Can this fit in a 1000 sqm corner-piece land in the lekki area with typical setbacks (front = 9m, rear = 3m, sides = 3m), max height = 10m, permissible # of floors = 2 (with an optional penthouse not exceeding 30% of first floor total floor space area).

Can you provide a typical estimate for this structure's construction cost?

Hi Kiez,
Yes, the above design can fit into that size of land with all the setbacks and conditions stated, however i can't provide an accurate estimate for so many reasons that we've discussed on the phone before. I try so much not to mislead people, estimates and bills of quantities can be done appropriately based on the design, the site location, finishes etc. Though if you want me to give you an estimate based on the above design (with the Client's specs.), i can make that available for you as soon as we are done finalizing the design.

5 Bedroom House + Attached block of flats (The Flats area)

What is the minimum size of land that will be sufficient for this design (5 bedrm duplex + 2 attached flats)? Is the design for 2 or 3 bedroom flats?

Hi Kiez,
On the Project above, about 1350sqm (a little above 2 standard plots) of land was used to design it. It is a 5 Bedroom duplex house with 3 units of 3 Bedroom flats + Bq attached at the rear. The site is a corner piece so the flats apartment have a seperate entrance into the site from the other road.
