Firstly there’s a difference between plinth beam and tie beam.

So regardless of the nature of the land if you have a high foundation, you should consider a plinth beam.

For a foundation whose total block wall course exceeds 6 I will prioritize introducing a beam at the plinth level over lintel.

Reasons
Plinth beam helps chain all your columns at foundation level, if at all any settlement will occur it settles uniformly at that level


2) consider that you have a total of 16 course high wall from foundation to lintel level, the wall becomes susceptible to shearing at the base

3) when you adopt plinth beam, it helps carry the 9-10 course of blocks above the oversite concrete (German floor). But lintel primarily cater for the load above the opening (2-3 course of blocks) the main load distribution is done by your first floor beam not lintel.
Some persons see chain lintel as a waste of funds (but that’s discussion for another day)


Concerning the reinforcement bar size

Do you have a structural design?
What does it say?
If not you should consider getting one

However, rule of thumb suggests that if it’s a storey building you are constructing, y16mm is best considered.

I will wait for the foundation blocks to be set first and if it exceeds 6 courses I will kuku insist on the plinth beam. It will cost me more because of the iron rods but I won't mind, I'll take my time. And on this sir, let's assume it's 5 courses foundation blocks, would you still recommend I do the beam, then ignore the tie beam with lintel as it could be considered as a waste of money.


It is just a storey building with 3 mini flats and 1 3bedroom, 1 self con and a mini flat on the first floor. I don't have a structural design only the architecture design

Would you suggest I insist on 16mm instead of the 12mm recommended?

Today sir I talked to the person in charge of my project about the foundation beam and he said the beam will not be necessary that it is when it gets to lintel level that they'll do column beam all round the pillars and the lintel.

According to him, His main reason why the Foundation beam is not necessary is simply because he said the land is a solid dry flat land and not waterlogged

I'll like to ask sir, is that enough reason?


He also said I'll use 12mm for the iron rods all through the pillars.

However I have few questions to ask if you won't mind sir because the project I want to embark on is similar to this design.

1. How many courses of blocks from the floor made before introducing the foundation beam?

2. For the pillars/columns to the beam, what type/size of iron rods used?

3. Like how many tons iron rods will do the pillars and the beam before the German floor?

It's better for you to incorporate a business or register a business name then use it to open a coprporate account as soon as possible.

After you have done that you start running your business through it so that you can build transaction history.

No serious bank will give you a business loan based only on a bank account that is in your personal name.

The loan the bank will give you is not to you as a person but to your business which is considered a separate business entity therefore the money can only be paid into an account that bears the name of that legal entity

Please which bank can open a current account in just my name? I don't have a business name yet or a company name. I only partner with a company to run my own personal stuffs. Is it even possible? I currently have a savings account with GT and the inflows and outflows on the account is above 4m within six months period.

My issues here is that I want to apply for a loan up to 1m for a building project and spread the payments for 12 months for convinience repayments.

I asked if I can convert the savings account to current account they said no unless I have a registered business name with CAC and I don't think I want to go through those process now.

I need this loan up to a million which I'm sure I'll pay up within 4months max but for convenience sake, I'll spread it for a year with the interest.

Which bank or account can I operate that can give me this offer please?

What I intends to build is 3 bedroom duplex and 4 units of mini flats and hopefully there's still be enough spaces around. It is a flat land of 30 x 100. If I can get a nice design that is affordable I'll appreciate. Then start up the foundation base on the design then proceed at my own pace depending on the way I take de see money

Yesterday I was having an argument with a friend on which one to go for. He doesn't have any capital for the laundry business but there is someone he is willing to work with that will bring the capital, a friend of his tho. They will be partners because he got the experience doing the laundry and his friend only the money but no experience.

So I advised him instead to get like 500k and get a good Corolla car on higher purchase for Uber business because he is a very good driver.

He strongly believe in the laundry because he have experience in it but I'm worried about the person bringing in the capital right from the scratch for the laundry business.

Note: The location is Ajah and he works as a driver for now.

So please I need suggestions from the experience people here on what to do in the condition abeg.
