After talking with members of our 300+ strong community, we confirmed that: Most people know they don’t need (and interestingly don't want) a full plot... the more reason the 'cut-throat' cost of land frustrates them. 🚫 Like, no matter what they do, it keeps slipping out of reach. However, what most wouldn't compromise is ownership rights. Everybody wants 100% ownership or nothing. ↪️ Because we’ve been told that ownership must be exclusive to be valuable. ↪️ That unless it's all yours, it’s not really yours. And this is why many overlook 'shared' (home)ownership. Meanwhile, community-powered ownership isn’t a compromise. ✅️ It’s a catalyst... it's like contributing to share a cow at christmas. ↪️ Everyone gets a share of everything...equally, according to how much they contributed. That’s why we created Land-Pool. 🟢 A fractional co-ownership model designed for real people with budgets. ↪️ It allows 4–5 people to share 1 plot legally, transparently, and intentionally. ↪️ Each with their own SLOT, their name on the title, and a path to owning a home, even if it's at a gradual process. i.e... It is smart, shared ownership with clarity. ✅️ 1 plot ➡️ 4–5 owners. ✅️ Simplified ownership ➡️ costs savings ➕️ 100% title rights ➕️ freedom to build at your pace. 👎 No fantasy of fast ROI. No hype. ✅️ Just a smart response to Nigeria’s middle-class reality. ✅️ Real access to tangible growth, for real people. But this is more than just a tech-enabled model. It’s a mindset shift...And the proof that: ➡️ You don’t need to wait till you can afford a full plot to start. ➡️ Communal responsibility can unlock doors 'solo effort' might never reach. ➡️ Housing can be affordable and dignified, if we’re bold enough to build differently. Community-powered homeownership isn’t just about sharing land. ✅️ It’s about creating equal opportunity. ✅️ It's about reshaping the future together... One SLOT, one family, one home at a time. Everyone comes together to create and build the neighbourhood to their taste...equally, all costs shared/structured for conveniences This is for the people often left out of real estate conversations. At PetitHaus, we see housing differently. We believe the dream of owning land shouldn't be about "who" owns it, but about "how many more people" can access it . So, if you’ve always thought smart co-ownership isn't possible, this is your cue. ➡️ It's possible ☑️ Turn your 'landowner' goals from a "distant dream" into a shared reality? ‼️Stop waiting for "affordable". Make it ‼️ We invite you to build with us. Sign-Up today and be one of the first to access fractional plots as they drop for grabs. Listings go live next week!!! Here's a little description of what PetitHaus is and how we are solving the housing problem. I'm available to answer your inquiries and provide any clarifications you may require. Let's discuss.

You can now own land and build homes in Lagos within your budget. Hello Nairalanders. It's been ages. I've been away from this platform chasing career, climbing the professional ladder, and ultimately finding something I'm really passionate about. The housing shortage amidst high cost and harsh economic realities is no longer news. If you’re anything like me, you’ve probably become tired of complaining about how impossible it is becoming to own a home or even buy land in Lagos (or Abuja) Prices keep rising. Salaries don’t. And most of us don’t have ₦50m–₦100m lying idle for a single plot. This frustration was why we started PetitHaus: ✅ To make homeownership affordable and accessible for regular Nigeirans ✅ To help real people own land legally, transparently, and responsibly ✅ And to do these while balancing good location + real title + affordability Let’s talk… How? 👉 We built a Fractional Co-ownership Model. It works like when friends pool money to buy and share a cow instead of buying one cow each. Imagine splitting 1 plot into 4 or 5 equal “slots”, where: > Everyone owns their part legally > Costs (survey, deed, etc.) are shared evenly > Each person gets full title rights in their name > Everyone builds at their own pace and taste > No middlemen, no hidden fees. > Just real people coming together to solve a real problem So instead of looking for N100m to start, all you need is N20m for ⅕th co-ownership or N25m for ¼th. It really bends the market to your budget. You may ask… “Why not just buy a ‘cheap’ plot somewhere?” 👉 Because sometimes “cheap land” becomes expensive: > Bad roads = high transport costs, stress & safety issues > Far from jobs & social life = low quality of life > Unverified title = risk of losing it all > No infrastructure = higher lifetime costs At PetitHaus, we do the hard work to shortlist plots in good, livable locations with verified titles and fair pricing. Our goal isn’t just to sell land It’s to help everyday people (not just the top 5%) to own property, build sustainably, and protect themselves from inflation. If you’ve ever thought: “If only I could find other trusted people to co-own land with…” That’s exactly what we built this for. We call it Land-Pool. We have been working on this journey for 3 years and counting because we believe it will create equal opportunity for middle-income earners to finally own homes/property within their income… especially for regular people who are only interested in owning land and/or building homes in a market that is built for the high class. We just launched Land-Pool… And the listings are limited and will be delivered on a first-come, first-served basis But it’s okay to just learn more about the company I co-founded, what we stand for, and why this matters to us first. 👉 Check it out here: https://www.petithaus.com I'd be happy to answer questions, explain how it works, or hear your own frustrations about the market. Let’s discuss. What do you think about co-ownership? Do you think it will work… especially in Lagos?

