my builder gave me rough estimate for building 3 2bedroom flat. its for commercial purpose.(rent)

the foundation is going to be 4 blocks high.
one toilet, one bathroom and one kitchen per flat.

this is a standard flat. he is going to evplain to the architect how we want it.

2000 blocks to foundation (4 blocks high) @145each =290k

2 trip of sand -@28k each 56
8tons of granite -30k each 60k
50 bags of cement 1700, 50 naira each to carry it.- 87,500
digging the 3flat 45k
setting the 2000- 3,500per 100 blocks and 1,500 for helper= 100k

total: N638,500.

i have asked him how much he want for supervising the work, he said i shud give him wat i feel and he wud tell me if its enough or not.
how much do u think is fair for supervising up to foundation level.

Am a builder, I think d prices are ok.(very cheap, I would hv taken more)
But some things are missing from ur list, things like iron rods, wood,water, etc

He actually said they rent tank for 1500 per day and and fill it wit 4500.

Am shocked at the bricklayer price thot it was 2500

It depends on alot of factors,how well he will do d job, ur relationship with him,how much u r willing to give him.

I think anything between 10-15% of his estimate would do.
that should be between 63-90k.
