Dennis3D: It's good everyone shares and air their views to different topics here. However, be mindful of the fact that construction varies from place to place, location. Even two same designs can cost more to build.
The foundation of all buildings are not exactly the same because no land is indeed same. Pictorial representations at times doesn't show full details of what is done in a construction work.
And you can agree with me that skills and workmen are different in service delivery as per design. So construction is flexible and not rigid. It's mustn't be one system for all.
Building in rural area is far different with building in the cities. Be mindful of the differences. Thanks for this |

Dennis3D: Different factors affect Building construction.
Take note: - Design - Level of Workman skill - Location - Contractor - Other miscellaneous factors unforseen Thank you my brother |

We don't really need to drag this matter as I think but let's build what we can afford with any fund we have.
Anything that comes there after we can blame ourselves maybe the quality is good or bad. If you can do a small duplex for 4million you are fine, and if na 10m you have it's up to you, bungalow for 550k to lintel congratulations and if 5million congratulations. We don't need to drag it we all know the fact in our heart as we all read thru the thread.
I always like my clients to handle anything materials cos I always he tell them say pls handle this so in the long run we can both see how the money went and how much so not everybody steal. I don't have a reason to steal am blessed. Saying this on behalf of others. |

BOOOMNAIJA: I used roughly 20 bags for foundation work.....65 bags for blocks to lintel and beyond(2 coaches)....
Got free sharp sand from site....3 loads of stone for foundation(10k each)....3 loads of gravel(12k each)...40k for labour on foundation....130k for building labour...60k for iron rods....10k for lintel and pillar woods( got some free woods on site)...12k for sand filling...15k for iron work by welder....got a further 10 bags of cement for later works....cost of land is 200k(half plot) plus 20k for commission....5k given to lawyer who prepared papers(he's a father figure to me, a church member)....already done with soakaway(15k) Very good. Well done sir. I've been silently following. I'm happy you got this for the price stated in Ondo as said. Now for all to see, believe and digest kindly break the following stages down as I state if you really want us to understand you, I believe you even if you say it's 500k you have spent, I don't have issue with that I believe work have to speak not we rattling around things. 1.What's the number of blocks for substructure (foundation I mean) 2.Tell us about the strength, 3.The size of the hollow block with the price of each 4.The mix ratio for blinding and choice of foundation type 5.quantity of iron used, name of the iron if imported or local, then price of the irons with transport tag 6. The depth of your substructure that a trip of filling could filled it up 7. The thickness of your DPC damp proof course and tell us the number of cement used with accurate trip of sand used, cost of labour, carpentry, iron works etc 8. Number of blocks for the superstructure from plinth to the window height, cost of the iron for lintel, mix ratio for both block work and the casting. 9. Lastly the sqm of the building area. Pls clarify this and we will all bliv as one |

boay: I am happy that some people are disagreeing with some estimates being given here.
Most times I read comments and laugh.
You can't compare the opinion and experience (about construction cost) of someone working in PH, Abuja, Lagos with that of another in Ilesa, Ife, Ede, Akure, Ogbomosho, Ekiti, etc
Even if you claim you have experience, apart from location and nature of the site, the pocket of the client, speed of completion, knowledge and exposure of the client, nature of execution (direct labour or through contract), duration, etc can determine the final cost.
Consult the professionals. God bless you Sir |

Dennis3D: Bros. Person no run. However, we would try to engage more than we are doing currently. You know people's schedules are different.
Like you pointed out. Some people become bias and unnecessarily agitated when some advise from those on field give.
It's a learning platform for all. Love this. |

abdulwastecx: If by build, you mean to completion, with the following components: A. Carcass 1. Foundation 2. Structural frames (columns, beams, slab and concrete fascia) 3. Partitions walls 4. Roofing 5. Conduit electrical and plumbing pipes
B.finishing 1. Windows 2.doors 3. Pop 4. Burglary 5. Plumbing fittings 6.wiring and electrical fittings 7.tiling 8. Water distribution system and plumbing fittings 9. Ac and other mechanical fittings 10.painting 11 handrails 12. Telecom and tv points
C.external works 1. Fence 2. Gate 3. Front railings (optional) 4. Soakaway and septic tank 5. Inspection chambers and external reticulation works 6.overhead tank 7. Borehole (optional) 8. Wiring and lighting on fence 9. Compound landscaping (interlocks or mass concrete)
20m will not cut it, you will need a minimum of 35m to get anything reasonable, irrespective of the soil type |

abdulwastecx: No one is exaggerating anything. In this clime, 20m can't build you a five-bedroom duplex, it is as simple as that.
The problem we have in Nigeria is people planning to do what they can't afford, a simple five-bedroom bungalow with moderate finish can even be done with 18m, but extending that to a duplex may be problematic. I support you |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by Timtol(m): 1:58pm On Aug 27, 2019 |
opebiboy: so 20 million cant build a five bedroom duplex? It can depending on the number of floors and the area covered by the floors, the choice of roof and the type of foundation. Note only for carcass can 20m do the deal. There are some 5bedroom duplex that 20m can never finish, if too too big. Cheers! |
