Job Title: Construction Project Manager Job Summary and Mission This job contributes to the success of the company by providing planning & project management skills while maintaining the highest standards of excellence. The position manages the construction process so that projects are completed on time and under budget. Summary of Key Responsibilities Responsibilities and essential job functions include but are not limited to the following: • Develops and manages budgets consistent with timeline requirements for medium to large-scale new store development or renovation projects. • Develops scope of work consistent with operation needs and budget allowances. • Oversees region scheduling, bid negotiations and consultant relationships. • Manages and monitors project schedules within budget guidelines, progress and costs to ensure projects are completed on time and effectively. Maintains, adjusts and updates project plans as needed. • Consolidates, communicates and manages all issues and risks affecting the project. • Communicates project status to project participants and stakeholders accurately and on time. • Manages the construction phase of the development process. • Monitors general contractor and vendor performance during construction build-out phase. • Oversees ordering and tracking of materials and equipment. • Visits job regularly to perform due diligence and monitor quality. • Addresses concerns and maintains consistent follow-up on any outstanding issues. • Manages the permitting and approval phase of the development process and ensures all proper approvals have been received prior to initiated possession or construction phase. • Oversees and maintains relationships with external professionals and consultants. • Oversees contractor and vendor performance during construction phase through site visits and report review. • Oversees bidding process and contract negotiations. Ensures company's contract policies are followed. • Prepares, communicates and educates client groups and team on changes in policies and practices within the organization. • Supports development efforts by working closely with other departments to determine more effective processes and tools. • Plans and manages construction processes and practices to ensure that programs are aligned with company business goals and objectives. • Travel within Nigeria • Responsible for preparing, examining, analyzing, negotiating and revising contracts that involve the purchase or sale of goods or services such as equipment, materials, supplies and products • Oversee proposal planning and administration of contracts • Ability to negotiate terms and conditions of contracts • Maintained detailed and organized files and documents • Report status of contractor and owner deliverables • Maintain audit file for each contract which will include original contract, all correspondence, changes, amendments, clarifications, payment schedule etc • Prepare and disseminate information to appropriate employees regarding contract status, facilitate contractor meetings • Ensure that contractors and vendors are in compliance with legal requirements, owner specifications and government regulations • Perform closing activities as needed Basic Qualifications - Must be at least 32 years old - University Graduate - 2 years relevant job experience - Experience using MS Outlook, MS Excel, and project or construction management program(s), such as MS Project, Primavera or Timberline systems Required Knowledge, Skills and Abilities •Strong analytical and problem-solving skills •Ability to work independently in a demanding, fast-paced environment •Ability to manage others •Strong project management skills •Ability to adapt quickly in a rapidly-changing environment •Ability to manage multiple, complex projects for national retail or restaurant industry •Ability to negotiate •Business analysis skills, with the ability to see implications and provide consultative solutions and recommendations ••Strong communication and presentation skills •Strong interpersonal skills, with the ability to develop relationships across all levels •Strong knowledge of commercial evaluation metrics •Ability to balance multiple priorities and deadlines •Strong computer aptitude and ability to learn new applications Send your resume to kaosarat@gmail.com |