[/size Hi everyone. I'd like to get (old/current) user's experiences as well as mechanic/parts dealers take on this. I'm considering making a deal for either a 2005/06 toyota tundra double cab v8 4wd or a 2005 F150 crew cab fx4 4x4, and I'm undecided. I'm not bothered about fuel consumption or cost of maintenance (in terms of fluids and recurrent vehicle expenses) I hope to be educated about how either of these cars handle from nigerian users. Also considering that I currently drive an almost "perfect" honda ridgeline, I'd like to know what the switch would be like. Apart from the fact that it's a toyota vs "another brand" comparison which has the obvious nigerian response, I'd like to know what the handling is, durabiluty, reliability, common issues and ease/cost of getting parts, ease of repairs and troubleshooting of faults. Kindly advise. |
theyongest:MORE UPDATE gear rebuild completed and was reinstalled. The transmission guy said the only problem with the internal unit was the "selector", which he replaced, all he did was basically tear apart, clean and reassemble which i'm very pleased with. nothing beats you knowing nothing is "manage it" within my gear unit. I went to pick it up on Saturday. Apart from the fact that the mechanic blew up my radiator (didn't fasten the bonnet support well, it fell and hooked one of the fans, caused the engine to overheat and the radiator multiple leakages) fixed radiator then test drove to notice difficulty in shifting to second gear, Mechanic mentioned the refill (with 6 quarts) wasn't to guage so we topped up the ATF (yeah, DW-1) with half quart more. The drive back home was okay(shifting was smooth, gear ration was within range) except for noises from the front wheels. At first, i thought the tyres weren't tightly nutted, tightened them, pushed the pan behind the knuckles further back and the noise sort of disappeared only to reappear on monday morning. I noticed as the vehicle was pulling out, it was making screeching brake noises on acceleration but i shrugged it off thinking the brake rotors were just getting warmed up, but i was wrong. Truck drove to lekki and back under duress. I (I wasn't the driver) took it round and discovered (by luck) the front brake calipers were stuck closed causing the gear and engine undue suffering. CEL. smell of burnt ATF and D was flashing, Half filled tank was almost empty, engine cooling system was over-stressed (cooling cycle was like 45sec apart). first of all, we got the brake system and the calipers serviced, Got a scanner for codes and as expected Clutch pressure control solenoid valve A was stuck. Nothing was done to the solenoid yet, simply cleared the error to see if it will resurface after a couple more miles of driving before servicing or replacing it. I've decided to leave the oil too for a little longer before draining. All seems fine again. Vehicle is still under observation for the next month and fingers are still crossed. Warranty cover on said transmission repair lasts for a month from pick-up date. Transmission guy is regularly updated per each hiccup and/or fixes. Any advise on this or what to look out for will be appreciated. people of God, my pocket is paining me. |
theyongest:Update. The swapping of the clutch pressure solenoids work for maybe a mile or 2. It started dropping after a couple more miles. Meaning it's an internal damage. Gear had been dropped for a tear-down and inspection to help us know what's wrong. Fingers are crossed. |
radautoworks:I'm truly grateful for your feedback, I do not take it for granted. I got a rewire to scan, though I was too distracted when he told me his result which he said pointed to the clutch pressure solenoids. On removal, the 4 nut was bad and the 6 nut had gum in its passage. Getting them swapped at the moment. Will test drive afterwards and revert. If positive, I will proceed to do drain and refill. |
radautoworks:Thanks. I however noticed something yesterday morning and this morning that driving from sangotedo was problematic (switching gears at every stop) but the problem seems to go away from around jakande. I drove to lekki and back to chevron yesterday morning without any drop. Today, I'm sure it was from around Chisco that I drove all the way to oyingbo wothout any drop. This looks like its transmission temperature sensitive. What do you think sir? |
luvinhubby:Thanks for your time sir. It disengages on deceleration. Though better when really worked up. It just revs and does nothing until you throw it into park or neutral and then into drive again. |
