiles alone in a 5 bedroom duplex? Am asking this question because i have similar project ongoing. Pls enlighten me on this tiles of a thing. Is their a way to beat the price down and still get the type of tiles you wanted

Good morning nairalanders . I need serious advice pertaining to the choice of property to get in Lagos. I already bought lands in places like Ogombo and shimawa respectively but was thinking of saving up to get already built building in an estate.

So the question is should I go on to build my house from the scratch myself or go on to buy from estate developers. Serious responses needed pls .
