Just as I advise myself I also advise others, don't rent an apartment in a compound where the owner also lives especially landladys, back then living with my parents the landlady daughters always had problems with one tenant or the other but they never brought it close to our house because of my mom, people around thought my mom was a fierce government secondary school teacher whereas she was just a civil servant in one of the ministries that goes to work everyday and minds her business..

my own landlady na d sane as Samaritan woman for bible..... 4 children from 4 men, no husband,. All tenants who lived in the flat b4 me, all abandoned their rents b4 4th month of stay cos of her frequent appetite for trouble.when the tenant don run commot, she go come rent the place off again, eating double or even infact, more rent. Secondly She dey disturb anyhow for sex,even when small small boys dey come lash am for house. As I speak, am in my 3rd month of stay, and I don dey plot my way out, but I go take my keys till next year July when rent go expire, so she no go fit rent am out, and I tell am straight to her face say I no go make mistake like tenants b4 me. Imagine d flat after my own, within 6 weeks, 2 tenants pay for d place and run live rent wey dem pay for, and she don rent am to the 3rd person just last week, I released am from cell at abraka police station, asaba, where she was arrested for fighting with another woman over snatching the woman's boyfriend. A 64 year old woman oh.

If all you know about real estate is buying to hold and buying or building for rental income then, your knowledge of real estate is still amateur.

In real estate, we have 3 types of market:
The Emerging Market
The Middle Market
The Peak Market.

What is the difference between these three?

The Emerging Market is usually a market for long time holders(people who can wait for 10 years for their investment to mature)

It is also a market for people who invest based on trend.

The Middle Market on the other hand is a market that has already started yielding fruits. Properties in this kind of market is usually not sold at same price with properties in the Emerging Market.

In the Middle Market, investors don't even need to start waiting for government to bring development before they start seeing good return, unlike the emerging market.

If you want to see a quick return between 1-5 years, stick with the Middle Market. I'll give some examples. Just follow me.

Unlike the other two, the Peak Market as the name implies is already at its peak and can't really appreciate much. Each location has its price threshold. The moment prices hits that threshold, appreciation becomes slow and sometimes difficult. For instance, there are some locations in Port Harcourt that prices of land will most likely not sell above 50million, and plots are already selling at 40-45million in these neighbourhoods. So, buying properties there for huge capital appreciation isn't a wise decision.

On the other hand, buying in the emerging and middle market gives you room for huge capital gain.
Buying a plot(s) of land in a Peak Market is only a good decision if you are considering rentals, be it residential or commercial.

For properties in the emerging market, you'll have to wait a bit longer and it's prediction is often based on speculations. You should know that speculations are what they are, speculations. You can't build around them completely as hope isn't a strategy.

But for the Middle Market, the statistics are already clear. It is not hype. You can see the numbers. For instance, at County Grammar School axis in Rivers where our Creek Haven is located, plots of land sold for 500k in 2019 Currently plots are between 1.5million-3.5million, depending on the exact location. This happened just within 3 years. Population has also increased in the area. Commercial activities has also increased in the area.
