Some time ago, a younger colleague asked me a yes-or-no question:
👉🏽 “Is there such a thing as Nigerian architecture?”

At first, my instinctive response was no.
But the question lingered, and after much reflection, my answer has evolved.

Here’s the truth: there is no single Nigerian architecture. Instead, there are many "Nigerian architectures".

Because architecture is:
📍 A language that communicates identity.
📍 A culture expressed in space.
📍 An art shaped by history and lifestyle.

And Nigeria is none of these in singular form.
If we cannot bring Nigerian culture, Nigerian languages, or Nigerian music under one umbrella.
Why then do we expect a singular architecture to define us?

Another reason is, Nigeria itself ONLY exists as a single entity in politics.
The best expression of which has been in (geo-political) regions.

Therefore, In reality, what we call “Nigerian architecture” is a plurality of regional and cultural expressions:
Architecture of Northern Nigeria → Kano, Sokoto, Hausa/Fulani architecture
Architecture of Western Nigeria → Yoruba architecture (Oyo, Ekiti, Ibadan, etc.)
Architecture of Eastern Nigeria → Enugu/Anambra traditions
Architecture of Benin → The historic architecture of the Benin Empire et.c

These are broad categories (and yes, oversimplifications), but they remind us that architecture reflects people and place, not politics.
Nigeria exists as one entity politically, but culturally and architecturally, it is multiple.

👉🏽 So instead of chasing a singular “Nigerian architecture,” it’s time we embrace the diversity and multiplicity that actually defines us.
Because if architecture is truly about lifestyle, then it must reflect[b] the many lifestyles, languages, and identities that make up Nigeria’s fabric[/b].
And that—at least to me—is more authentic than any attempt at a one-size-fits-all label.

Houses are not be built by 'mouth'.
Or by architect’s drawings, or even all the money in the world.

They are built by hands. Skilled hands.
Even machineries/tools/equipments are operated by hands.

And in there is a major problem the Nigerian construction inndustry is facing.
We are dangerously running out of skilled artisans, craftsmen, tradesworkers and vocational workers.
Plumbers, electricians, masons, carpenters, et.c...
The very people who make buildings possible are disappearing. Young people no longer see trades as “prestigious,” while those who are skilled are migrating abroad for better pay.

This results into:
- Projects stalling because they're not enough workers to run projects.
- Costs skyrocketing mainly from hving to import (or pay more to sourced) skilled labour.
- Quality suffers when adequately skillled workers can't be found)

This technical skills gap is quietly threatening affordable housing more than the rising cost of cement or land ever will.
So, what’s the way forward?

1️⃣ Revamp technical education from schools up.
2️⃣ Build modern apprenticeship and training models.
3️⃣ Rebrand trade work as dignified, profitable careers.
4️⃣ Create partnerships between government, developers, and training institutions.

Because the truth is: without plumbers, electricians, and masons, affordability is a mirage.
Homeownership becomes a privilege only those who can afford to ship in skiled workers can ejoy.
We need them to build faster, cheaper, and more sustainably.

Q: Why is owner–professional collaboration important?
A: Because professionals rely on clear guidance from the owner’s values to make suitable recommendations, ensuring the project truly meets the owner’s expectations.

Here’s an unpopular opinion: professionals (don’t know it all, and as a result) need your guidance.
The best ones love it.

Yes, your architects, engineers and quantity surveyors know how to create designs, calculate material/labour estimates, manage projects and control costs.
But the bottom line is, they all ultimately answer to you, the project owner.

The real question then is: how do you manage them without micromanaging?
The key is to understand the difference between cost and value.

Professionals handle the cost side– the budgets, technical drawings, materials, and labor.
But only you can define the value side– what’s important to you, what you’re willing to compromise on, and what’s non-negotiable.

Think of value in four ways:
📍 Lifestyle Value – How does your environment affect your quality of life?
📍 Use Value – Is your home functional, flexible, and wellness-friendly?
📍 Delight Value – Does it reflect your taste, style, and aesthetics?
📍 Return Value – Will it give you financial returns, resale potential, or rental income?

When you communicate these clearly, you help your professionals align their expertise with your priorities.
But without this, even the best architect will give you a house that looks great on paper but doesn’t serve your real needs.

So, remember: the secret to better projects isn’t replacing professionals,
↪️ It’s becoming a smart owner who collaborates with them, guided by your own values.

Everyone wants the secret shortcut. That one hack that magically slashes millions off building costs.
But here’s the truth 👉 there’s no magic.
The real cost-saver isn’t found on site… it’s found on paper. 😁

Where does construction money go?

Construction costs fall into two big buckets:
1️⃣ Land cost – fixed, non-negotiable.
2️⃣ Building cost – flexible, where savings actually happen.

And within building cost, I typically put into three categories:
1. Project costs: management, materials, labor, contractor fees, contingencies, finishes. Makes up at least, 85% of your cost
2. Government & services: approvals, levies, agency fees. About 3%
3. Design: architects, engineers, quantity surveyors. Less than 10%

Your best strategy to reducing cost is bringing on the design team from inception and letting them know your budget and full project scope.

