Please how much can I manage to complete 4 unit of 2bedroom flat on half plot of land (26.5 by 120). There is water on the land. Please we have a slim budget. How can we manage in Lagos to finish it.

Sincerely u cannot manage in d aspect of d foundation,,,since d land is waterlogged it must b raft foundation ,,,The area u can manage roofing (make a simple roofing design) U can also manage in d area of finishes all dis hav to reflect in d design frm onset.

I laffed when I saw this post again. Funny thing is, I am currently building the same 5bedroom duplex and what I posted years ago are soo vivid.

Presently mine could cost up to 15m -18m to finish and the reason is that the cost of building materials skyrocketed after that time.

Cement jumped from 1500 to 2500
Rods added over 1000 across all sizes
Granite jumped....


Estimated cost of foundation to roof level 8m.
Foundation 2.5m
Decking 2.5m
Blockwork 2.5m
Miscellaneous 0.5m

Estimated for moderate finishing any 8m.

Mind U, a very close friend is the engr...most times he makes me do supervision by myself, and he isn't collecting any professional fees.