radautoworks:Thanks for your feedback. I align with you about the tokumbo being a lemon. But we must move. Answering your questions. 1) how long after tokunbo swap did this start? About 8 months after 2) why did you drain the type H? Vehicle had a wiring issue, car went into limp mode, it was smelling burnt after wiring was fixed, plus it was around 3000 +/- 200 miles due for service. 3) where did you get the dw-1? From oyingbo (luvinhubby) 4) what was the timing of the roll back? Roll back was noticed about a week ago. My wife has been using the truck recently, I noticed when I drove it that it was displaying a familiar mileage. And its same mileage on both trips A and B. I'm confident your workshop can handle the rebuild, I'm just not confident about my pocket. If you would have me, I'd like to schedule an appointment. Regards |
good day everyone. i have a troublesome one on my hands. i drive a 2006 honda ridgeline (meticulously maintained) which recently started experiencing neutral drop out on the (less than a year) tokumbo transmission. This means the gear gets into neutral when i come to a stop or really slow down. It only revs and does nothing until its thrown to park or neutral, then it drives till another random time. This used to be once in a while till i decided to replace transmission fluid with genuine dw1 (the other oil i"ve used is Car quest's Type H ATF) and serviced the 2 switches. Instead of fixing the issue, it became worse. Now the transmission drops out into neutral at every stop. Accompanied with these are a few other issues: 1. the drop-out is sometimes accompanied with rough idling and the car goes idle rpm hunting 2. my odometer was mysteriously rolled back from 250k plus to 220k plus suggesting a brain box malfunction 3. no CEL Kindly advise sirs, are these issues connected or they are to be treated separately. Your advice/ guidance may save me thousands of Naira. Have i lost my gear or will repairing make some sense, (how much does a BJFA or MJFA h5 transmission cost?) |
Your dog has identified its territory, I'm guessing it was the first time your bro in law came around since you got him, if not, then it's either your bro in law is disrespectful to your dog or you dog was plain jealous. Or maybe the pop corn triggered something. From the pictures, it's obvious he's closer to your daughter than yourself, the reason he didn't snarl at her. And he might just be jealous because your daughter showed affections to her uncle. You need to bring in your bro in law again, replay the scenario and see what gets him off. PS. Don't think your dog is less than any other dog (large dogs) because he's raised to be a pet or because he's indoors. He's a dog with 100% dog instincts and he will act as treated. So, as much as you're training your dog, you must teach people how to behave around your dog. |
rumenase:Yeah bro. And too bad, I couldn't be there to help him recover. He's doing well now tho. |
silkytouch:Be careful do you don't raise a dog with health issues. I speak from experience, let your dog grow right. |
babyboy4every1:Hi boss, it's been a rough couple of months for the boys but I'm glad they're doing well now. Told Bauer is recovering from his surgery and Sprint is getting fatter. I'm impressed. Nice work, buy can we see some pictures? I know they're are doing fine but some pictures will help. Thanms Regards |

Thanks to everyone who showed support, interest, adviced and encouraged us. Our boys are settling in a new home. We hope their new human will update us once they've adapted to the new environment. Thanks once again |
By the way, can y'all stop derailing this thread. I've got to find a new home for my boys and time is not on my side. If @ babyboy4every1 is as serious as his passion sounds, I CAN let him have them (he's going to have to do plenty talking to convince me though). To each his own biko. |
neihzar:Be careful what you wish for, my boy has this arthritis because I wanted him to grow to his full growth potential so far loaded him with protein and he grew too fast. Let you puppy grow normally. Back to your question, fish and rice will do, but if you're close to Shoprite and you have rice, buy chicken bones and/or pets mince and mix with the rice. Cheers |
Greene66:Not all first time dog owners will fail at raising a CO or Rott, or BB as always believed. It's bores down to research and sound preparation. If he knows what he's doing, he will be just fine. Let's push the stereotyping aside. Some "experienced" dog owners will fail in raising a CO. And a dog is as good as he's trained. |
