In Land transactions, there are different types of documents. The first thing you do if you want to purchase a land is ask what documents the land has. The stronger the document the higher the value, hence the price. The first document is the Receipt of Purchase: This is the receipt given to you for the land or a family receipt. The second is called a Deed of Conveyance: This is a document that shows the transfer of Interest from one party to another & also furnishes evidence between both parties. Then you have the Deed of Assignment which is given by the Principal/Owner of the Land which confers the rightful ownership of the property. It can also be referred to as the document that concludes the transaction between the Buyer & the Seller. It is advisable that the Buyer goes to Register this document with the Government. Finally you have the Certificate of Occupancy which is issued by the Governor of the State where you acquired the piece of Land. I went for a seminar recently and i heard something that blew my mind there. As simple as it sounded, there was power in it. Here it goes... 3 years ago, a group of people came together, discussing the death of Nelson Mandela, ‘Madiba’ as most South Africans call him, but obviously he isn’t dead. To cut it short, we all know that a man of 90 & above is close to the grave (except for those rare ones who live up to 130years & more), so these ‘broses’ realised from their research that when Nelson Mandela dies the International community are going to flood into South Africa visiting & paying their respect. I obviously don’t need to tell you guys about Madiba’s prominence & his relationship with the world. And so these guys decide to make a bid to the South African government to expand the airports that are closest to the places where Madiba resides & after all said & done they got the contract. Did i just hear you say ‘wow’? Yeah that’s what i said the first time i heard it... The Power of Foresight Let’s come down to our own... Naija, that is. A friend of mine from way back by the name of Bobo Shutti, told me what his father did somewhere around the early 80s. Obviously Dr Shutti was very young at the time but had something special in him which i think by now you know. Yes talent has been deposited by God inside everyone of us but pls you guys don't kid yourselves, education is key. 'P Square' finished school despite all their talents b4 facing their music career fully. Like i tell people always "talent will get you up there but character will keep you there" & this character i still refer to as "self development". The truth is that there's a big difference with how an educated person will go about doing things & pls by "educated person" i mean the one that went thru school & the school went through him/her as well. In essence, what i am saying is that, while we are developing our talents, let's develop ourselves in the process & that's the real education for me, it doesn't have to be Master's degree or PHD. |

It was a Sports Day in young Kola's school & he had been telling his Dad ever since "Dad come watch me race, i'm gonna win Dad, i'm gonna win". And his dad would smile and say "Just give it your best son" It was a hundred metres(100M) sprint, the tracks were set, the race was about to begin, the parents & the crowd were separated from their kids with ropes all d way down to the FINISH line but not before young Kola said to his Dad again "Watch me race Dad, i'm gonna win" and the father replied as always "just give it your best son" Kola looked into the crowd for his Dad and he saw him standing there, "i'm gonna win", he thought to himself again. The gun was shot & away with the sprinters, Kola was fast, i mean the boy could really run, the crowd was cheering and all, and he had left the others behind already and everything looked so awesome & perfect, everything was working for Kola at this moment until he suddenly tripped over himself and fell.... The crowd went "Awwwwwwwww" but for a short moment & soon forgot about him & continued cheering for the others that were obviously racing past Kola now. Kola felt disappointed, heartbroken, such pain in his heart. He looked for his father but he wasn't there. Kola was devastated, he had disappointed his father. He considered going under the ropes to walk out and give up on the race, he was just about giving that thought 'life', when he heard a voice, his father's voice calling/shouting from the FINISH line... "KOLA! KOLA! FINISH THE RACE, FINISH THE RACE! You can do it, you can make it, FINISH THE RACE" The crowd began telling him as well to FINISH THE RACE. Kola's face brightened and he started running towards his Dad and the crowd started cheering and applauding him much more than they applauded the others or the winner of the race. Kola ran into his Dad's strong arms as he REACHED and CROSSED the FINISH line. His Dad whisked him away from the ground hugging his son so tight. Kola was crying at this time saying "i'm sorry Dad i didn't win, i'm sorry", and the Dad replied saying..."I never asked you to win son, i just wanted you to FINISH YOUR RACE" WOW...what manner of father is this? This story depicts the relationship most of us have with God, we started well & with so much zeal & zest when we first came to Him but we sway off sometimes & think we're no longer good enough for God to use but God is telling us to FINISH what we started with Him. Nobody gives anyone a reward for starting but you're rewarded when you FINISH. Isaiah46:9-13 If God gives you a start, your FINISH is already GUARANTEED. Why start if you're not going to FINISH. What's the point of having a seed time when there won't be a HARVEST. The Glory is in the HARVEST and not the Seed. There's no Glory in the starting but in the FINISH. A FULFILLED life isn't measured by the years one lived but by the quality of life that one led & the things he/she did for God and with God. Acts20:24 Your choice should be to FINISH your CAUSE as you're not the only one that's felt like quitting several times. Remember the devil is out to steal your FAITH in God & if you don't FINISH your race then you definitely allowed him. No matter how many times you go astray or fall, get back right up, for God has said He'll never leave us nor forsake us. That's how you respond to life. Prayer is partnership with God to accomplish what He's said He'll do in our lives. Galatians6:9 3. Its because answers to prayers are guaranteed.... Ask & you shall receive, seek & you shall find. And so if you give up, it won't be d devil's fault you didn't get ur answer but becos you fainted. 4. So that your faith will not fail. Luke 22:31-32. One of the things dt guarantee ur faith fail not is prayer. When your faith is strong there is enthusiasism, there is zest. 5. Becos it keeps the enemy at bay. This doesn't mean the enemy will not keep on with his operations, its just that they'll not be accomplished. In prayer, we are delivered from evil. 6. Its a means of escape from perilous times. Luke21:34-36. We must learn to keep watch & pray. Its prayer that keeps our heart tender. 7. By prayer, we make things happen. 1Cor2:5-13...we speak things that make things happen by prayer.
