Every year they get more sophisticated and daring to rip off unsuspecting buyers off their hard earned money by either offering for sale dubious lands that do not belong to them, procuring false land documents to deceive the buyer that they own it or Swindle, con, collude and work on the buyer's Naivety who is inexperienced in purchasing lands in Lagos and dealing with these criminal elements.

2. Visiting the land physically to detect or deduce any physical encumberance

3. Meeting up with the Agents/ Sellers to trace the history of the land and if there is any issue what so ever or the tiniest red flag to doubt its authenticity we will not endorse it till they satisfy us beyond reasonable doubt

4. Visit the land registry at Alausa to confirm all necessary checks and landed paper documents

5. Finally investigating the owner/owners to deduce whether there is a history of fraud

These Could result in Multiple trips to the Land Registry, The Land or owner or whosoever till we get our facts right.

For all these we charge a Flat Fee of N60,000

If our search report comes out inconclusive or we do not endorse the first one due to irregularities or fraud and the land is not given a clean bill of health to purchase, the Second search will be done free as long as its within 3 months of the first search we were contracted to do your search and if we are to conclude the transaction on your behalf and prepare the documents, the N50,000 will be deducted from the mandatory 5% of the purchase price legal fees.
