Buying a house in Lagos is exciting, but let’s be honest, it can also feel like walking into a room where everybody is smiling and nobody is saying the full truth.

The house looks beautiful. The tiles are shiny. The agent is speaking fast. The seller says, “Other buyers are already interested.” Your heart says, “This is the one.” But your brain needs to say, “Wait. Let me check a few things first.”

And that is really the answer to this topic right from the start: before buying a house in Lagos, check the title documents, verify the seller or agent, confirm the house has the right approvals, inspect the property properly, and make sure the total cost makes sense beyond the advertised price. In Lagos, buying with your eyes alone is how people enter stories they did not budget for. The safer move is to buy with your eyes, your head, and your paperwork. Under Nigeria’s Land Use Act, land in each state is vested in the governor, statutory rights of occupancy cannot be transferred without the governor’s consent, and transactions that do not comply with the Act can be void. Lagos also has formal systems for title search, agent verification, and building documentation checks.

1. Check the title documents first, not the POP ceiling
This is the biggest check. Always.

A house can look perfect and still have messy ownership issues hiding behind the paint. In Lagos, the beauty of the building is not the first thing that protects you. The documents do.

At minimum, ask for the full title document chain and let a property lawyer review it. Depending on the property, that may include a Certificate of Occupancy (C of O), Governor’s Consent, Deed of Assignment, survey plan, and registered documents showing the transfer history. The Land Use Act says a certificate of occupancy is evidence of a statutory right of occupancy, and section 22 says that transfer of a statutory right of occupancy requires the governor’s consent. Section 26 goes further and says transactions that do not comply with the Act are null and void.

Now here is the practical part people skip: do not just collect photocopies on WhatsApp and feel safe. Run a proper title search. The Lagos State land portal says its title search service can reveal the current owner and the history of previous owners, and the state’s electronic land management platform is designed for public access to land records and related services.

So when you are asking what documents to check before buying a house in Lagos, think like this:

C of O shows an underlying right of occupancy.

Governor’s Consent matters when that right has been transferred.

Deed of Assignment records the transfer terms between buyer and seller.

Survey plan helps confirm the land being sold is actually the land being described.

Registry search helps confirm the seller really has the right to sell.

If one document is missing, that does not always mean the deal is dead. But it does mean you should slow down, verify properly, and stop acting like urgency is a personality trait.

2. Verify the seller, the agent, and the developer
In Lagos real estate, one of the smartest questions is not “Is this house available?” It is “Who exactly am I dealing with?”

The Lagos State Government has repeatedly said the public should verify the registration status of property agents and developers through LASRERA, and it describes LASRERA’s role as promoting transparency, professionalism, ethical standards, and investor confidence in the real estate sector.

So yes, before paying anything, verify:

the agent

the developer

the company name

the person claiming to represent the owner

If the seller is a company, do not stop at business cards and Instagram pages. Use the Corporate Affairs Commission (CAC) public search. CAC’s official portal allows the public to search existing companies and verify their registration status, and CAC describes itself as Nigeria’s official corporate registry.

This matters because a polished brand is not the same as a legally verifiable business.

For Nigerians in the diaspora, this step is even more important. If you are buying remotely, you should know exactly who the company is, who the agent is, who the lawyer is, and who physically inspected the property for you. If everybody in the transaction somehow knows everybody else, pause. That kind of arrangement can be cozy for them and very expensive for you.
