For security you will need to build in access controls (automated door locks) and CCTV. At least for points of entry into each shortlet property. Some people may not be too happy with CCTV in shortlet because na "away" game dem come play there.

Benin is cool now sha ,GRA is still cool, Sapele Rd is Good .well the CCTV can installed at the exterior and NOT the interior. I GUESS. The idea of automatic door luck make sense.

It is lucrative and Benin city is a nice location for it too considering its still yet untapped in that region and the state is also rapidly growing in the Nigeria economy.

Although, you can actually offer all the services (lease,buy,rent etc) but if you’re looking at starting up with one option first, then you should consider lease and rentals.

However, there is also a lot to consider prior to furnishing and advertising in benin city.

What can you offer in your apartments that would be better than a hotel or another rental apartment in Benin city?

I suggest you make this post on the business section for more views.

In my opinion.

Check, the cost of Building the house first compare it with the cost of Building ICT Centre, A 200 rooms student hostel is alot of headache on who ever or the team that will manage it. Am sure you don't want Nigeria Factor to ruin your investment, Try pay professionals to do cost and benefit analysis and try have it from two different consultants. Don't tell them you are in Dallas act like you are in Lagos pay them and cross check the options from professionals..

Have seen people Erecting unproductive structures that ends up serving there Ego alone.

Finally, I feel a multi-purpose Building that can be converted easily for Hostel or jamb and even Hall for ICT related trainings.

See jamb question oo.. boss no disrespect oo...but this ur question got to me,,, house is an asset.. tomorrow JAMB might stop using all this CBT centres, and maybe students would be using their phones and stuffs,, technology is changing..but a student residential stays for years even when one is gone, ur children can still inherit, u just need someone to manage it efficiently, like a good and honest caretaker.

Also if u erect a residential esp a nice pne, and also not costly, u DNT need marketing of any sort, na student go dey help u market am as every year school admit new intake, but that CBT u go need go jamb office, do this do that...make I continue? grin
