Your home is lying to you about size

I've been wrong about this too but…
Square meters don’t tell the whole story.

We’ve been trained to value a space by its size
In fact, how big a room is determines how much we can sell it for.
We boldly display homes in numbers, 60 sqm, 90 sqm, 120 sqm, as if size alone tells us how it will feel to live there.

I'm not naive, I know every 'sq.m' costs money

But here’s the truth:
A badly planned 90 sqm flat can feel smaller, darker, and more cramped than a well-planned 50 sqm home.
So the value of a hoe should be beyond its size.

Why?
Because space efficiency isn’t about size,
It's about how well it works for the residents/users.

A home’s livability is written in its flow, not its floor plan.
When circulation is awkward, when corners go unused, when light is blocked the “big” space becomes useless or even wasted.

A well-shaped space is different.

It gives you:
✅ Circulation that flows naturally: rooms feel connected, not chopped up.
✅ Multipurpose use: flexibility in use of spaces or furnishing. This alone multiplies te value of the home
✅ Built-in smartness/efficiencies: so your home feels more intuitive than ‘programmed’.
✅ Natural comfort: stretching visual space beyond walls.

Design can make a modest home feel generous, and a big one feel even bigger.

So maybe the question isn’t:
“How many square meters is it?”
but
“How well does it work?”

Housing in the age of side hustles.

The way we work has changed. 9 to 5, as we know it is dead.
Yet we're still designing and building houses for the old way.

These days, everyone is stacking side hustles, freelancing, remote gigs, and full-on passion projects on top of their day jobs.

It’s no longer unusual for one household to have:
🔶️ A graphic designer in the living room,
🔶️ A baker in the kitchen, and
🔶️ A crypto trader pacing the balcony on a Zoom call.
Yet… our houses still pretend we live one predictable, single-stream life.

Whereas,
❌ The typical rigid zoning of “one function per room” has become the new “enemy” of modern living.


This is where the housing conversation needs to catch up.
🟠 Multi-use layouts
↪️ rooms that adapt in minutes from workspace to living space.

🟠 Soundproofing
↪️ not a luxury anymore, a survival need.

🟠 Lighting and ventilation
↪️ for indoor comfort, just because health is wealth and fuel is ‘cost’.


So instead of building houses for yesterday’s jobs, with today’s methods, in tomorrow’s economy… What if:
♻️ … a starter home came with a fold-down desk, built-in shelving, and power outlets in every wall?
♻️ … courtyards doubled as outdoor studios?
♻️ … your rent or mortgage already included a co-working pod in the estate?

It’s possible to rethink housing so it transforms as our work lives keep evolving.