Why Design matters
Every bag of cement, every rod of steel, every block… is dictated by design.
✅ Adjust wall thickness → halve block usage.
✅ Rethink reinforcement → save tons of steel.
✅ Redraw floor plans → minimize waste, maximize function.

This is what professionals call cost engineering and value innovation.
It’s how you align vision with budget before breaking ground.

But too many people try to “save money” halfway through construction. And by then, flexibility is gone. What you'd get is:
❌ Waste.
❌ Structural compromises.
❌ More labor.
❌ Poor finishes.

Trying to hack costs on site only makes the project more expensive.

The Real Construction Cost Hack
If you want to save millions, here’s the play:
👉 Bring your architects, engineers & QS in early.
👉 Be transparent about your budget.
👉 Let them optimize material use from the drawing board.
👉 Align design with government approvals to avoid hidden costs & delays.


Saving millions isn’t about cutting corners.
It’s about designing smarter.

Start with design → take control of your project’s destiny.
Balance quality, compliance, and cost-efficiency from day one.

Who would you rather be: A smart client or poor DIY'er?

Maybe you're a DIY enthusiast like me too.
With a couple of tricks (that have saved you money and time) up your sleeves.

From changing a bulb, tightening a loose screw.
To fixing my generator, my car, my motorcycle…
Those small fixes have kept me from being stranded more times than I can count.

Knowing DIY is great.
In fact, some DIY know-how should be compulsory for everyone.

But when it comes to construction… Yes, you should still learn as much as you can.
But the rules are different.

I’ve noticed that most times, we pick these DIYs up out of necessities.
Technicians and repairers have shown us enough ‘Shege’ that we decide to do without them until it's completely unavoidable.
And when (these same) people say they’re “interested in DIY construction,” it’s often because they imagine they can replace artisans or professionals.

“If I could fix my car myself, how difficult can laying bricks or interlocking be”

And this is where many people miss the point.
They imagine that because they can handle quick fixes at home, they can suddenly pick up tools and do what trained artisans or professionals have spent years, decades even, mastering and refining their craft.

So they watch tutorials, buy a tool set, and suddenly believe they can do it themselves.

I’ve seen people try.
I’ve even been tempted myself (you don't want to know how many times 😁).
The result is… at best, wasted time.
On bad days, a botched project that costs more to repair than it would have to get it right the first time.

So what then is the real value of DIY in construction? Or how should you approach it?

And this is the insight I wish more people understood:
To not learn DIY because they want to “Do It Themselves.”

That the real value of DIY in construction isn’t to cut out/replace artisans.
It's not to become your own architect or engineer.
But to make you a smarter client.

To know and understand enough to be able to:
📍 Describe problems clearly (instead of shrugging and hoping the artisan figures it out).
📍 Diagnose faster, saving time and stress.
📍 Protect yourself from costly mistakes because you know you know what should (or shouldn’t) be happening in the project.

This literally put meaning to “knowledge is power”
Because when you know enough to understand what’s going on, you save time, money, and a lot of unnecessary stress.

Henceforth, think of DIY like learning a new language.
Fluency doesn’t make you the builder.
It makes you a better communicator (& better communicators get better results).
It makes you informed enough to collaborate better with those who are.


So, pick up as much knowledge to empower yourself, that when you work with artisans/professionals, you get the best out of them.

This is the real point of construction DIY 👉 “Smart clients = smart projects”

Demolition happens for two main reasons:
To correct a wrong (e.g., blocking a canal that causes flooding).
To change land use (e.g., creating space for new infrastructure).

The real question is: Is your building approvable?
If it’s not approvable (wrong title, zoning violation, or clear abuse like building under high-tension electricity cables), demolition is certain.

If it is approvable, most times the government prefers corrections; often prescribing fines, documentation fixes, and sometimes offering discounts to incentivize compliance, over demolition.

This is why approval makes the difference::

Many Nigerians assume that once you have a title, you’re free to build whatever you want. After all, the title means ownership, right?
Yes, but that’s only half the story.

Let me clarify:
Title = Ownership.
It proves the land is yours. The government simply updates its records whenever the land changes hands.

Approval = Compliance.
this time around, the government confirms that what you plan to build is legal, suitable, and sustainable for that location.

This is what gives you the legal backing.
Approval confirms that what you intend to build actually fits the zoning laws, setbacks, density limits, and infrastructure capacity of the area. Hence... "Security of Tenure"

Think about it:
➡️ You may own land in an agricultural zone but want to put up shops.
➡️ Or build 50 flats where the plan only allows 5.

In both cases, title alone won’t protect you. Without approval, the government can deny, stop, or demolish your project because ownership doesn’t override compliance.

So here’s the real insight:
Owning land (title) gives you rights. But only approval gives those rights legal protection. Together, they secure your investment.

So the next time you think “I have my title, I’m good to go,” remember: title is ownership, approval is permission. You need both.
