Governor Gbenga Daniel is merely exercising his right to partake of the " five-finger discount", otherwise known as embezzlement or looting, with full confidence arising from the correct assumption that CRIME PAYS IN NIGERIA, and that there will be NO day of reckoning with regards to any form of criminal prosecution for his avarice.

Love it loathe it, that 1.7 million pound London mansion and the nearby "cottage" Mr. Daniel purchased with stolen public funds are his FOR LIFE, along with the fat UK bank accounts from which he wrote checks to purchase those properties and transfer all his kids from Nigerian to British schools.

Prospective candidates for political office in Nigeria regularly strive to get one another murdered by hit squads for the simple reason that they all intend to "serve" themselves and their immediate families to the very best of their abilities just as soon as they are in a position to control the flow of government money from Nigeria's oil fields, and they are all very aware that their odds of realizing that free-loading dream improve in direct proportion to the number of opposing contestants who meet untimely deaths before election day.

SCHEDULE OF RESTRICTIVE COVENANTS

1 The following are details of the covenants contained in the Conveyance dated 2 December 1932 referred to in the Charges Register:-

"THE VENDORS for themselves and their successors in title hereby covenant with the Purchaser as follows:-

(a) That they the Vendors and their successors in title will not erect nor permit the erection of more than One house (to comply in all respects with the said restrictions) on their land lying between the land hereby conveyed and "West Lodge" indicated in the said plan hereon and thereon coloured Green."

NOTE 1: The land in this title is included in the land coloured green.

NOTE 2: The said restrictions are similar to those in the Conveyance dated 8 September 1933 referred to in the Charges Register.



2 The following are details of the stipulations contained in the Conveyance dated 8 September 1933 referred to in the Charges Register:-

"1.Fences. The Purchaser shall forthwith erect and plant and forever hereafter maintain along the frontage next the road of the plot purchased by him a fence with hedge or a brick or stone wall not exceeding four feet in height and he shall keep the front garden of the property in order.

Along the boundaries marked "T" on the plan annexed hereto:-

(a) The Purchaser shall forthwith erect and forever hereafter maintain a fence consisting of strained wire on upright iron standards such fence being not less than four feet and not more than six feet in height.

(b) Such fence shall have wire netting up to the height of not less than three feet from the ground added thereto.

(c) The Purchaser shall forthwith plant and forever hereafter maintain a good and sufficient hedge

(d) No hedge shall be allowed to exceed the height of the fence next thereto.

(e) Without the consent of the Vendors no other form of fence shall be used.

2. Buildings. No erection or building shall at any time be placed or erected on the land except dwellinghouses with suitable offices garage and outbuildings appurtenant thereto and not more than one dwellinghouse shall be erected on each plot the whole of the land hereby conveyed being deemed for the purpose of this clause to be one plot only and such dwellinghouse shall be detached save as mentioned in clause 8 hereof. No dwellinghouse shall be used as an apartment house or flats or for any other purpose than as One Private Residence with Garage and outbuildings appurtenant thereto. Nothing except front fences or walls and divisional fences shall be erected on any plot within a distance of Forty feet of the front boundary of each Plot.

3. Houses. No dwellinghouse shall be erected on any plot of a less cost value than £2,000. Such value to be estimated according to the actual or prime costs thereof for materials and labour of construction only taken at the lowest current prices and exclusive of the value of the land and cost of any outbuildings or fences. No building of any kind shall be commenced and no new building or addition to any existing building on any plot shall be made without the previous consent in writing of the Vendors. Plans and elevations shall be submitted in duplicate for approval by the Vendors' Architect together with a fee of £2.2.0. upon each application for the Vendors approval. One set of such plans and elevations shall be returned and the other set shall be retained by the Vendors.

4. Materials. No building shall be erected upon any plot of which the roof or other exterior walls shall be constructed of any form of corrugated or other iron, felting asbestos tiles or sheeting.

5. Constructional Work. If and whenever any new building or alteration or additions to any existing building shall be commenced on any plot the Purchaser shall construct a Sleeper track leading from the metalled carriageway in the road bounding such plot up to the boundary of the plot in question and thereafter the purchaser shall proceed with his building operations with all due diligence and thereafter shall forthwith remove the said sleeper track and make good and restore all damage which may have been caused to the carriageway the grass verges, the footpaths or the gulleys or drains belonging to the Vendors and for the purposes of such restoration the Purchaser shall employ such firm as shall be nominated by the Vendors' Architect who shall supervise such restoration.

6. Sheds. No residential vans or other vehicles of that kind nor any temporary building of any kind shall at any time be erected or allowed to remain on any plot except sheds or workshops to be used only for works incidental to the erection of buildings on such plot.

7. Excavations. No bricks or tiles shall be made on any plot nor shall any clay or lime be burnt thereon except during the erection of buildings on the said plot and for the construction thereof. Nor shall any chalk earth clay gravel or sand be excavated or removed therefrom except such as may be removed in excavating for foundations basements or drains or during the laying out of such plot for Garden ground.

8. Trades. No hotel public house boarding or guest house nor any trade business or manufacture whatsoever shall be carried on or permitted or suffered to be carried on upon any plot or in or upon any building thereon. Nor shall any part of such plot or building be used or permitted to be used as a public house or beer house or for the sale or consumption of wine beer spirits or other intoxicating liquor. No hoarding shall be erected nor shall any advertisement or outward mark or show of business (except in regard to the sale or leeting of the property) be put up fixed or placed outside any part of the property but any purchaser shall be at liberty if such is desired to exhibit a suitable nameplate of a Solicitor Surgeon Physician Dentist or other professional person and to carry on upon the property all or any of such businesses provided that no part of the property is used as a home for the reception of a person or persons of unsound mind.

9. Nuisances. No part of any plot or any building thereon shall be used for any purpose which in the opinion of the Vendors shall or may be or grow to be a nuisance damage grievance or annoyance to the Vendors or to the owners or occupiers of any property in the neighbourhood and in particular no Linen or other washing or laundry work shall be hung out or exposed upon any part of the plot unless it shall be hidden from observation by an effective Trellis or other suitable screen. No poles wires or other Aerial or Wireless apparatus nor any Flags Staffs or similar poles shall be erected on any plot

10. Roads. The Purchaser shall contribute and pay a fair proportion of the expense of the maintenance of the carriage way footpaths verges and kerbs (and the sewers and drains laid thereunder) to the roadway upon which the Purchasers plot abuts, until the same shall respectively be taken over by the Croydon Corporation. The proportion payable by each purchaser shall be calculated according to the frontage or side frontage of the several plots such calculation will be made by the VendorsSurveyor for the time being whose decision shall be final and binding.

11. AS regards such portions of the Vendors Estate as may for the time being remain unsold the Vendors or their successors in title shall not be bound by these restrictions and they shall be at liberty at any time to sell any unsold portion of their estate under any other or without any restrictions as they may think fit."
