I have a piece of land, less than a plot of land but bigger than have plot. I will like to build an upstairs on the land, 2 by 2bedroom down and 2 by 2bedroom up. Right now there is 2 bedroom bungalow on the land but I will demolish the bungalow. Please can anyone in the house give me rough estimation of how much I will need. |

SUNNY4GOLD, With all sincerity of heart, may i say that that are no fixed figure for the construction of a building because so many factors influence the overall design decision. But for the magnitude of your aspirations, a figure of about 10million should spring to mind. As earlier said, this figure could be more and if going to be less would be just a little (BUT I CAN ASSURE YOU WOULD BE MORE). OrientNigeria, is there any way you can help with a chronological breakdown of this 10 mill; I'm currently undergoing such project. I already sent more than that amount to my eldest half-brother, we just now completed the decking. My biggest problem is time factor, couple with the fact that he's an Engineer. |

Good morning all I am a building technologist by profession and for a project of this specification what we I will want to know is where the plot is cos this prices differs cos of the location and the type of finishing you want cos you won't compare the quote of a stonecoated roof to the quote steptile so if the finishing is moderate. And the location is know the one can give the qoute that will be almost perfect |

sule4:Hello Sule4. There are no chronological order for the breakdown of cost of building component. I am not a cost analyst or quantity surveyor so I might not be able to give you that. As earlier implied, so many factors can be attributed to the cost of a building, the ultimate being budget. In most cases,its more than 10 million for those class of housing. The soil biology, material specification such as roofs,windows, wall finishes etc really have a spiral effect on the over all cost. I would advise that in the midst of the perceived "fears" on your project, try as much as you can to make sure that the structural integrity of your building is maintained. In my little experience, I have come to realise that people tend to cut cost only to end up paying more for the cost they were trying to save. Just maintain a high level of integrity. Sunny4Gold:Sir, The figure I gave is a "vague" figure arrived at based on a similar project which I was indirectly involved . The said project was a 5 bedroom bungalow; as I speak to you, close to 6 million has been spent and the house is yet to be painted and tiled, the civil works have not been done.(the cheapest materials and workmanship was utilised here!) Although construction rate across region differs, effort should be made to make sure that the functionality and structural integrity of the building be not compromised so that you don't end up incurring so much cost in maintaining such buildings. |

well since its outside lagos,well 8 to 9millz might do...for a dry land your foundation works and materials shouldn't takeup more than 2millz...there wont be any community"omonile" charges......few materials might be left over for deck(slab)....so i say anoda 4millz with take you up to the first floor(upper floor) lintel level or even to the wall plate...the materials for the roof bracing might be extimated @ 1mill.....so the remaining cash might do the rest....but this is not an accurate conclusion coz i havent seen any plan but it should be around the figures...... |

Sunny4Gold: For this 2bdrm flat storey building this cost I will assume perfct fot the project and for the pix below that exactly will go for the quote Sand for the whole carcass work to roof 10trucks @ 18,000=180k 190bags of cement @1950= 370,500 9inches blocks, 3,200 blocks @ 150= 480,000 6inches blocks, 2,200 blocks @130= 286,000 60tons of granite @ 150,000 per 30tons= 300,000 1and1/2 tons of 16mm @115k per ton= 172,250 1 ton of 12mm @115 per ton= 115,000 20trucks of laterite @ 10k per truck= 200,000 1x12x12 80length @700 = 56,000 4 and 3inches 1bag each= 11,000 Stirrups 1 tons= 70,000 General labour= 700,000 Supervision= 300,000 Decking= 1,700,000 This quote is based on the experience I had in a project in ondo state I think the prices there are similar or less than this but for the quantity of material that's what you will be needing |

Good day all below is the pix with which the quote I gave. Is assuring and perfect and its an ongoing project and another thing I will advice is that we should try and bring down our form of analyzing breakdown cos here on nairaland anything we are contributing is being read by the world not everyone understands the language so it will be clear to everyone and pls I want to ask is gravel another name for granite cos I know they are 2 differnt stone material and gravel can never be recommended for the constrution of a storey building so I will advice that we alway make it clear and let others learn and follow the right specification. This quote I gave is an ongoing project of 3bdrm flat and I had to reduce some material and for the roof it depend on the type of sheet you want to use if its aluminium total cost will be 850,000 including the wood work and if its steptile it will be 1.1m and for stonecoated it will be 2.3m including the wood work parapet 550k See pix

Give the details of your location,your standard room sizes,condition of the soil,type of design you wanna do,roof shape and most important your DPC level, before you try doing anything.thanks |
